     PHOENIX, ARIZONA (July 23, 2020) – NAI Horizon Senior Vice President Isy Sonabend and agent Drew Eisen represented a Chicago-based real estate investment and development company in the $4.4 million acquisition of an industrial building in Phoenix.

NAI Horizon represented Industrial Outdoor Ventures of Schaumburg, Illinois, in the purchase of the 48,000 SF building at 2600 W. McDowell Ave., in Phoenix.

“The buyer is an investor in freight and trucking terminals nationally,” Sonabend said. “This property will go through extensive modernization and will be offered for lease only. This is a diminishing product type. Due to the scarcity of this property type, we have already experienced a lot of interest.”

The 10-acre site with service and warehouse buildings is a freeway-friendly location in Central Phoenix. The property is a multi-building distribution facility 3.7 miles from Downtown Phoenix with 17 foot to 20 foot clear heights, roll down doors and drive-in/through service bays.

The secure and paved site features three street ingress, providing immediate access to Phoenix’s major freeways, I-10, I-17, and US Highway 60.

     GOODYEAR, ARIZONA (July 22, 2020) – The West Valley continues to be a commercial real estate hotbed as Phoenix West Commercial professionals closed 39 transactions in the first two quarters of 2020, totaling $8.1 million.

Sales transactions totaled $2.3 million and total aggregate leases totaled $5.8 million as Phoenix West Commercial enjoyed its best first quarter ever.

Phoenix West Commercial also announced it moved into a new office at 700 N. Estrella Parkway, Suite 205, in Goodyear.

“The culture at Phoenix West Commercial is relationship-driven, so during the first few weeks of the COVID-19 pandemic we concentrated on getting details of the PPP and disaster relief information to our clients and businesses in our community,” said Bobbie Mastracci, CCIM, SIOR, Designated Broker/Principal of Phoenix West Commercial. “Towards the end of May, clients ready to move forward were calling and emailing us. There are positive stories in this pandemic. We’re glad to say it’s not been all doom and gloom.”

Phoenix West Commercial successfully leased ± 34,124 SF of grey shell office space at the Credit Union West Corporate office building, 10150 W. River Blvd., in Glendale, to four tenants in record-breaking time of just over three months. Credit Union West Corporate occupies ± 43,000 SF at the building which totals ± 80,000 SF.

The new tenants are KTO Law Firm, Online Trading Academy, BBSI and Adventure ABA. One spec suite of 1,876 SF remains vacant in the newly-completed building. The four deals totaled more than $2.5 million in lease values. Mastracci and her son, Eli, represented the Landlord in all four deals.

Mastracci and Associate Whitney Davis sold an industrial flex building at 2710 S. Litchfield Road, in Goodyear, that was on the market for lease only.

“The agent toured and said they really wanted to purchase it,” Mastracci said. “We asked the owner if she would sell. She said for $1 million. We negotiated back and forth and landed at $950,000. The owner recently closed her business and wanted to hold the asset for rental income. It was a price she could not pass up. This was a win-win situation for both parties.”

West Electric, Inc., was the buyer.

      GILBERT, ARIZ.  (July 21, 2020) – A team in Utah. Growth of its Arizona office to more than 40 employees. A disinfecting service for COVID-19-related mitigation.

Since launching in 2019, CPR Construction Cleaning has experienced tremendous growth the past six months with plans to expand to California and Nevada.

Founded by restoration and facility maintenance professionals Corina Burton and Patrick Maez, co-owners and CEOs, the Gilbert-based firm offers three phases of cleaning: progress/rough cleaning, final cleaning and touch-up cleaning.

CPR’s approach to the disinfecting process has helped it secure clients as the nation wrestles with the COVID-19 pandemic. It is constantly receiving calls from businesses looking for disinfecting services. Maez said April was CPR’s busiest month for work volume. CPR tests all its employees for the virus if they are feeling cold-like symptoms.

“I’m pleasantly surprised by how busy we’ve been,” Burton said. “However, we do want to be mindful about how fast we’ve been growing. Moving into Utah proved to be a great move. It has opened more opportunities and has put us in front of some key players in that state’s construction industry.”

Burton said CPR partners with its general contractor clients “in such a way that we help alleviate additional expense.” With large projects, there are numerous entities involved in so many phases.

“A final build-out can have all the bells and whistles, but once the owner comes and walks the property, he or she are usually upset if the building is not clean,” Burton said. “To ownership, looking nice and clean when they take occupancy is very important.”

CPR has a large contract in Utah for student housing at Utah Valley University in Orem. This project takes up one of CPR’s five teams. Another team is currently working at a 193-suite resort under construction in Fountain Hills. That team, Burton said, is locked in for two months.

“Not all our projects are that long,” she said, adding that some take one or two days or a week to complete. “The resort is very complex with different phases of construction.       We have been growing significantly from Day 1. Every job site our teams go on has four to 10 people. As we grow, we continue to create new teams. I feel every month or every other month we are having to grow our team(s).”

