     PHOENIX, ARIZ. (April 10, 2024) – NAI Horizon Executive Managing Director Isy Sonabend announced that commercial real estate industry professional and longtime executive Kelle Rice has been named the firm’s Director of Operations.

Rice will be responsible for driving the NAI Horizon strategic plan highlighted by operational and recruiting growth, building its property management division, and enhancing client and property-marketing services.

In addition, Rice will be the firm’s Designated Broker; she will be responsible for all oversight of brokerage activity in Arizona. NAI Horizon has offices in Phoenix and Tucson.

Rice is responsible for providing operational leadership in all key areas of the business, including finance, transaction management, marketing and human resources. Her work requires working closely with the Board of Directors and Executive Committee to develop, implement and direct the organization’s operational and fiscal function and performance.

She has been actively engaged in asset management, landlord lease representation, development, investment acquisitions/dispositions and financial analysis underwriting.

Former employers include the largest dedicated owner and operator of medical office buildings in the U.S., Healthcare Trust of America (HTA, before it merged with Healthcare Realty Trust); Healthpeak Properties Inc. (when it was known as HCP); Ventas Inc.; and Whitestone REIT, which acquires, owns, operates and develops open-air, retail centers located in some of the fastest growing markets in the country, including Phoenix, Austin, Dallas-Fort Worth, Houston and San Antonio.

     PHOENIX, ARIZ. (April 8, 2024) – NAI Horizon represented the buyer, a Latino-owned construction and asphalt company, in the $9.5 million acquisition of an industrial building that will help expand its business in the Northwest Valley.

NAI Horizon Executive Vice President Jeffrey Garza Walker, MRED, MBA, and Senior Associate Art Verdugo represented Glez C Properties, LLC,  in the purchase of a Class B industrial warehouse totaling 81,060 SF at 10857 N. 95th Ave., in Peoria, Arizona.

Built in 2005, the warehouse and manufacturing building will allow Gonzalez Asphalt to expand its business. The Phoenix-based company offers paving, grading, milling, line striping, parking lot maintenance, slurry seal, and site development, to name a few of its services. The asset enjoys a prime location with strong curb appeal and exceptional freeway access.

“Once again NAI Horizon is proud to be a partner with a business that serves the community and reflects the rich diverse culture in the Valley,” Garza Walker said. “This is a special building for the Gonzalez family. A clear vision of design excellence: Cawley Architects collaborates on new building for window, door firm in El Mirage, Arizona

     PHOENIX, ARIZ.  (March 25, 2024) – Cawley Architects is the design firm behind a state-of-the-art building that represents an exciting new chapter for the owner, a leading vinyl window and door systems manufacturer and installer in the South and the Southwest.

The 303,419 SF facility at 12501 W. Olive Ave., in El Mirage, Arizona, serves as the headquarters, manufacturing facility, and field installation operations center for Avanti Windows & Doors.

Avanti collaborated with construction management firm T. L. Steimel & Associates to strategize the facility, turning to Cawley Architects and Layton Construction as the design-build team to complete the construction. The team consistently improved the design, responded to challenges, found essential cost savings, and expedited the permitting and construction process of the $37.08 million project completed in November 2023.

The project features new and innovative spaces that create collaborative opportunities and boost the staff with a new esprit de corps. These spaces include dedicated HR, customer service, strategic planning hubs, and a cafeteria with amenities that open onto a training room and a covered patio.

“We are excited about the growth opportunities that this manufacturing capacity provides, perhaps even more exciting is what this site means for our people,” said Avanti Windows & Doors President Dustin Petty. “The El Mirage location will serve as a flagship model for the career development of our manufacturing, installation, and support team members in a way unlike any other in our industry. It was a true collaborative effort by the entire design and build team. We’re also proud that this great asset earned a prestigious RED Award for Office Project of the Year.”

The 33-acre site accommodates a single-story, fully air-conditioned, 24-foot clear, tilt concrete building, and parking for 610 spaces for manufacturing in several shifts and truck maneuvering. Because Avanti performs all its installations, the site includes a sizeable 4.5-acre yard for installation crews, vehicle staging, and storage.

The yard incorporates 56 service vehicles, trailers, and a gas and diesel fuel station. The building includes 33,000 SF of office and administration spaces, 166,000 SF of manufacturing space, and 104,000 SF of distribution and storage space. There is also enough site area for an additional 200,000 SF building in the future.

