Approved master plan for the resort’s development with new residential properties paves the way for a rare opportunity to create a luxury lifestyle resort community on the island known as the “Gem of the San Juans.”
Redmond, Washington (March 1, 2023) – The owner of the historic Pacific Northwest resort property, the Rosario Resort, is seeking new ownership to implement the vision of the property’s approved master plan. The plan, which was approved by the community, paves the way for the development of a high-end luxury resort living community on Orcas Island in the San Juan Archipelago, approximately 70 miles from Seattle.
The iconic Rosario Resort & Spa, listed on the National Register of Historic Places, was built between 1906-1909 by Seattle Shipbuilder and Mayor Robert Moran. The property’s incredible and breathtaking location in the San Juans captivates guests with vistas of shimmering blue water of Cascade Bay and East Sound complemented by the snow-capped Olympic Mountains. A favorite of locals, Rosario Resort amenities include spa, dining, concierge services, a museum of the property and access to the island’s magnificent natural beauty.

The resort is located on Orcas Island, the largest island in the San Juan Archipelago in northwestern Washington. The San Juan Archipelago consists of 172 islands located above the northernmost reach of the Puget Sound, between Canada’s Vancouver Island and the Washington mainland. The Washington State Ferry serves four islands year-round, including Orcas Island.
Rosario Resort is being represented by Land Advisors Organization’s Washington office Co-Founding Principals Scott Cameron and Wes Falkenborg.
The property currently features 69 condo-style guest rooms and the 25,000-square-foot Moran Mansion. The resort also includes a restaurant and bar where Oprah Winfrey once popped in for a bite. Orcas Island is a favorite destination for vacationers attracted by its scenic beauty and mild weather. With its mountainous scenery, dramatic bays, and accessible lakes, streams, and waterfalls, Orcas is referred to as “the Gem of the San Juans.”
The Rosario master plan paves the way for the new owner and steward of the historic property to create a luxury lifestyle community on the Orcas and is broken into two phases.
Phase I is the resort core including the Moran Mansion renovation and expansion for dining, spa, and guest rooms. It also includes a new marina village restaurant, pool, marina showers, and event/meeting space; 55 new resort lodging units; 40 new privately owned residences; two new single-family residences; marina improvements (completed); and new employee housing (Hilltop area).
Phase II is the expansion of Hillside (16 new private residences), Upper Basin (21 new private residences), and Harborside (12 new private residences).
The plan’s concept is to create a nucleus of activity easily accessible to all guests and will facilitate efficient services, protect important view corridors, preserve valuable open space, and protect historic resources. It was laid out to create a compact village of cottages and flats along with guest suites near the mansion and additional guest suites and cottages on the surrounding hillside. The new owner will determine the optimal size of the resort.
The trend of a luxury resort lifestyle is alluring. The resort’s plan is designed to be appealing to buyers looking for a second home, but with the benefits of the resort. Although the Seattle single-family home market declined in 2022, luxury residential buyers spent millions on homes with amenities that the master plan at Rosario will offer. The sale of luxury real estate in King County was robust in 2022. Rosario is a 45- to 60-minute flight from Seattle via seaplane to the Orcas Island Airport and a 2.5-hour trip via WA State Ferries. It is also accessible by private boat.
“The overall strategy for the master plan design will be to provide and array of luxury homes and hospitality suites while maintaining the majesty of this iconic resort property,” Cameron said.
The magnitude of long-term growth for the resort was determined by several factors, including operational efficiencies, historical and natural integrity, the scenic capacity of the site, the volume of available treated water, anticipated market demand, and ratio of projected revenues to redevelopment costs.
The site analysis process included an Environmentally Sensitive Areas review and an opportunities and constraints assessment of available development areas within the resort area. Important natural features such as character-defining trees and rock outcrops were identified and geo-located using GPS technology. Connectivity will be a common theme as well with pathways and recreational and commuter trails.
“Rosario Resort is situated to capture the imaginations of seafarers and land lovers seeking their next adventure and to experience the tranquility of island living,” Cameron said. “It will be intimate luxury destination with a limited number of opportunities to own a private residence.”

