PHOENIX, ARIZONA (August 16, 2023) – The sales of an office building and retail building in Phoenix fetched more than $2 million, highlighting recent transactions closed by NAI Horizon professionals.

Sale Transactions:

Jeff Adams negotiated the sale of a 3,000 SF retail building for $1.77 million, representing the seller, SEPMAR, LLC. The property is located at 4314 W. McDowell Road, Phoenix, AZ. The buyer, MMGR Properties, LLC, was represented by Carlos Arellano and Jorge Arellano with Real Estate XG.

Kevin Higgins negotiated the sale of a 1,534 SF office building for $410,000 representing the buyer, Regnad Investments, Inc. The property is located at 1599 E. Orangewood Ave., Phoenix, AZ. The seller, GL Williman Family LLLP, was represented by Catherine McKnight & Rob Ryan with West USA Realty.

Lease Transactions:

Laurel Lewis, SIOR, represented the tenant, Southwest Behavioral Health, Inc., in a 57-month office lease for 5,096 SF of expanded space at 1255 W. Baseline Road, Mesa, AZ. The landlord, 1255 Baseline, LLC, was self-represented.

Matt Harper, CCIM, represented the tenant, Evolve Salon and Spa, in an 85-month retail lease for 2,640 SF at 6250 W. Happy Valley Road, Phoenix, AZ. The landlord, Happy Valley DCIP III, LLC, was represented by Scott Ellsworth with SRS Real Estate Partners.

Thomas Bean, CCIM, represented the tenant, Snap On Tools Company, LLC, in a 66-month office lease for 2,498 SF at 426 N. 44th St., Phoenix, AZ. The landlord, BOF AZ Phoenix Gateway Center, LLC, was represented by Chris Latvaaho with JLL.

Chris Gerow, Shelby Tworek and Gabe Ortega represented the landlord, CP6GT, LLC, in a 76-month retail lease for 1,150 SF at 5830 W. Thunderbird Road, Glendale, AZ. The tenant, PM Glendale One, L.P., was represented by Matt Scrauth with Avison Young.

GOODYEAR, Ariz. (August 15, 2023) – The Golf Club of Estrella, a Nicklaus Design course in the shadow of the Sierra Estrella Mountain range foothills, will play host to WESTMARC’s 2023 Golf Classic on September 29.

Foursomes are available for the annual event at Estrella’s Championship course at 11800 S. Golf Club Drive. The tournament provides an excellent opportunity for golfers and non-golfers to spend a day networking and experiencing a great golf course while supporting economic development in the West Valley.

The event tees off at 8 a.m. with a shotgun start. The awards luncheon is scheduled from 1 p.m. to 2:30 p.m. at the clubhouse. Registration begins at 7 a.m.

Registration fee for a foursome is $1,000 (WESTMARC member) and $1,200 (non-member). Individual registration is $325 (WESTMARC member) and $375 (non-member). Non-golfing spectator registration is $150. The field is 144 golfers.

Prizes from a 50/50 raffle and various other raffles will be awarded during the post-event luncheon.

Nidiffer will focus on building upon Harvard Investments’ partnerships and relationships; debt and equity sourcing; strategic planning; business growth; and business expansion of the firm’s master-planned community and build-to-rent assets.

Prior to joining Harvard Investments, Nidiffer was Vice President of Finance for Brookfield Properties. Her experience includes single-family build-to-rent development and operations with TerraLane Communities and master-planned community investment development with DMB Associates.

TEMPE, Ariz. (August 10, 2023) – Terracon is pleased to announce that Senior Principal Joseph A. (Joe) Phillips, P.E., has been awarded an Honorary Lifetime Membership for the Arizona Chapter of the American Concrete Institute (ACI).

Awards are given to lifetime members for their dedication and contributions to the Chapter. The award was presented last month at the Exposing the BEST in Concrete Awards Gala at Talking Stick Resort Hotel in Scottsdale.

Phillips’ involvement with ACI began in the 1980s when he became a certified field technician. He was involved in setting up and administering exams and developing training programs. Phillips has worked with the Arizona chapter for more than 30 years as a trainer and examiner for technician certifications.

“This award is a true testament to the many contributions Joe has made to the industry,” said Terracon Regional Manager Brent M. Borchers, P.E. “Terracon Regional Manager. “Lifetime awards are not handed out to just anyone. They are given to those who have taken on leadership roles and have dedicated their careers to becoming a leader. We are proud of Joe in that respect.”

Phillips is a construction materials engineer with 38 years in the industry. He has been with Terracon for 9 years. Phillips is actively engaged in projects related to aggregate and concrete mix design and testing, pavement analysis and design, and forensic investigations of materials and pavement failures.

His 38 years in the industry include 4 years with Maricopa County where he was the pavement engineer and managed the laboratory.