Many factors contributed to making the project financially successful. Avanti is a privately-held Pella Windows subsidiary, one of the nation’s three largest manufacturers of windows and doors. Pella and Avanti devised a budget crafted to meet corporate financial goals while investing in growth, innovative manufacturing, workforce advancement, and national market share.

The first decision was to build rather than lease.

“The capitalization of the owned facility provides financial stability compared to the ever-increasing lease costs associated with the five previous Avanti locations,” Petty said.

The second financial advantage was selecting a construction manager who could recommend the deeply experienced design-build team of Cawley Architects and Layton Construction and begin pricing all aspects of the project upon the development of the preliminary site plan.

Another financial advantage was the unusual circumstance of being able to “carve out” the site area needed out of the larger 950-acre park. That gave the design-build team and the client the flexibility to “sculpt” the site to meet their needs through several design iterations and arrange it at a site tailored precisely to their land budget.

The Arizona Commerce Authority committed a grant to the site that reimbursed Avanti for its projected employment growth of 200 employees with a substantial tax credit.

Emphasizing a community-centric vision, Avanti selected this location to minimize commute times for Valley-wide employees and offer significant career development opportunities for their manufacturing, installation, and support teams. Beyond job numbers, the facility is a flagship industry workforce development model. Avanti’s expansion demonstrates its commitment to both employee growth and community support.

Close collaboration between design-build team members minimized construction-related issues during construction. At closeout, diligent coordination between Avanti and the team ensured the continuation of the manufacturing activities without lost time. Avanti was able to pre-stage some equipment, move production operations from the previous facilities, and initiate production at the new facility the following week.

Protection of Del Rio Springs Ranch at the headwaters of Verde River will bring outdoor recreation, economic, and ecological benefits to the entire region.

CHINO VALLEY, Ariz. – Trust for Public Land, in partnership with Arizona State Parks and Trails (ASPT), Yavapai County, Nature Conservancy, and Town of Chino Valley, is excited to announce the protection of 734 acres that is now owned by ASPT.  A new state park will not only connect folks to the outdoors but will protect Sullivan Lake at the start of the Verde River, enable the extension of the Peavine National Recreation Trail from Prescott to the river, and preserve history of great importance to Arizona.

Arizona State Parks and Trails plans to develop its newest park on the newly acquired land. Following a comprehensive planning process, ASPT will be able to offer additional outdoor recreation opportunities in north-central Arizona.

The property contains the same abandoned rail bed that will enable the extension of the Peavine National Recreation Trail, one of the few “rail to trail projects” in the state, from its start at Watson Lake and Granite Dells in nearby Prescott to the start of the Verde River, a distance of 25 miles.  It will result in a trail available for a variety of non-motorized recreational uses including mountain biking, horse riding and hiking.

“Having the opportunity to protect such an important outdoor space like Del Rio Springs doesn’t come around every day and TPL is proud to have worked to support the creation and enhancement of diverse outdoor recreation, while sustaining the integrity of natural aquifers, maintaining community heritage and rural character, and promoting compatible economic opportunities in the Greater Chino Valley area,” said Michael Patrick, Senior Project Manager for Trust for Public Land.  

Through a community-based master planning process coordinated by a landscape architect hired by Trust for Public Land, over 30 organizations from public agencies to colleges to nonprofit organizations, and the public at large described the importance of conserving this special place.

Protection of this property will result in nearly all of the first 25 miles of the Verde River being in public ownership (from the property’s Sullivan Lake to Arizona Game and Fish Department’s Upper Verde Wildlife Management Area and land owned by Arizona State Land Department to the Prescott National Forest). This upper stretch of the Verde River is actively being proposed for Wild and Scenic River status, a Congressional designation that would maintain the river’s ecosystems and protect clean water supplies for future generations.

The land also includes a significant part of its namesake, Del Rio Springs. These springs were historically so prolific that they provided the only source of water for many northern Arizona communities including Ash Fork, Seligman, Williams, and the southern rim of the Grand Canyon. Railroad maps show the location of the “Puro” railroad stop on the property in which rail cars were loaded with water from the springs to serve those distant communities. In the early 1900’s, the City of Prescott installed one of the first steam-powered water pumps in the Southwest to provide drinking water by a 20-mile wooden pipeline from these springs to Prescott. Del Rio Springs now lies on the new property owned by Arizona State Parks in addition to several parcels owned by Town of Prescott Valley and City of Prescott, who are collaborating on the project.

“We are excited to bring a state park to the Prescott and Chino Valley area,” said Bob Broscheid, executive director of Arizona State Parks and Trails. “We will begin our long-term planning for this project with extensive public input and stakeholder collaboration, ensuring that this new park meets the needs of our residents, visitors, and partners.”