The 13-member Class of 2022 was recognized with a graduation ceremony and dinner attended by members of the masonry industry along with family, friends, and individuals from the graduates’ sponsoring companies. AMC’s Central program is held at the East Valley Institute of Technology in Mesa and the Southern Program at Pima Community College in Tucson. Apprentices must complete 144 hours of classroom and hands-on training with a minimum of 1,500 on-the-job learning hours each year to complete the program and pass all module exams and lab projects.
Apprentices learn the proper techniques for laying brick, block and stone along with other important skills such as estimating, blueprint reading, quality control, and leadership skills.
The program team comprised Program Director Cassie Mejia, Workforce Development Training Coordinator Ryan Gray, and apprenticeship instructors Jacob Brooks, Tanner Brooks, Vince Fallecker, Mike Gray, Ryan Gray, Martin Martinez, Rob Miller, John Sugameli, and Josh Townson. Martinez was honored as Instructor of the Year.
Fastest Trowel on the Block
Arizona Masonry Council members swept the Top 3 spots at the Fastest Trowel on the Block competition held at the Las Vegas Convention Center during World of Concrete/World of Masonry. The winners:
1st: Gerardo Patlan; 2nd: Roberto Cimental; 3rd: Noe Martinez.
AMC also had a local Fastest Trowel on the Block event for its high school students. The Top 3 winners were 1, Caleb Peterson, Tucson Canyon Del Oro High School; 2, Jordan Michael, West MEC Verrado; and 3, Octavio Tello, West MEC Verrado.

PHOENIX, ARIZONA (Feb. 22, 2023) – NAI Horizon’s Church Realty Solutions practice represented the buyer in acquiring a well-known Phoenix Baptist church that opened in the 1970s.
NAI Horizon Senior Vice President Thomas Smith represented Phoenix Chin Bethel Church in the $1 million acquisition of church property at 3314 W. Rose Lane in Phoenix. Most recently, it was the Korean New Life Presbyterian Church.
“The acquisition of the church facilities will enable Phoenix Chin Bethel Church to have space to accommodate significant expansion of its church as well as now having a location in and around their Chin community,” Thomas said. “This transaction was an excellent example of having a team committed to helping a client purchase their ideal property.
“It began with great customer service by MidFirst Bank (Gregory Simpson), solid work by the three different engineering consultants, tireless efforts from our escrow and title team from Old Republic, and a cooperative seller’s broker. All collaborated to overcome obstacles and bring the deal to a successful closing,” Smith said.
The church property features a kitchen, security lighting, a security gate, dual street frontage, landscaping, and a building sign. The parking lot, which is fenced and paved, totals 75 spaces.
It sits on a 1.54-acre corner lot near the cross streets of 35th Avenue and Bethany Home Road. The property, built in 1973, totals 11,503 SF. It is less than one mile from the growing Grand Canyon University campus.
The sanctuary has seating for about 280 parishioners. The large fellowship hall and the attached kitchen allow for large functions. The education building (north building) provides ample classroom space for adult or child education.

PHOENIX, ARIZ. (Feb. 16, 2023) – Keith Earnest, a 35-year veteran of the commercial real estate industry and Executive Vice President for VanTrust Real Estate, LLC (VanTrust), has been named the recipient of NAIOP Arizona’s 2022 Award of Excellence.
The award will be presented to Earnest at the Best of NAIOP awards ceremony on April 27 at the Arizona Biltmore.
The NAIOP Arizona Award of Excellence recognizes an individual who has made a significant and positive impact on the commercial real estate industry in Arizona over a period of at least 15 years, along with direct volunteer contributions to the chapter.
As Executive Vice President of VanTrust, Earnest has overseen the completion of 2.3 million square feet of development in Arizona, including office, industrial and multifamily projects. Since entering the Arizona market in 2014, VanTrust has been investing in communities across the state with a commitment to creating lasting value through thoughtful development projects.
Under Earnest’s direction, VanTrust received the NAIOP Arizona 2021 Industrial Owner/Developer of the Year Award, having developed 1.8 million square feet of industrial space in Glendale, Peoria, Phoenix, Tucson, and Marana in 2021.

