PHOENIX, ARIZ. (Oct. 20, 2020) – Molly Ryan Carson, a former NAIOP Arizona Board Chairman, has been selected as Chair of NAIOP Corporate Board for 2021.

Carson, Senior Vice President of Real Estate Development, Market Leader Southwest Region for Ryan Companies US, Inc. succeeds 2020 Board Chairman Larry Lance of EVP Asset Services, EverWest Real Estate Partners in Lakewood, Colorado.

“My goals for 2021 are to continue the work on mentorship, and to focus on diversity and inclusion in our businesses and within our industry,” Carson said. “Meaningful connections, especially in these challenging times, are what will make the difference in whether we remain stagnant or grow.”

A NAIOP member since 2007, Carson served as the Arizona Chapter’s Board Chair in 2019. She possesses nearly 20 years of experience in her role at Ryan Companies US, Inc. She is responsible for the leadership of office, industrial, retail and healthcare real estate development efforts. Carson handles site selection and acquisition, municipal use permits and approvals, design and construction coordination, financial packaging and lease or sale negotiation.

Carson has also served as a mentor, cultivating a strong group of development professionals in the industry.

      PHOENIX, ARIZ. (Oct. 20, 2020) – Arizona Self-Storage Association (AZSA), the trade association that represents the self-storage industry in Arizona, recently announced new leadership and two new board members for 2021.

AZSA’s new leadership comprises Diane Gibson, Cox Armored Mini Storage Management, President; Jeff Gorden, Eagle Commercial Realty Services, Vice President; Martin Lorch, BPI Capital Management, Treasurer; and Anne Mari DeCoster, Storelocal, Secretary.

“Heading this association for the next few years is certainly an honor that comes with great responsibility,” Gibson said. “AZSA is and has been known as one of the elite state associations so it’s important for myself and the current board of directors to keep that going. We continue to find board members who give of their time and knowledge to give every operator in Arizona the tools necessary to run their facilities with our standardized best practices.

      PHOENIX, ARIZ. (Oct. 14, 2020) – The Central Arizona chapter of CCIM, commercial real estate’s global standard for professional achievement, is offering two scholarships for classes in 2021 that lead toward earning the prestigious CCIM designation.

The 2021 scholarship programs include:

  • The Tim Hatlestad, CCIM Endowed Scholarship, $1,000 value (CI 102, 103 or 104);
  • The David S. Miller, CCIM Endowed Scholarship, $1,000 value (CI 102, 103 or 104).

Applications are submitted directly to the individual’s local CCIM chapter.  Incomplete or late applications will not be accepted. Deadline for submission is Nov. 5. Download applications here:

      Letters will be sent on or before Dec. 1 notifying those selected. Once accepted, recipients can register for their selected course. CCIM will make every effort to enroll recipients in their first choice. If this is not available, staff will contact recipient for an alternate course. Recipients are responsible for making their own travel arrangements.

Scholarship award reminder: Scholarship recipients will be responsible for reimbursing the chapter for the full cost of a failed course; failing the course renders the scholarship null and void.

    The course selected can only be taken in 2021. The scholarship cannot be applied retroactively to any course already taken; the award is not redeemable for cash.

To earn the prestigious Certified Commercial Investment Member (CCIM) designation, commercial real estate professionals must complete more than 160 hours of case-study driven education covering topics such as interest-based negotiation, financial analysis, market analysis, user decision analysis, investment analysis, and ethics in commercial investment real estate.

Candidates must also compile a portfolio demonstrating the depth of their commercial real estate experience and pass a comprehensive examination.

The chapter has also announced that it is accepting registration for the Central Arizona and CDC Small Business Finance “Par-Tee on the Green,” scheduled for Nov. 19 at Papago Golf Course, 5595 E. Karsten Way, Phoenix.

The event is from 11 a.m. to 3 p.m. Single player registration is $100; team of four registration is $350.

Proceeds will benefit CCIM and Grand Canyon University scholarships. Protective face masks will be provided by CCIM.

     TEMPE, Ariz. (Sept. 22, 2020) – With a vision to expand its geographic presence and breadth of environmental services in the Southwestern U.S. and nationally, Terracon has announced the acquisition of Phoenix-based Environmental Planning Group (EPG).

Terracon, a leading provider of environmental, facilities, geotechnical, and materials services, acquired EPG to provide additional regional support to existing Rocky Mountain Division offices and to provide greater opportunities for EPG employees.

EPG’s approximately 50 employees will become part of Terracon, serving clients from offices in Phoenix, Salt Lake City, Denver and Las Vegas. The organization will continue to serve clients locally as Environmental Planning Group, A Terracon Company.

     PHOENIX, ARIZONA (September 21, 2020) – With a high demand for medical office space despite a national health crisis, the Phoenix Kidder Mathews healthcare team recently negotiated two leases on behalf of the landlord totaling 15,704 SF at Thunderbird Paseo Medical I and II in Glendale, Arizona.

The team of Senior Vice President Michael Dupuy and Vice President Rachael Thompson represented Ventas, Inc. The Mesa-based woman/minority-owned environmental compliance firm operates in Arizona, Colorado, Florida, Maryland, Delaware, Pennsylvania, New Jersey, Ohio, Iowa, Wisconsin, Indiana, Illinois, Minnesota, and Texas.

Services provided include stormwater pollution prevention, Phase I and II Environmental Site Assessments, dust control, and construction safety compliances. The firm primarily serves land developers, vertical developers, commercial construction, and land-holding companies.

“Our growth has been impressive considering we haven’t added any new states,” said Earthworks Environmental Principal Cherie Koester. “It’s several things. The market is there across the country. Interest rates are low. In Arizona, people are moving here from other states. We’re also seeing more projects and home builders here.”

Koester said the firm is consulting on nearly 900 permits nationally, including more than 500 in Arizona. She said her firm hired a new employee whose sole job is to apply for the new Arizona Department of Air Quality (ADEQ) construction general permit (CGP).

“We’re active in Arizona now from Flagstaff to Bisbee,” Koester said.

Earthworks Environmental employs a proprietary program, ERX, a reporting software program that puts all aspects of environmental compliance into one program. This includes any permits and inspections. Koester said nearly 75 percent of the violations in her industry occur in the paperwork process.

“ERX can adapt to changes and is very customizable,” she said. “There is no program out there that has that capacity.”

Earthworks Environmental was founded in 2014, recently celebrating its 6-year anniversary. The office comprises 40 employees.

     PHOENIX, ARIZONA (September 3, 2020) NAI Horizon represented the seller, a Florida-based LLC, in the sale of two mobile home parks in Casa Grande, Arizona, for $4.35 million.

NAI Horizon Manufactured Housing Specialist Andrew Warner represented Casa MHP LLC of Stuart, Florida, in the sale of Casa Mobile Home Ranch, 1409 N. French St., and Embers Mobile Home Park, 1431 N. French St.

The buyer was the Boavida Group of Sacramento, California.

“These communities are relatively older and were in need of improvement. The previous owners had already invested money and time in improving them and have passed the torch to Boavida Group,” Warner said. “It plans on continuing to invest in these communities, fixing the homes, the infrastructure and giving residents housing that is not only affordable but safe.”

Embers MHP comprises 26 units and sits on 2.09 acres. It was built in 1973. The park has historically maintained a vacancy rate of below 5 percent. Three of the units are tenant owned. Casa Mobile Home Ranch recently underwent $500,000 in improvements. Built in 1961, it comprises 132 units on 13.19 acres.

Sale Transactions:
