PHOENIX, ARIZONA (August 16, 2021) – A record number of applicants applied for the 2021 NAIOP Arizona Developing Leaders Mentor Program, known as the Young Professionals Group (YPG). The YPG program deepens young leaders’ knowledge of the industry and helps develop invaluable relationships with some of the industry’s most successful professionals.

Twenty-five protégés, or young professionals, who come from all corners of the Valley’s commercial real estate industry, were selected to participate. Each protégé in the six-month program will attend educational seminars and complete a development case study by the end of the program.

Projects present market analysis statistics, architectural site plans, market studies and marketing plans, construction budgets and exit strategies to the judges for the final presentation by five teams.

All NAIOP members age 35 or under are eligible to apply for the YPG program.

     Special triARC elements: Organic architecture was a main focus in this design. The importance of this concept to the project was to reflect not only the natural world of Arizona but to attempt to synthesize the calming and spiritual elements always found in nature to provide a measure of peace and reduce the stress that patients have when they contemplate a visit to the doctor. With over 45,000 usable square feet, triARC created cohesive design elements that flowed throughout every space of this healthcare center.

 The Retreat at Alameda

     Nature of Project: Multifamily / Senior Living

     By the numbers: 93,000 SF / 104 units

     Location: Phoenix, Arizona

     Special triARC elements: The Retreat at Alameda is an assisted living and memory care facility. The elegant exterior of limestone columns and a stacked stone base are what first catch the eye, but the focus on comfort and accessibility throughout The Retreat is what will provide peace of mind for residents and their families.

It offers 104 units including studios, one-bedroom and two-bedroom units. Through providing both architecture and interior design, triARC was able to inspire a sense of community. Amenities include an indoor and outdoor dining area, café/pub, theater, salon, lounges, fitness center and activity rooms.

UA Local 469

     Nature of Project: Office/Industrial

     By the numbers: 17,000 SF

     Location: Phoenix, Arizona

     Special triARC elements: UA Local 469 is an office space for the UA Plumbers and Pipefitters 469. With the use of eye-catching industrial elements, triARC was able to enhance the space with exposed ductwork and pipes, open workspaces, and unique interior finishes.

From polished concrete flooring to eccentric wallpaper this space provides the perfect backdrop for both work and gathering. The conference room boasts the pairing of industrial exposed conduit and lighting with rich-colored wood finishes. This is where beauty and functionality meet to create design elements that speak for themselves.

Land Advisors Organization’s homebuilding team facilitated the closing of approximately 80 acres, marking the sale of the last investor-owned finished lots in Coolidge, Arizona.  

      Scottsdale, Ariz. (August 11, 2021) – Land Advisors Organization’s Homebuilding Team is pleased to announce the closing of nearly 80 acres in Cross Creek Ranch to Richmond America Homes and Oakwood Homes for nearly $27.5 million.

The sale delivers 372 finished residential home lots and is the second of a two-phase sale to these builders in the Cross Creek Ranch community, located in Coolidge, Arizona. The first phase, which closed in January of 2021 for just over $16 million, included 309 finished lots in the same development.

Cross Creek Ranch is located south of AZ-87 and just east of NEC West Vah Ki Inn Road and North Skousen Road, adjacent to the Casa Grand National Monument, in Pinal County. This month’s closing of these 372 finished lots marks the sale of the last investor-owned finished lots available in the city of Coolidge.

Land Advisors Organization’s Homebuilding Team of Ben Heglie, Bret Rinehart and Ryan Semro represented the buyer in the transaction.

“It’s very rewarding to be part of the growth that Pinal County is experiencing,” Heglie said. “With this purchase of the last remaining investor-owned finished lots in the city of Coolidge, builders will have to shift their focus towards securing unimproved land to meet demand as our growth corridor expands further southeast of Metro Phoenix. It’s exciting to see builders returning to Coolidge.”

    PHOENIX, ARIZ.  (August 11, 2021) – Cawley Architects continues its mastery of designing projects that serve the needs of a community with a collaborative project at the Phoenix Rescue Mission – the Life Recovery Building at the Transforming Lives Center.

In collaboration with the Phoenix Rescue Mission and its generous donors and general contractor GCON, Cawley Architects provided design expertise for the $9 million, 56,252 SF project at 1801 S. 35th Ave., in Phoenix that opened last month.

The project includes the new construction of a 4-story administration and housing building that includes 280 beds, dividable chapel and classroom spaces, expanded meeting spaces, and inviting outdoor spaces.

Cawley Architects designed the building as a place of hope, healing, and new beginnings for men struggling with homelessness, addiction, and trauma. The Life Recovery Building, which replaces a 160-bed, barrack-style building, fosters self-worth and confidence, dignity, new life, and a new path forward for its residents.

