     TUCSON, ARIZ. (August 21, 2023) – From the University of Arizona in Tucson to Northern Arizona University in Flagstaff to Central Avenue in Phoenix, GLHN Architects & Engineers, Inc., has established itself as a creative and collaborative design and engineering firm.

Founded in Tucson in 1963 as Finical and Dombrowski, GLHN is celebrating its 60th anniversary. The name was changed to GLHN in 1989 and along the way, the firm became 100 percent employee-owned in 2008. GLHN also moved to its current location on Tucson’s Sunshine Mile in 1998 and opened its midtown Phoenix office in 2015.

As part of the Park Central Redevelopment in Phoenix, GLHN was the architect and engineer of record for the Catalina Parking Garage. At 11 stories with 2,005 spaces, it is the tallest parking structure in Arizona. It connects Phoenix’s iconic Park Central, the Dignity Health headquarters, the Creighton University Medical School, and residential living.

“It was important that the design of the parking garage felt like it was part of Park Central and captured the mid-century modern feeling of the development,” said Russ Combs, GLHN’s Director of Design and lead architect for the parking structure. “We were able to take it a step further and design a building that provided a canvas for local artists and elevated the connections between Park Central and the rest of midtown Phoenix.”

GLHN also takes a collaborative approach to planning and designing healthcare and wellness projects. Its goal is to create healing environments that

foster patient, staff, and visitor well-being. The GLHN healthcare and wellness studio boasts architects and engineers with more than 200 years of combined experience

GLHN is also known for the creativity it brings to its civic projects. Its goal is to deliver public projects that become community models of aesthetics and efficiency. GLHN believes in collecting ideas and ensuring all parties feel heard, creating community buy-in for the ultimate result – a beautiful and efficient public space or infrastructure.

On its campus facility projects, GLHN utilizes a management team approach, engaging stakeholders from a range of campus departments and interests. GLHN’s education projects range from a small HVAC job to a complex laboratory building. Its team of professionals enjoys solving unique problems. Land Advisors Organization facilitates two transactions on behalf of the sellers for $37 million to a joint venture between Van Tuyl Companies and the Eisenberg Company, set to bring the Buckeye 225 Industrial Park for development and sale to the West Valley.

Scottsdale, Ariz. (August 17, 2023) – Two land sales in Buckeye, Arizona, totaling 225 acres for $37 million, will be developed into a massive 3.6 million-square-foot industrial park. The Land Advisors Organization team of Greg Vogel, Bobby Wuertz, Ben Heglie, and Max Xander represented the sellers in the two transactions.

A joint venture between Van Tuyl Companies and the Eisenberg Company (EVT Buckeye 85 Industrial LLC) acquired both parcels with plans to develop and/or sell the property into an industrial park named Buckeye 225. It will comprise six buildings ranging from 270,000 square feet to 1 million square feet.

“With the significant industrial development activity in Buckeye, this project is on one of the premier locations in the region with one mile of frontage on State Route 85 with access from both Southern Avenue and Baseline Road made this a very attractive parcel,” said Vogel, CEO of Land Advisors Organization.

The City of Buckeye is actively growing its employment base and becoming a preferred option for users and developers. Recently, the city has successfully attracted numerous prominent employers, including Five Below, Cardinal Glass, Ross Dress for Less, Funko Toys, Rehrig Pacific, APS, and KORE Power (which is expected to bring more than 3,000 jobs within the next few years). The KORE facility is in immediate proximity to the proposed Buckeye 225.

In addition to the new users, several employment developments are under construction, and a large user base exists, including the Walmart Distribution Center, Clayton Homes, Fertizona, Quikrete, CanAm Steele, Parker Fasteners, and more. “Future employment will continue to land along SR 85 with excellent access to Interstate 10 and the nearest reach from the Phoenix MSA to the Port of Los Angeles and Arizona’s largest trade partner, Mexico” Vogel added.

      SCOTTSDALE, ARIZ. (August 17, 2023) – Filling the void of +/-200,000 SF industrial properties being developed in Metro Phoenix, a joint partnership is breaking ground in September on a 216,688 SF spec industrial building on 13.26 acres in El Mirage, Arizona.

Scottsdale-based Silver Creek Development and Atlanta-based Stonemont Financial Group plan to deliver the asset, El Mirage Commerce Center, in 3Q 2024, at 9755 N. El Mirage Road.

ARCO Mountain West is the general contractor; GMA Architects is the architect of record. John Werstler, SIOR; Cooper Fratt, SIOR; and Tanner Ferrandi with CBRE are the leasing brokers.

“There is a high demand for this space among the many vendors/suppliers that will be relocating to service the TSMC (chip-making) plant anticipated to commence production in 2025,” said Silver Creek Development industrial development and construction program Director Bob Micera. “There are few competitive sites of +/-200,000 SF buildings currently being developed in this market. Most of what is being built is bulk.”

Plans call for one building, divisible by up to four tenants of +/- 54,080 SF. The project will feature a 32-foot clear height; the ability for tenants to secure their truck court; 162 auto parking spots; future EV auto charging stations; 44 trailer parking spots; LED lighting; 48 dock doors; and two drive-in doors.

El Mirage Commerce Center will be within proximity to the Valley’s major highways, including Northern Parkway, the Loop 303, and the Loop 101 freeways. Along with the transportation infrastructure, the El Mirage/Surprise submarket offers a strong labor pool and amenities to attract prospective tenants.

Sale Transactions:

Jeff Adams negotiated the sale of a 3,000 SF retail building for $1.77 million, representing the seller, SEPMAR, LLC. The property is located at 4314 W. McDowell Road, Phoenix, AZ. The buyer, MMGR Properties, LLC, was represented by Carlos Arellano and Jorge Arellano with Real Estate XG.

