PHOENIX, ARIZONA (June 27, 2024) – NAI Horizon represented the buyer in the acquisition of parcels of land totaling 40,973 SF in Tempe, Arizona, that will be rezoned for a multifamily project.
NAI Horizon’s Jay Mininberg, J.D., represented the Buyer, FJT1 Rental, LLC, of Mesa, Arizona, in the $1.275 million (approximately $31/SF) acquisition of 2422 E. Apache Blvd., 2424 E. Apache Blvd., and 1114 S. Lebanon Lane in Tempe. The parcels total .94 acres.
The transaction involved a retail property with a residential component. Upon securing the parcel, the plan is a rezone to mixed use MU-4.
“In conjunction with counsel, an architectural firm, a general contractor, and meetings with the City of Tempe, we recently closed on the parcels with plans to build approximately 62 units,” Mininberg said.

PHOENIX, ARIZONA (June 25, 2024) – NAI Horizon facilitated the second long-term retail lease at a historic building in Downtown Phoenix, this time securing space for a local organization that provides the opportunity for small businesses to showcase their products and services to the public and develop ideas on a larger, and more consistent stage.
NAI Horizon Executive Vice President Jeffrey Garza Walker, MRED, MBA, represented the landlord, CPLC (Chicanos Por La Causa) Pickle House, LLC, in the $3.01 million, long-term lease at the CPLC Pickle House Makerspace Business Incubator at 1401 E. Van Buren St., in Phoenix.
Garza Walker also represented the tenant, Archwood Community Resource Empowerment Strategy (ACRES), which will take 13,107 SF, the entire North Building.
The business incubator provides a platform for entrepreneurs from disadvantaged backgrounds to succeed. Built in the 1920s as a family-owned pickle factory, the Arnold Pickle House sat vacant for years until CPLC purchased it in 2018. CPLC renovated the building with grant funds from the state to foster more opportunities for small businesses.

PHOENIX, ARIZONA (June 13, 2024) – NAI Horizon facilitated the $7.3 million sale of Chandler Medical Center, a 22,591 SF multi-tenant medical office building located at 655 S. Dobson Road in Chandler, Arizona. The sale price fetched $323.14 per SF.

“This was a full circle brokerage moment for our NAI Horizon Healthcare Advisory Group. We sold the property to Tolis Advisors in January 2020, representing a CMBS Special Servicer. TEMPE, ARIZ. (June 11, 2024) – Industry expert Isaac Maraspini has been hired as Project Manager in the Arizona office of construction management firm CG Schmidt.
A native of California, Maraspini possesses a wealth of knowledge in construction, healthcare construction, restoration construction, project management, and project estimating. Maraspini also has experience as a biomedical equipment engineer.
As Project Manager Maraspini will plan, organize, and control all resources (people and materials) for the successful execution of a project. He will lead project teams in the construction of projects ensuring project quality, schedule, cost control, safety, and customer satisfaction objectives are met.
Maraspini joins CG Schmidt from ATI Restoration, where he served as Construction Manager. He previously worked as Project Manager for HonorHealth and Banner Health. Maraspini is a 14-year veteran of the U.S. Air Force, having served as a biomedical equipment engineer and beginning his career in a support role for medical construction.

NAI Horizon Executive Vice President Jeffrey Garza Walker, MRED, MBA, represented Superstition Frame and Drywall in acquiring 14,000 SF warehouse at 425 S. Main St., in Coolidge.

Rapidly expanding industrial corridor slated to receive new power switching yard and substation to address growing power needs in Casa Grande’s West Industrial area.
Casa Grande, Ariz. (June 10, 2024) – A recently purchased 80-acre parcel in Casa Grande will become a new power switching yard and substation, which will extend capacity and services to the Casa Grande West Industrial area.
Casa Grande’s industrial sector has seen a significant increase in industrial users and developers in recent years as the manufacturing industry and related suppliers relocate or expand to the area. This influx, which includes Lucid Motors, Kohler and an array of semiconductor supply chain and electric vehicle manufacturer suppliers, is creating additional demand for power. This new site will address the area’s growing power needs.

Two prominent law firms with Southwestern roots combine, expanding the firm’s presence to three offices in the region.
PHOENIX (June 7, 2024) — Two prominent law firms based in the Southwest have joined to become Jennings Haug Keleher McLeod Waterfall LLP (JKW). Phoenix-based Jennings Haug Keleher McLeod (JHKM) has combined with Tucson-based Waterfall, Economidis, Caldwell, Hanshaw & Villamana (Waterfall), a leading Southern Arizona law firm, expanding the multijurisdictional litigation and business law firm’s presence with offices now located in Albuquerque, New Mexico as well as Phoenix and Tucson, Arizona.
Uniting the two law firms of JHKM, a highly regarded litigation and business law firm with offices in Phoenix, Arizona and Albuquerque, New Mexico, with Waterfall creates a full-service law firm comprised of nearly 50 attorneys serving clients locally, in the region and those with national interests.