The brick façade of the building features a phoenix on a cross, a striking symbol of renewal, hope and transformation.

“I was moved by the comments of one of the residents who was interviewed for a virtual ribbon-cutting event video,” said Sherm Cawley, AIA, SIOR, President/Founder of Cawley Architects. “In a content tone of voice, he said, ‘We’re now living in a place designed for people.’ Those comments truly resonated with our team.”

As a long-term Christ-centered recovery program, the Life Recovery Building was designed with the following precepts in mind:

  • More beds will result in more transformation opportunities. The bed count increased from 160 to 360 and rather than a barracks-style configuration, each air-conditioned room accommodates two to four men and includes closet and storage areas as well as study space.
  • More classes will result in more personal growth opportunities. Expanded and dividable chapel and classroom spaces permit unlimited options for a more structured curriculum, including inner-healing classes, foundation classes, life-skill development opportunities, family-relationship counseling, and education assistance.
  • The outdoor respite area will “feed the soul.” Inviting outdoor spaces were included to encourage fellowship as well as quiet space for solitude and reflection.

“This new building and renovation project will serve as a catalyst for transformation on a scale we’ve never witnessed before – not just because we will be able to serve 200 additional men at any given time – but because of the countless fathers, husbands, and community members whose lives will have been transformed,” Phoenix Rescue Mission CEO Ken Brissa said. “It will also allow us to rescue more people from crisis into a safe, supportive environment and place them on a path to achieving sustainable, lifelong goals.”

     PHOENIX, ARIZONA (August 9, 2021) – Haydon Building Corp, celebrating its 30th anniversary as one of the largest general contractors in the Southwest, is pleased to announce it has hired municipal market expert Geoff Shumway as a senior leader on its business development team.

Shumway will be focused on driving Haydon’s market strategy and key relationship management within the public sector across state, county and local entities and private sector corporate clients. Shumway joins Haydon after spending over 8 years with the Arizona Commerce Authority where he served as Executive Vice President of Business Development. He led business attraction and expansion efforts on behalf of the Office of the Governor and the State of Arizona.

Prior to his position at the ACA, Shumway spent 16 years serving in senior business development and sales leadership roles for companies including MicroAge, Pulte Group and LifeLock. Shumway is active among industry groups including the Arizona Association of Economic Development, NAIOP Arizona, and the 7×24 Exchange.

Away from the office, Shumway proudly serves as a Blue Blazer Squadron member with the Fighter Country Partnership supporting the airmen of Luke Air Force Base.

     PHOENIX, ARIZONA (August 5, 2021) – NAI Horizon continues the expansion of its property management division with the hiring of Deborah Sarjeant as a Senior Property Manager.

Sarjeant, a licensed real estate broker with more than 25 years of industry experience will manage a portfolio of retail, office, and industrial properties for NAI’s third-party property management clients. Sarjeant brings valuable experience to the team including asset and property management, financial management, leasing, tenant improvements and construction management.

Sarjeant started her career in commercial real estate in 1986 as an Assistant Property Manager in San Diego County for John Burnham and Company. After at 16-year hiatus to raise her family, she returned to property management in 1999 in Arizona working for Univest Development Company.

Prior to joining NAI Sarjeant worked for 5 years as a Senior Property Manager for Lincoln Property Company Commercial in Phoenix. During her time with Lincoln, she served as a third-party property manager for a portfolio of Class A and B industrial, retail and receivership properties that fluctuated between 1.5 million to 6 million square feet.

     SCOTTSDALE, ARIZONA (August 5, 2021) – An entity formed by VIAONE Commercial Real Estate Group has acquired a commercial land parcel in bustling West Valley municipality of Surprise, Arizona. The 1.2-acre site near Grand Avenue and Mountain View Boulevard was purchased for $977,792.

The development will have two freestanding retail buildings on the property fronting Grand Avenue. The project will include a Dunkin’ Donuts and Federico’s Fresh Mexican Restaurant. The retail tenant mix was designed to complement the existing QuikTrip on the corner of the site.

The buyer, VO Grand LLC, an entity formed by VIAONE founder, Marc Bonilla, purchased the property from E&V Investments LLC, (Vito Ancona principal). The seller was represented by Bob Beardsley, Managing Partner, of Southwest Commercial Brokerage, LLC,

William Hammack, Executive Director of Development of VIAONE, represented the buyer in the transaction.

     “Working alongside the City of Surprise staff on this project has been refreshing. The growth and vibrancy being fostered by the city and its economic development leadership team are the main reasons we have been targeting the City of Surprise. The addition of Dunkin’s new freestanding drive-thru prototype coupled with Federico’s strong market presence will be a complementary addition to the other service-driven concepts along the Grand Avenue corridor,” Hammack said.
