Pivotal economic development topics, Arizona’s ‘space economy’ on tap as AAED announces schedule for 2023 spring conference in Tucson

PHOENIX, ARIZ. (March 30, 2023) — Infrastructure, site selection and clean energy, building an entrepreneurial ecosystem, and practical housing solutions are just a few of the topics that will be covered as the Arizona Association for Economic Development (AAED) announced the schedule for its annual spring gathering.

The AAED Spring Conference, “Sun, Sand & Success,” is scheduled for April 26-28 at Loews Ventana Canyon Resort & Spa in Tucson.

The three-day conference kicks off on April 26 with the annual golf tournament in the afternoon at the Ventana Canyon Club & Lodge and an opening reception.

Kiah Erlich, Head of Astronaut Sales and Corporate Partnerships for Blue Origin, opens the first full day of the conference with a keynote address, “Sun, Sand, and Arizona’s Space Economy.” Erlich will explain how Blue Origin is affecting tourism in the space industry and how it can benefit Arizona’s economy.

Three years ago, she was offered a once-in-lifetime opportunity to pivot her career and join the space industry as the Director of NASA sales for orbital launch.

Morning panel discussions include implementing job quality and building the future, infrastructure, and economic development. Scheduled to give the keynote lunch address is Sandra Watson, President and CEO of the Arizona Commerce Authority.

Afternoon sessions include a look at emerging research tools and technologies as they relate to the future of economic development; practical housing solutions for economic developers; and building an entrepreneurial ecosystem.

Each year AAED honors significant contributions to the advancement of the organization and economic development within the state. The Economic Development Distinguished by Excellence (EDDE) Awards banquet will serve as the evening’s highlight. Established by AAED members to recognize the outstanding work of their peers, the event is sponsored by the Greater Phoenix Economic Council (GPEC).

Investment specialist Edward Milton joins NAI’s National Self-Storage Investment Group

PHOENIX, ARIZONA (March 22, 2023) – NAI Horizon Principal Denise Nunez announced that Edward Milton, an investment sales specialist since 2015, has joined the NAI National Self-Storage Investment Group in Seattle and will represent buyers, sellers, and developers of self-storage facilities throughout the Pacific Northwest.

Concurrently, Milton has joined NAI Puget Sound Properties in Seattle and is licensed with the firm.

Milton is a knowledgeable and trusted real estate investment advisor specializing in the acquisition, sales, and development of self-storage facilities. He has worked in various aspects of investment property sales. More recently he started to specialize in self-storage properties, including facilitating a self-storage property sale in Bend, Oregon, that totaled nearly 23,000 SF with 146 units for $4.2 million.

“Bringing Edward Milton on is a great expansion for the National Self-Storage Investment Group as the Pacific Northwest has increasingly become a very active region in the self-storage industry with private owner/investors, family-run self-storage operators, developers that specialize in the niche, and the public REITs that invest exclusively in self-storage,” Nunez said.

Nunez, a Principal with NAI Horizon, is based in Phoenix and is the Executive Managing Director of the National Self-Storage Investment Group. She has worked in the self-storage industry for more than two decades and has closed transactions in more than a dozen states.

She is actively building out a national self-storage practice under the NAI Global brand. New York-based NAI Global is one of the most recognized brands in commercial real estate and operates more than 300 offices worldwide with more than 5,100 professionals. Annually, the company generates more than $20 billion in transaction fees and commissions.

In the coming months, Nunez added, she will announce additional members to her nationally focused self-storage team, and in different regions of the U.S.

Prior to moving to Seattle in 1995, Milton graduated from St. Lawrence University in Canton, New York, in the top 2 percent of his class with a double major in environmental studies and psychology. While attending college, he played Division III football and track and field. He also served as the president of his pledge class for Sigma Alpha Epsilon. Away from work, Edward enjoys traveling, hiking, and spending time with his seven children and beautiful wife.

About National Self-Storage Investment Group

Prior to getting licensed to sell real estate, Denise Nunez was a media publisher in the self-storage industry. Once she shifted her career focus to real estate, specializing in self-storage investment advice and sales was complementary to her life and work experience, and it was only a few years before she became one of the top-producing brokers in the Southwest, regardless of property sector. Her grasp, understanding and knowledge of the financial aspects of self-storage development and investment sales are key to her success, and she is the most sought-after expert to help developers, owners, and investors with strategic insights, valuations, and market competition. In addition to sales and acquisitions, the National Self Storage Investment Group advises developers on new, ground-up projects, performs broker opinions of value, works with value-add opportunities, creative positioning, 1031 and 721 Exchanges, and marketing properties to stabilization.     PHOENIX, ARIZONA (March 21, 2023) – A national supplier of electrical supplies to electrical contractors increased its footprint in the Valley by leasing 138,000 SF at Reywest Industrial Park in Phoenix.

NAI Horizon Executive Managing Director Isy Sonabend and Associate Drew Eisen represented Elliott Electric Supply of Nacogdoches, Texas, in a long-term lease totaling $8 million at 121 S. 39th Ave.

Elliott Electric was a tenant at 121 S. 39th Ave., in Phoenix in 65,000 SF of industrial space. With the new lease, Elliott Electric expanded to 138,000 SF and extended its lease for 7 years.

“This lease represents Elliott Electric’s continued commitment to growing its brand in Arizona,” Sonabend said. “As well, it indicates the ongoing construction machine in Arizona. This is a unique family-owned business run by patriarch Bill Elliott, who just celebrated his 85th birthday, by being at work, on time, as always.”