A substantial portion of the funds to acquire the land, $6 million, was provided by the Arizona Legislature through a capital appropriation in the current year’s state budget to ‘create a new state park at the headwaters of the Verde River’. This funding initiative was led by Arizona Senator Sine Kerr and Representative Selina Bliss, and also supported by local state legislators Senator Ken Bennett and Representative Quang Nguyen.

In addition to providing outdoor recreation and protecting the Verde River and springs, the property offers opportunities to protect and interpret early history of statewide importance. Following the establishment of the Arizona territory in 1863, the first capital of the territory was located on the property for a short while, as part of the original Fort Whipple, before being moved to Prescott.

Following purchase of the land by a subsidiary of the Atchinson, Topeka and Santa Fe Railroad in 1913, the Fred Harvey Company partnered with the railroad to establish a farm to raise poultry & beef and produce ice, eggs and other foods here to supply their premier chain of hotels along the rail line connecting Chicago to Los Angeles. Trust for Public Land plans to acquire additional adjacent land with more historic buildings for preservation and interpretation later this year.

Yavapai County contributed $1.5 million towards the purchase of the land with funds available to it through the federal American Rescue Plan Act of 2021.  County Supervisor Craig Brown has been a champion of this project for the economic benefits and jobs that a new state park can bring to the surrounding rural communities of Chino Valley and Paulden.

“This seals the deal with the Town of Chino Valley and the State Park system to bring recreational opportunities and economic development to the area,” said Craig Brown, Chairman of the County Board of Supervisors.  “Yavapai County has been happy to participate with technical assistance and project funding for this important historic preservation project.”  The Town of Chino Valley also has been a strong supporter of the project, particularly due to increased tourism that it anticipates from tourism, benefits in attracting new businesses to the area and providing more outdoor recreation for its residents.

Given the importance of protecting the Verde River, The Nature Conservancy provided a major grant that was critical to the success of this project.  Nina Mason Pulliam Charitable Trust, a substantial philanthropic funder for protection and restoration work on the Verde, also provided a grant to Trust for Public Land that was instrumental in project costs.

“This project is a win for conservation, recreation and historical preservation at one of our state’s incomparable places near the Verde River’s headwaters. It is especially remarkable to see the collaboration between the partners involved. The Nature Conservancy is proud to support Trust for Public Land and all of the partners and be a part of the designation of this new state park,” said Dan Stellar, Arizona state director, The Nature Conservancy.

The sellers of the property, Bob O’Rear and Jim Brown of Del Rio Springs Loan Partners LLC, also made a major contribution to the project by selling the land at a significant discount from its appraised value. They were represented by Land Advisors Organization, one is the nation’s largest land brokerage firms.  The firm’s Conservation Division provides expertise in developing multi-generational land strategies and assisting clients in leaving a conservation legacy.

SCOTTSDALE, ARIZONA (March 19, 2024) – Harvard Investments continues to strategically grow its team with high-quality and talented people with the hiring of three new professionals. Two promotions were also announced.

Roger Theis joins Harvard Communities as a Vice President of Development. Theis previously served as Vice President of Land for the Arizona division of Brookfield Residential. Theis will work alongside two project leaders who were recently promoted.

Harvard Investments promoted Amy Weidman to Vice President of Development for Harvard Communities. She previously served as Director of Entitlements. Jeff Zimmerman was promoted to Vice President of Development for Estrella Development Company, where he previously held the title of Director of Entitlements and Development.

Chief Financial Officer Kathleen Nidiffer announced the hiring of Marissa Worley as the new Director of Accounting and Steve Brunner as Financial Analyst.

A native of Minnesota, Theis received a Bachelor of Science degree in civil engineering from North Dakota State University. He spent the first part of his career working in project management and leadership roles for civil engineering firms. Theis was with Brookfield for 6 years working on various large-scale master plans.

Worley has an extensive background in finance, previously serving as CFO for Hanson Capital Group. She possesses experience in the residential field with stints at P.B. Bell and KB Home.  Worley earned a Bachelor of Science degree in accounting from New Mexico State University (NMSU). She also earned an MA in accounting from NMSU.

Brunner joins Harvard Investments from RBC Capital Markets where he specialized in sell-side equity research (REITs). A native of Brick, New Jersey, Brunner earned a Bachelor of Science degree in finance from Arizona State University and his MBA from Indiana University. Brunner served in the U.S. Navy.