Phillips holds a bachelor’s degree in civil engineering from the University of New Mexico, and a Master’s degree in civil engineering from Arizona State University. He is a registered engineer in Arizona.

TUCSON, Ariz. (August 8, 2023) – The Terracon Foundation is pleased to announce the award of a $3,500 community grant to Tucson Clean & Beautiful (TCB).

The funds will be used to support the Youth Environmental Leadership Learning & Action (YELLA) Adopt A School mentoring program. Since 2015, TCB has been awarded $17,500 from the Terracon Foundation.

“As a member of TCB’s Board of Directors I am thrilled our application was recognized as being deserving of the grant and a big thank you to Katie Gannon, Executive Director at Tucson Clean & Beautiful for doing most of the heavy lifting on the application,” said Derek D. NAIOP Arizona launches Multifamily Committee to address housing shortage, development issues

     PHOENIX, ARIZ. (August 1, 2023) – The Arizona Chapter of NAIOP, the state’s leading commercial real estate development association, has launched a new committee focused on multifamily development.

 This committee will be a hub for government relations, community outreach, and education related to multifamily housing. The committee will work to positively influence state and local policy decisions, expedite processes for zoning and project approvals at the city level, and create a more positive and informed public perception of housing density.

“As our state faces an alarming shortage of attainable housing, NAIOP is taking steps to be part of the solution,” said Suzanne Kinney, President and CEO. “Our members are developing multifamily housing as part of their portfolios and have the sophistication and expertise necessary to take on this challenging issue.”

The committee seeks to become a trusted resource for city governments that want to effectively address housing shortages in their communities by providing expert information on how private developers and cities can work together to bring more units online and reduce development timeframes.

NAIOP will draw on its many years of public policy experience to actively engage on state legislation that affects multifamily housing development and to collaborate with the Arizona Department of Housing on projects, programs, and grant opportunities that further the goal of increasing the supply of affordable and attainable housing.

The committee plans to host its first event on September 26. The program will feature speakers from private development, LIHTC financing, and city officials.

Earlier this year, NAIOP Arizona recognized the growing importance of this asset class by awarding the inaugural Multifamily Project of the Year award at the Best of NAIOP on April 27 to Hines’ The Adeline in downtown Phoenix. Moving forward, the association plans to bestow awards for Multifamily Developer of the Year and Multifamily Broker of the Year.

The committee is composed of NAIOP members who are actively involved in developing, investing in, designing, building, or operating multifamily projects, or mixed-use projects that include a multifamily component, anywhere in Arizona.  Current members are:

Phoenix Chapter of IFMA, GateWay Community College to offer facility management training

     TEMPE, ARIZ. (August 1, 2023) ‒ GateWay Community College and the Greater Phoenix Chapter of IFMA, the world’s largest and most widely recognized international association for facility management professionals, are launching facility management essentials training classes this fall.

Facility managers oversee functionality, maintenance, grounds, and security of buildings and large complexes such as hospitals, apartment buildings, and event venues. Facilities managers are leaders trained to use the latest technology and support healthy environments through sustainability and pollution reduction design. No experience is necessary, although facility managers may have experience in construction trades, project management, business, IT, architecture, engineering, or sustainability.

IFMA’s facility management introductory course is geared toward those that want to learn more about the field of facility management and are new to the profession. Classes include hands-on challenges and competitions within the facilities management field, membership to IFMA’s student chapter, networking and connections with local employers, mentorship from IFMA members, and an invitation to IFMA’s international conference.

In the spring, the Facilities Management Professional class will be offered as well as the next step towards earning certification.

The fall 2023 class schedule is on Saturdays, from September 9 to November 18, 8:30 a.m. to 12:3 p.m.; and Tuesday/Thursday, from September 12 to November 14, 6 a.m. to 8:30 a.m. Classes are held at GateWay Community College, 108. N. 40th St., Phoenix (the Washington campus).

     SCOTTSDALE, ARIZONA (August 1, 2023) – An elephant ‘squeeze’ at the Phoenix Zoo.  Renovation of the exterior surface of the Arizona Veteran’s Memorial Coliseum. A 155-acre camp for The Salvation Army plus numerous other projects for them.

As it celebrates its 40th anniversary, Sigma Contracting, Inc., continues to show its diversity in building and renovating projects around Arizona and the Southwest.

Dan Hinkson and his wife Melinda Hinkson even hired a crane and an 18-wheeler flatbed to donate 50-foot eucalyptus trees from their own backyard for climbing structures for the zoo’s jaguar enclosure.

“How many general contractors can say they’ve built an elephant squeeze?” said Melinda Hinkson. “When we built the jaguar enclosure, the zoo mentioned natural trees last longer than artificial trees, so we told them they could have trees from our backyard. Now when we visit the zoo with our grandkids, we can also visit our trees.”