Earnest is well-known in the commercial real estate industry, having led VanTrust’s Southwest regional office for the past eight years, where he is responsible for Southern Nevada, Arizona, California, and Colorado. Earnest led the completion of 5.7 million square feet of product in Southern Nevada, including Northgate Distribution Center, which won the 2022 NAIOP Southern Nevada Spotlight Award for Industrial Park of the Year and was featured in the national publication, Development magazine.
Earnest led the VanTrust team that worked to land major national tenants Reckitt Benckiser, Fanatics, The Honest Company and Amazon to Northgate. VanTrust also developed the Tropical Distribution Center, which has attracted major tenants in Amazon, Sephora and Novva Data Centers.
VanTrust’s latest Nevada project, Vantage North, is a 4.6 million square foot, six-building development along the southern boundary of the Apex Industrial Park in North Las Vegas.
Earnest’s unparalleled leadership in the commercial real estate industry demonstrates his passion and commitment to the industry. Early in his career, in 1998, Earnest joined NAIOP
and in 2002 he was elected Chairman of NAIOP Arizona. He was asked to rejoin the board in 2015 and served until January 2021. He is currently a member of NAIOP’s National Board of Directors.

NAIOP has given me the opportunity to form professional relationships that often turn into life-long friendships. Earnest has been involved with several local charitable organizations, including the Phoenix Thunderbirds Charity Board, All Saints’ Episcopal Day School Board, Arcadia Little League Past President, and Southwest Human Development.

The Central Arizona Chapter of CCIM, commercial real estate’s global standard for professional achievement, hits it out of the park this spring with numerous events. They include:
Commercial real estate receivership Ward Center class
Court-appointed real estate receiverships provide commercial real estate professionals with a unique opportunity to gain a solid understanding of the nuts and bolts, which is essential to success. With more than 20 years of experience administering more than 700 receiverships in state and federal court, Stephen Donell, CCIM, president of FedReceiver, Inc., shares his in-the-trenches experience navigating the complexities of this type of transaction and how brokers can best position themselves to work with receivers.
The event is on February 23 from 9 a.m. to 12:30 p.m. at the CoStar office, 2325 E. Camelback Road, Suite 110, Phoenix. Registration fee is $110 for CCIM members, $130 for Realtors, and $150 for non-members.
In real estate receiverships, participants will learn the language of receiverships, the life cycle of a receiver sale, and how to gain valuable insights regarding what receivers are looking for when retaining brokers.
Additionally, participants will learn how CoStar’s tools can help them search for distressed property opportunities in a matter of minutes.
Chapter Meeting Lunch & Learn
Kathryn Peacock with Partner Engineering and Science will cover the basics of environmental due diligence and building science and what CRE professionals need to know to successfully navigate their real estate deals.

Partners has a strong presence in Phoenix and is familiar with the many environmental conditions that distinguish Arizona from other parts of the country, from drywells to fluctuating groundwater, and integrate regional knowledge into their reports.
The event is March 1 with the program and lunch from 11 a.m. to noon at The Henry, 4455 E. Camelback Road, Phoenix. Check-in is 10:30 a.m. to 10:50 a.m. Registration fee is $40 for members, $55 for non-members.
CI 102: Deploying “big data”
One of CCIM’s most innovative core courses, CI 102 shows participants how to deploy “big data” and the most advanced digital tools to assess critical issues like market demand, location facility, and supply-chain strategy.
CI 102 students have learned BAO mapping and data analytics to help their clients select store locations; others used Tapestry Segmentation to determine the demand for apartment properties. In CI 102 participants will work with four case studies covering each of the major property types: office, industrial, multifamily, and retail.
There is no prerequisite to taking CI 102. The event is March 13-16 at SkySong Building 1, Conference Room 249, 1475 N. Scottsdale Road, Scottsdale.
CCIM/RMA Cubs spring training event