GOODYEAR, Ariz. (August 15, 2023) – The Golf Club of Estrella, a Nicklaus Design course in the shadow of the Sierra Estrella Mountain range foothills, will play host to WESTMARC’s 2023 Golf Classic on September 29.

Foursomes are available for the annual event at Estrella’s Championship course at 11800 S. Golf Club Drive. The tournament provides an excellent opportunity for golfers and non-golfers to spend a day networking and experiencing a great golf course while supporting economic development in the West Valley.

The event tees off at 8 a.m. with a shotgun start. The awards luncheon is scheduled from 1 p.m. to 2:30 p.m. at the clubhouse. Registration begins at 7 a.m.

Registration fee for a foursome is $1,000 (WESTMARC member) and $1,200 (non-member). Individual registration is $325 (WESTMARC member) and $375 (non-member). Non-golfing spectator registration is $150. The field is 144 golfers.

A native of East Moline, Illinois, Nidiffer earned a Bachelor of Arts degree in accounting from the University of Notre Dame. She holds an MBA from the J.L. Kellogg Graduate School of Management at Northwestern University.

Her hobbies include golf, archery, and traveling.

Nidiffer replaces longtime Harvard Investments’ CFO and senior executive Kathe Astrom who announced her retirement last month after 35 years with the firm.

Terracon Senior Principal Joseph Phillips receives ACI Honorary Lifetime Membership Award

TEMPE, Ariz. (August 10, 2023) – Terracon is pleased to announce that Senior Principal Joseph A. (Joe) Phillips, P.E., has been awarded an Honorary Lifetime Membership for the Arizona Chapter of the American Concrete Institute (ACI).

Awards are given to lifetime members for their dedication and contributions to the Chapter. The award was presented last month at the Exposing the BEST in Concrete Awards Gala at Talking Stick Resort Hotel in Scottsdale.

Phillips’ involvement with ACI began in the 1980s when he became a certified field technician. He was involved in setting up and administering exams and developing training programs. Phillips has worked with the Arizona chapter for more than 30 years as a trainer and examiner for technician certifications.

“This award is a true testament to the many contributions Joe has made to the industry,” said Terracon Regional Manager Brent M. Borchers, P.E. “Terracon Regional Manager. “Lifetime awards are not handed out to just anyone. They are given to those who have taken on leadership roles and have dedicated their careers to becoming a leader. We are proud of Joe in that respect.”

Phillips is a construction materials engineer with 38 years in the industry. He has been with Terracon for 9 years. Phillips is actively engaged in projects related to aggregate and concrete mix design and testing, pavement analysis and design, and forensic investigations of materials and pavement failures.

His 38 years in the industry include 4 years with Maricopa County where he was the pavement engineer and managed the laboratory.

Phillips holds a bachelor’s degree in civil engineering from the University of New Mexico, and a Master’s degree in civil engineering from Arizona State University. He is a registered engineer in Arizona.

Terracon Foundation awards $3,500 grant to Tucson Clean & Beautiful for youth program

TUCSON, Ariz. (August 8, 2023) – The Terracon Foundation is pleased to announce the award of a $3,500 community grant to Tucson Clean & Beautiful (TCB).

The funds will be used to support the Youth Environmental Leadership Learning & Action (YELLA) Adopt A School mentoring program. Since 2015, TCB has been awarded $17,500 from the Terracon Foundation.

“As a member of TCB’s Board of Directors I am thrilled our application was recognized as being deserving of the grant and a big thank you to Katie Gannon, Executive Director at Tucson Clean & Beautiful for doing most of the heavy lifting on the application,” said Derek D. Koller, CIH, CHMM, office manager in Terracon’s Tucson office, who championed the grants.

“I am both proud and grateful to be an employee-owner at a company that allows us to support and advocate for organizations in our community that we are involved with.”

Since its founding more than 15 years ago, the Terracon Foundation has awarded nearly $4 million to community organizations, universities, dependents of employees, and for disaster relief efforts.

NAIOP Arizona launches Multifamily Committee to address housing shortage, development issues

     PHOENIX, ARIZ. (August 1, 2023) – The Arizona Chapter of NAIOP, the state’s leading commercial real estate development association, has launched a new committee focused on multifamily development.

 This committee will be a hub for government relations, community outreach, and education related to multifamily housing. The committee will work to positively influence state and local policy decisions, expedite processes for zoning and project approvals at the city level, and create a more positive and informed public perception of housing density.

“As our state faces an alarming shortage of attainable housing, NAIOP is taking steps to be part of the solution,” said Suzanne Kinney, President and CEO. “Our members are developing multifamily housing as part of their portfolios and have the sophistication and expertise necessary to take on this challenging issue.”

The committee seeks to become a trusted resource for city governments that want to effectively address housing shortages in their communities by providing expert information on how private developers and cities can work together to bring more units online and reduce development timeframes.

NAIOP will draw on its many years of public policy experience to actively engage on state legislation that affects multifamily housing development and to collaborate with the Arizona Department of Housing on projects, programs, and grant opportunities that further the goal of increasing the supply of affordable and attainable housing.

The committee plans to host its first event on September 26. The program will feature speakers from private development, LIHTC financing, and city officials.

Earlier this year, NAIOP Arizona recognized the growing importance of this asset class by awarding the inaugural Multifamily Project of the Year award at the Best of NAIOP on April 27 to Hines’ The Adeline in downtown Phoenix. Moving forward, the association plans to bestow awards for Multifamily Developer of the Year and Multifamily Broker of the Year.

The committee is composed of NAIOP members who are actively involved in developing, investing in, designing, building, or operating multifamily projects, or mixed-use projects that include a multifamily component, anywhere in Arizona.  Current members are:
