     SURPRISE, Ariz. (July 15, 2024) – Wespac Construction, Inc. is proud to announce the completion of Surprise Crossings, a state-of-the-art, LEED-certified industrial shell building. This impressive 274,040 SF facility situated on a sprawling 16.23-acre site represents a significant milestone in sustainable construction and innovative industrial design.

The asset is owned and developed by Panattoni Development Co. It was designed by Cawley Architects. JLL is the broker. The project team is proud to bring this distinctive space to the Valley. Surprise Crossings, 13301 N. 137th Ave., showcases advanced features and amenities tailored to meet the evolving needs of modern industrial operations.

The building’s structure is made of durable concrete tilt panels, accentuated by an architecturally striking entry corner that combines storefront glass, aluminum composite material (ACM), and corrugated metal panels. The facility is designed for maximum efficiency and flexibility, featuring both ramp-up and grade-level sectional doors to accommodate a variety of operational requirements.

The site infrastructure includes two underground retention systems, each utilizing 10-foot diameter aluminized corrugated metal pipes, ensuring effective stormwater management. The dock area is designed with 8-inch PCCP for enhanced durability, providing ample semi-truck parking. The entire dock area is secured with both automatic and manual rolling gates, offering reliable access control and security.

Additionally, the site is rail spur ready, with three different options designed for rail service to the property to meet various user needs. This flexibility in rail access emphasizes the site’s strategic location for industries relying on efficient transportation.

The interior of Surprise Crossings is equally impressive. The spec suite boasts a welcoming lobby with a soaring 24-foot-high ceiling adorned with elegant wood slats, creating a sophisticated first impression. The suite includes a mix of open and private office spaces, a break room, and a conference room, as well as restrooms that serve both the office and warehouse areas. Troy Giammarco and Joe Pequeno negotiated the sale of 20.3 acres of industrial land for $7.2 million, representing the seller, 29 Palms RV & Boat Storage, LLC. The property is located at 22611 N. 159th Ave., Surprise, AZ. The buyer, US Storage LLC, was represented by WCI Borders Business Opportunities & Real Estate.

Jeffrey Garza Walker negotiated the sale of 14,000 SF of an industrial building for $1 million, representing the buyer, Superstition Frame and Drywall. The property is located at 425 S. Main St., Coolidge, AZ. The seller, Spillman Koplin, LLC, was self-represented.

“A residential fire is personal, traumatic, and emotional,” Vallelonga said. “It is also very costly. “Our teams do their best to make the restoration process as smooth as possible.”

♦️ Vitalant Blood Donation Drive: Teaming with RealManage to hold a blood donation drive utilizing the services of Vitalant Blood Donation.

♦️ Arizona Burn Foundation: Aiding the Arizona Burn Foundation team in its efforts to help those affected by burn injuries. As a company that has seen the effects of devastating fires and burns, EHS Restoration supports this organization.

♦️ Aris Foundation Food Drive: Teaming with its clients to collect food donations. Vallelonga recently filled her entire trunk and back seat with donations from 10 local companies.

At the end of July, Vallelonga said EHS Restoration will assist Aris Foundation in hosting a dinner for more than 250 homeless families in Tempe. Through the organization Packages From Home, EHS Restoration employees will also be packing care baskets/packages for those who are actively deployed in the U.S. military overseas.

PHOENIX, ARIZONA (July 2, 2024) – NAI Horizon facilitated the $4.58 million sale of Serrano’s Mexican Restaurant located at 141 S. Arizona Ave., in Downtown Chandler, Arizona. The restaurant totals 13,250 SF; the sale fetched $346 per SF.

NAI Horizon Executive Vice President Lane Neville, Senior Associate Cole Neville, and Associates Matt Westra, Whitney Heritage and Brandon Hall represented the seller, Serrano Family Limited Partnership from Chandler.

“This flagship family restaurant location opened in 1979 in Downtown Chandler and flourished for 45 years, it was truly our honor to be part of the sale of such an iconic restaurant,” Lane Neville said. “Based on the superb location and abundant buyer interest, we utilized our proprietary competitive bid sale process to generate the best price for our client.”

The buyer, JAM Management LLC, also based in Chandler, was represented by Peter Sciacca of Launch Powered by Compass.