One project that exemplifies the true diversity of Sigma Contracting is The Salvation Army Ray and Joan Kroc Corps Community Center in South Phoenix. Stemming from a 20-year relationship of building for and serving on boards with The Salvation Army, Sigma Contracting was a key team player.

From helping to write the grant letter to the Kroc Foundation and raising matching funds to collaborating and assisting in the design and build of the center, it was a 20-year journey in partnership with The Salvation Army. The center won AZRE Magazine’s 2012 RED Award for Best Public Project.

“Like so many others in the world of construction, our journey has been very diverse in what we have built but also extremely rewarding. We have met and worked with so many wonderful people. Most importantly, it is the legacy we have created over the years for families and generations to enjoy and have new experiences that they may never have gotten if we didn’t construct the structure as the home for the end user,” Dan Hinkson said.

 Land Advisors Organization facilitates the deal on behalf of the seller; the sale includes 4 acres of rail right of way for the buyer, a provider of chemical and gas logistic services.

Scottsdale, Ariz. (July 27, 2023) – NRS Logistics America Inc., a national provider of chemical and gas logistic services, closed on 40 acres in Casa Grande, Arizona, for $7.05 million.  The sale includes 4 acres of rail right of way.

Land Advisors Organization Pinal County Specialists Kirk McCarville, CCIM, and Trey Davis facilitated the deal on behalf of the seller, Auza Ranches. The land is in proximity to the rail-served West Industrial area in Casa Grande, a 1,200-acre future industrial region entirely represented by Land Advisors Organization.

Auza 650 is the largest shovel-ready, rail-served, single-owner industrial park in Casa Grande. The Union Pacific main line runs directly through Casa Grande and connects directly to the Auza 650 property through the Casa Grande Yard. In addition to the transportation benefits of being on the main line, Auza 650 has Interstate 8 and Interstate 10 each within 3 miles of the property.

“Proximity to Phoenix. Proximity to its suppliers in the semiconductor industry. Land price. Housing affordability for employees. This deal made sense on so many levels for NRS Logistics,” McCarville said. “It features unmatched highway and rail access for logistics. It also will experience a positive development environment at the city and county levels. The speed to market and rail service will be unmatched.”

This sale represents a huge leap for the Casa Grande West Industrial area. The development will bring rail across Ethington Road, allowing shovel-ready rail service and other utility services to the rest of the West Industrial area.

The City of Casa Grande and Pinal County have partnered on the development of the area in which the Auza 650 is located by committing more than $50 million to the surrounding infrastructure that is currently under construction.

Casa Grande is no stranger to massive undertakings and is renowned for its record time of being able to get the Lucid Motors facility fully up and running in just one year from initial approvals.

Over the past two years, Casa Grande has received significant attention at the national and international levels with announcements by major manufacturers expanding or relocating to the market. Land Advisors Organization has facilitated bringing many companies to the area, such as Lucid Motors, Kohler, Chang Chun Chemical and Air Products. There is tremendous interest from manufacturers, semiconductor supply chain and electric vehicle manufacturer suppliers and others with rail distribution needs to have facilities in the area.      PHOENIX, ARIZ. (July 20, 2023) — The Arizona Association for Economic Development (AAED) has elected new members to its Board of Directors that represent both rural and metro communities across the state.

The new board members representing rural Arizona include Jack Fitchett, AZED Pro, Business Attraction Manager at the City of Flagstaff; and Maggie Tidaback, AZED Pro, Economic Development Manager at the Town of Chino Valley. Richard Hernandez, AZED Pro, Executive Director of Government Relations at Yavapai College was re-elected to the board of directors to represent rural Arizona.

Jaye O’Donnell, Assistant Economic Development Director with the City of Mesa was newly elected to the board of directors to represent metro Arizona. Re-elected members include Suzie Boyles, AZED Pro, Economic Development Director at the City of Buckeye; Amanda Bruno, AZED Pro, Government Relations Representative with Tucson Electric Power; and Rebecca Timmer, AZED Pro.

Continuing as advisors to the board of directors are Mackenzie Fitz-Gerald, AZED Pro, Economic Development Associate at Arizona Public Service; Jamie Kerr, Vice President of Rural Economic Development at the Arizona Commerce Authority; and Chad Schleicher, Economic Development Program Manager with the City of Tempe.

Newly appointed to one-year terms as advisory members are Melissa Johnson, AZED Pro, Director of Business Development and Marketing with Danson Construction; Richard Wilkie, CEcD, AZED Pro, Economic Development Director with the City of Casa Grande; and Curt Woody, AZED Pro, Economic Development Director with the Town of Marana.