NAI Horizon has also represented Elliott Electric in four “satellite” sites around the Valley the past five years. Each satellite is approximately 15,000 SF and is stocked with product from the distribution center of 138,000 SF.

Residential development site sells in Yavapai County; plans call for a build-to-rent community, bringing new housing inventory to Verde Valley

Residential development site sells in Yavapai County; plans call for a build-to-rent community, bringing new housing inventory to Verde Valley

Prescott office of Land Advisors Organization facilitates deal for 26.63 acres at SEC of Highway 260 and Homestead Parkway in Camp Verde.

Prescott, Ariz. (March 10, 2023) – Camp Verde Land Holdings III, LLC, a developer of rental and affordable housing, purchased 26.63 acres in Yavapai County’s Opportunity Zone, with plans for a build-for-rent community and a commercial component.

Capri Barney with the Prescott, Arizona, office of Land Advisors Organization represented the seller, Verde Valley Holding Company LLC in the disposition of the property at the SEC of Highway 260 and Homestead Parkway, located in Camp Verde, Arizona. Verde Valley Holding Company has two additional land parcels in its portfolio that remain for sale in the Opportunity Zone.

“The Verde Valley in general has a lack of housing inventory, and particularly a lack of affordable housing,” Barney said. “Unlike many municipalities that resist the rezoning of properties to allow for higher density and affordability, the Town of Camp Verde has been willing to allow the development of higher density projects to help fill the housing needs of the members of their community.”

The flexible C-2 zoning of the property purchased by Camp Verde Land Holdings III, LLC allows for a broad range of business and residential uses, including multi-family, manufactured, modular and/or site built. The remaining properties with RR-2A (rural residential) and C-3 (commercial use) zoning provide high visibility along Highway 260 and are in an area of strong growth.

The land is in an Opportunity Zone, an economic development tool created for the purpose of spurring economic growth and job creation in distressed areas and low-income communities in the U.S. by providing tax benefits to investors.

The buyer was co-represented by Bryce Perez of Re/Max Fine Properties and Celtic Property Management.

Rail-served warehouse, land in Casa Grande sell for $1.35M, Land Advisors Organization represents buyer, seller in facilitating deal

Rail-served warehouse, land in Casa Grande sell for $1.35M, Land Advisors Organization represents buyer, seller in facilitating deal

Scottsdale, Ariz. (March 9, 2023) – A building that manufactures residential pool chemicals and 2.38 acres of adjacent land in Casa Grande served by existing rail recently closed for $1.35 million. Land Advisors Organization represented both the buyer and the seller in the transaction.

Pinal County Specialist Kirk McCarville, CCIM, facilitated the deal for the assets at 139 S. Industry Way. The buyer was G&D Land Development LLC. The seller was Indian Oaks Investments LLC (Ruth A. Kramer principal).

“Rail-served industrial land is hard to come by these days, but fortunately not in Casa Grande,” McCarville said. “The advantages of being on the Union Pacific Sunset Line have given Casa Grande a huge edge in capturing large and small rail users and is contributing to the area’s economic growth. Existing rail served the building, which has been under option for two years, and will serve the burgeoning Casa Grande housing market.”

The deal fetched $567,226 per acre.

Over the past two years, Casa Grande has generated significant media attention at the national and international levels with development announcements by manufacturers, including Lucid Motors, Kohler, Chang Chun Chemical and Air Products. There is tremendous interest from manufacturers, semiconductor supply chain and electric vehicle manufacturer suppliers and others with rail distribution needs to have facilities in the area. Casa Grande’s population has doubled since 2000, making it the largest city and tax base in Pinal County.

AAED honors trio of state legislators as 2022 Economic Development Champions for their commitment to help grow the state’s economy

AAED honors trio of state legislators as 2022 Economic Development Champions for their commitment to help grow the state’s economy

PHOENIX, ARIZ. (March 7, 2023) – The Arizona Association for Economic Development (AAED) honored three legislators at the Wesley Bolin Plaza at the Arizona State Capitol on Monday for their commitment and support in growing Arizona’s economy at the annual Lunch on the Lawn that recognizes the organization’s Economic Development Champions.

Since 2014, AAED has honored and recognized elected officials who have sponsored and supported bills and causes that are important to the growth of the Arizona economy.

This year’s honorees were Sen. Frank Carroll (R-Peoria), Sen. Lela Alston (D-Phoenix), and Sen. Rick Gray (R-Peoria).

“These honorees have been champions for transportation, education, the tourism industry, and numerous other economic drivers important to the people of Arizona,” said AAED President, Wendy Bridges, Economic Development Director with the City of Goodyear. “Economic development is a team sport, and economic developers across the state could not drive Arizona’s economy forward without the help of our legislators. We are also grateful for generous support for this event from SRP and APS.”

Carroll sponsored several bills that extended the Maricopa County Regional Transportation Tax throughout the past two years. His legislation would ensure a balanced approach to transportation through investments in roads and transit.

Alston is considered one of Arizona’s most respected public education advocates. She has been a member of the Phoenix Union High School District Governing Board since 2008. She was instrumental in planning the Arizona State University West Campus and spearheaded the efforts to establish Metro Tech High School’s licensed primary care facility in partnership with Banner Health.

Gray was elected to the House in 2011 and completed his service to the people of Arizona last year in the Senate, representing the constituents of LD -21 as Majority Leader. Throughout his tenure in the legislature, he sponsored legislation that helped preserve Luke Air Force Base, helped the tourism industry, bolstered education, and made transportation investments in Arizona.

The three awardees were nominated and voted on by the AAED Government Affairs Committee and confirmed by the AAED Board of Directors.