“It is with mixed emotions – but surely pride – that we announce the sale of the property and the closing of our Chandler restaurant location that our parents, Ernie and Eva, founded,” said Serrano’s General Partner Ric Serrano. “We happily still operate our three other Serrano’s restaurants, two in Mesa and one in Queen Creek.  Also, we continue to operate our Pronto location in Tempe.

“Operating the business has been a family affair, our goal has always been to honor our parents’ vision, we all feel very satisfied that we accomplished that.  Our family has been involved in business in Chandler for 105 years with our original venture starting in 1919 with Serrano Brothers Popular Store, a department store that operated for 60 years.

“We take lots of pride in our deep and longstanding relationships in the Chandler community and wish the very best to our buyer that is pursuing their own Mexican restaurant concept on site. We will be there to support them, to keep the tradition alive,” Serrano said.

     PHOENIX, ARIZONA (June 27, 2024) – NAI Horizon represented the buyer in the acquisition of parcels of land totaling 40,973 SF in Tempe, Arizona, that will be rezoned for a multifamily project.

NAI Horizon’s Jay Mininberg, J.D., represented the Buyer, FJT1 Rental, LLC, of Mesa, Arizona, in the $1.275 million (approximately $31/SF) acquisition of 2422 E. Apache Blvd., 2424 E. Apache Blvd., and 1114 S. Lebanon Lane in Tempe. The parcels total .94 acres.

The transaction involved a retail property with a residential component. Upon securing the parcel, the plan is a rezone to mixed use MU-4.

“In conjunction with counsel, an architectural firm, a general contractor, and meetings with the City of Tempe, we recently closed on the parcels with plans to build approximately 62 units,” Mininberg said.

The Sellers, Robert and Mary Figueroa of Tempe were represented by Neil Sherman and Zackery Sherman with Sperry Insignia.

     PHOENIX, ARIZONA (June 25, 2024) – NAI Horizon facilitated the second long-term retail lease at a historic building in Downtown Phoenix, this time securing space for a local organization that provides the opportunity for small businesses to showcase their products and services to the public and develop ideas on a larger, and more consistent stage.

NAI Horizon Executive Vice President Jeffrey Garza Walker, MRED, MBA, represented the landlord, CPLC (Chicanos Por La Causa) Pickle House, LLC, in the $3.01 million, long-term lease at the CPLC Pickle House Makerspace Business Incubator at 1401 E. Van Buren St., in Phoenix.

Garza Walker also represented the tenant, Archwood Community Resource Empowerment Strategy (ACRES), which will take 13,107 SF, the entire North Building.

The business incubator provides a platform for entrepreneurs from disadvantaged backgrounds to succeed. Built in the 1920s as a family-owned pickle factory, the Arnold Pickle House sat vacant for years until CPLC purchased it in 2018. CPLC renovated the building with grant funds from the state to foster more opportunities for small businesses.

“Once again NAI Horizon is honored to be a partner in the redevelopment of an iconic location that will serve the community with an art gallery, art exhibitions, educational workshops, day camps, event space, and co-working space,” Garza Walker said.

ACRES was established in 2016 by a group of entrepreneurs and organizers with a goal of increasing the presence and vitality of Black-owned businesses in Arizona. In May of 2017 it started hosting monthly community gatherings known as “The Buy Black Marketplace.” Through its monthly marketplaces, educational opportunities, and growing network, ACRES has been able to support the growth and development of more than 200 Black-owned businesses in the Phoenix Metro service area.

    TEMPE, ARIZ. (June 25, 2024) – Todd Keck, Superintendent at W&W Structural, Inc., was recently named Superintendent of the Year at the 2024 American Subcontractors Association (ASA) Arizona Awards at Chateaux Luxe.

Keck, who has been with W&W Structural for 3 years, is responsible for managing projects and job sites that W&W Structural oversees. Keck manages the field crew at each job site and is responsible for keeping track of project budgets, ordering equipment, and purchasing material for each project.

The Superintendent of the Year Award honors one superintendent from the ASA who stands out among subcontractors in Arizona. The Superintendent of the Year Award is given to the superintendent in the industry who is driven, passionate, and puts in the time, hard work, and dedication to his team and colleagues.

     “Todd’s dedication and hard work have contributed significantly to our success; he is a great joy to have in our office.
