PHOENIX, ARIZONA (Nov. 17, 2021) – The Outstanding Building of the Year (TOBY) Award is one of the most prestigious and comprehensive programs of its kind in the commercial real estate industry, recognizing quality in buildings and rewarding excellence in building management.
BOMA Greater Phoenix, the industry group that advances the commercial real estate industry through advocacy, influence, and knowledge, held its 2021 TOBY Award presentation recently at the Scottsdale Resort at McCormick Ranch, honoring five buildings; judged on community involvement and site management to environmental and “green” policies and procedures.
This year’s winners (by category, building name, management company, property manager):
- 100,000 to 249,999 SF: Three Gateway, Bridge Commercial Real Estate, Janalee Jackson;
- Earth: GSA Professional Office Building, Ryan Companies US, Amanda Forsmo, LEED AP O+M;
- Industrial: Lighting Unlimited, A Brighter Idea, Cory Schneider (building owner);
- Medical Office Building: Joseph’s Westgate Medical Center, Davis Southwest, Kathryn Rhinehart, CPM, RPA, LEED, GA;
- Renovated Building: 201 E. Washington, Transwestern, Monica Greenman, CPM, MBA, RPA.
“It was such an honor to be a part of this year’s TOBY awards as we truly had an amazing group of property managers enter the competition,” said Stephanie Jones, Business Development Manager at Allied Universal Security Services and 2021 TOBY event chair. “Each of their properties were unique, which really allowed the managers to showcase their abilities and skills as it relates to running a smooth commercial real estate operation. We had a great representation of quality commercial buildings and excellence in building management. That is what the TOBY Awards are all about.”
TOBY Award competition consists of three levels. The competition begins at the BOMA local association level, winning entries advance from there to the regional level and regional winners advance to the international level. The international TOBY Awards are presented at the BOMA International Conference & Expo each year.
BOMA Greater Phoenix members include building owners, property managers, asset managers, corporate facility managers, government office building managers, industrial building managers, medical office building professionals, other commercial real estate professionals, and commercial real estate product or services providers.
The format has changed in recent years to include retail and medical office buildings, not just office buildings, said Susan Engstrom, BOMA Greater Phoenix Board Governor and Senior TOBY judge. She is Owner/Manager of SEE-CRE LLC. The award’s name was changed from The Office Building of the Year Award to The Outstanding Building of the Year Awards.
“Changing to The Outstanding Building of the Year opened up the competition to encompass all our buildings,” said Engstrom, who is also serving as BOMA International Awards Chair. “It’s always better to honor more buildings. More property managers feel more included. We feel the name change has made the award more inclusive.
“Doing so also helps people in our industry focus on what the TOBY represents. It’s best practices, best managers, best owners. It’s making a building more Earth-friendly. Trying to decrease the carbon footprint, more conservation, and more enhancement of our communities,” Engstrom said.

TOBY 100,000 to 249,999 SF winner, Three Gateway

TOBY Earth winner, GSA Professional Office Building

TOBY Medical Office Building winner, St. Joseph’s Westgate Medical Center

TOBY Renovated Building winner, 201 E. Washington

PHOENIX, ARIZONA (Nov. 10, 2021) – CBRE announced that Bay Logistics, a distribution and logistics company, leased 76,189 SF at Central Logistics Cold Storage Center in Phoenix amid growing demand for high-quality commercial freezer space. Michael Waxman, Aaron Norwood and Foster Bundy with LevRose Commercial Real Estate represented Bay Logistics.
CBRE’s Cooper Fratt and John Werstler represented the landlord, ViaWest Group.
“This state-of-the-art freezer facility received a lot of interest,” Fratt said. “This project was a true collaboration between ViaWest, the architect and CBRE in order to turn this empty, outdated cold storage building into a modern facility that serves the increasing demands of today.”
The property, located at 291 E. Buckeye Road, was renovated to feature a separate and divisible north and south building. Each section boasts an Alta Refrigeration System, which allows for multiple temperature ranges, and remote monitoring and alarm. The property, which has immediate access to downtown Phoenix, doesn’t have any remaining cold storage space available.
“From the beginning design stages, ViaWest left no stone unturned in converting a non-operable cold storage building into a modern facility that filled a large void in a market with a huge lack of cold storage options for today’s tenant base,” Werstler said.
The growth of online grocery sales has pushed demand for cold-storage warehouses, according to CBRE research.
“Food innovation is a rapidly-growing sector in Phoenix,” said Christine Mackay, Phoenix Community and Economic Development Director. “Consumer demand requires innovative and technologically advanced facilities to quickly get product to market. Phoenix’s transportation infrastructure and long-established logistics and warehousing sectors make this a prime location for companies like Bay Logistics.”
The COVID-19 pandemic, which created a massive disruption in the food industry, has also been buoying ongoing demand for industrial cold storage space in the U.S., according to a CBRE report. The pandemic accelerated the need for this type of space as e-commerce grocery has been adopted more widely and as restaurants have turned to offer more delivery and take-out options that require cold storage capacity, among other reasons.
“There are several drivers of the cold storage market today, one of the primary one being the shift in consumer demand, especially among Millennials,” Fratt said. “Consumer demand for fresher, healthier and organic food options with rapid delivery solutions will undoubtedly continue to grow and with it the demand for cold storage facilities.”

TEMPE, ARIZ. (Nov. 9, 2021) ‒ As we approach, celebrate, and acknowledge Veterans Day on Thursday, Nov. 11, we are given the opportunity to reflect on and honor the sacrifices our veterans have made.
They have sacrificed time, energy, mental and physical health, safety, security and much more. Liv Communities wants them to have the opportunity to take back their time, energy, health, and security. It aims to provide a place where Veterans feel loved, appreciated, and honored. A place they are proud to call home.
Each LivGenerations community in the Valley honors and celebrates veterans in their own way because it wants veterans to have a home where their sacrifices are not taken for granted.
Some of the ways in which its communities show appreciation and honor to our veterans are by hosting a Memorial Day and Veterans Day celebration, lining the entry way with flags on each palm tree for Flag Day, lighting a candle on a table all day to commemorate fallen and missing in action POW (Fallen Comrade or Missing Man) service members, and having a veterans’ wall honoring all of its veteran residents.
This year Liv Communities is especially excited to welcome and honor its first female veteran at LivGenerations Pinnacle Peak community. Carolyn Adams served from the late 40s to the early 50s as part of the Women Accepted for Volunteer Emergency Service military unit.
At LivGenerations Ahwatukee, thanks to veteran leader and longtime LivGenerations resident Don Taylor, the community has celebrated Veterans Day each year since its opening.
Taylor served in the U.S. Marine Corps between 1952 and 1954.
“I love my country and I am proud to have served,” Taylor says. “Every veteran no matter their time in the service or job in the service should be equally recognized. The older I get the prouder I am to have served my country.”
The celebration includes traditions such as the Presentation of the Colors by the Air Force Honor Guard, the Pledge of Allegiance, the National Anthem, and the Folding of the Flag Ceremony.
In past years this celebration has been open to the public and friends and family would come and gather to pay their respect and honor to our brave veterans and those who are currently serving. Unfortunately, due to COVID, this year’s celebration will not be open to public and will only include residents of the community.
Breann Kelley, Executive Director at LivGenerations Ahwatukee, has been organizing the Veterans Day event from the moment she started.
“The celebrations we put on for our veterans are just mind boggling,” Kelley says. “It has to do with the fact that we have so many prideful veterans in our community which is why we have so many traditions that honor them in the way they deserve.”