Burton said CPR teams have disinfected office buildings, schools and medical office buildings. CPR recently completed a major disinfecting job at St. Luke’s Medical Center.

“Pre-cleaning the space is a very important, first step,” Burton said. “It’s a wipe down of all ‘high-touch point’ and flat surface areas followed by a fogger that produces a liberal spray that ensures a complete and safe sanitization and disinfected space.”

Burton said she expects CPR to be even busier once COVID-19 subsides. Since it’s considered an essential business, construction has remained brisk in the Valley and in the Southwest.

Burton said CPR’s biggest success so far is “having a company that is making a difference in the construction industry. We have had multiple clients provide feedback on how grateful they are in having a specialized cleaning company focused on all of the right aspects of our side of the business.”

CPR’s biggest challenge so far?

       “Our biggest challenge has been navigating through all of the growth we are experiencing,” Burton said. “On the one hand it has been extremely exciting but on the other hand, there are a lot of challenges that come when trying to grow a company too quickly. We never want to get to a point where we are over-promising and under-delivering. Our number one priority is to ensure our quality of service stays at the highest level at all times.”

         TUCSON, ARIZONA (July 20, 2020) – Increased traffic capacity and enhanced safety for pedestrians are close to getting the green light as Hunter Contracting Co. nears completion of a major reconstruction project that will widen a key intersection in Tucson in the Town of Oro Valley, Arizona.

The $22.5 million La Cholla Boulevard Phase II Overton to Tangerine and water main replacement at 9801 N. La Cholla Blvd., consists of:

  • Reconstruction of three traffic signals at the intersections of La Cholla Boulevard with Lambert Lane, Naranja Drive and Glover Road with signalized and marked pedestrian crossings;
  • Widening to four lanes including raised landscaped median, curbs, multi-use path, and sidewalk;
  • Construction of major drainage facilities.

“We were elated with this project win in 2018 and appreciate working with the Town of Oro Valley again,” said Chuck English, President of Hunter Contracting Co. and Chairman of the Board of Directors for the AGC Arizona Chapter. “Our current focus is to complete the work in order to open up all of the new infrastructure for the Town, schools and most importantly, the residents.”

The work includes furnishing all labor, materials and equipment necessary to reconstruct the roadway, traffic signals and to construct all conduit, median cuts, ADA-compliant curb access ramps, striping, signing and utility coordination.

Improvements were made possible by the Regional Transportation Authority (RTA). Two of the intersections serve two schools along the corridor as well – Wilson Elementary School and Ironwood View High School. There was major coordination with bus routing during construction.

Construction began January 3, 2019; completion is expected in early September.

“The La Cholla Boulevard widening project improved a critical link between the Town of Oro Valley and the City of Tucson,” said Brian Janski, Project Sponsor and Project Manager for Hunter Contracting Co. “The team mentality between the owner, contractor and multiple stakeholders, including multiple utility providers, contributed to a successful project. In this challenging labor market, with the assistance of the AGC training programs, we were able to successfully deliver projects meeting timeframes and owner budgets.”

The project comprises 3.3 miles of roadway construction, four Con-Arch™ drainage structures, 42,500 SF of sidewalk, more than 40,000 LF of curb, 125,000 SF of concrete channel lining, three signalized intersections and 10,875 LF of reinforced concrete pipe storm drain.

AECOM is the engineer of record on the project. Other notable subcontractors include Tucson Asphalt, paving; Mountain Power, traffic signals; Brightview Landscaping, landscape; and Rockridge Construction, rip rap.

            “The La Cholla Boulevard widening project is a major north-south corridor for the entire Tucson region. This project transforms what was once a little rural two-lane, no shoulder road into a major arterial capable of handling present as well as future traffic demands. In addition, the project fixes many dangerous side street blind spots and protects wildlife crossing linkages. It is a project several years in the making and Hunter Contracting Co. building it in less than two years,” said Paul Keesler, P.E., Director/Town Engineer, Department of Public Works, Town of Oro Valley.

They have been responsive to Town staff, our partners Pima County and the Regional Transportation Authority, along with providing excellent communication and response to the impacted property owners along La Cholla Boulevard. This project is on schedule and on budget. That’s saying something,” Keesler said.

     TEMPE, ARIZONA (July 20, 2020) – Engineering consulting firm Terracon has announced the promotion of Senior Scientist Jennifer Thies to Environmental Department Manager.

As Environmental Department Manager, Thies is responsible for overseeing the Environmental Services Groups. This includes Site Assessments, Investigation (Phase I /Phase II ESAs) and Remediation; Asbestos and Lead; Telecom; Environmental Planning; Industrial Hygiene; Solid Waste and Brownfields; and Regulatory Compliance.

Thies, who has been with Terracon for 3 years, will supervise the preparation of proposals and cost estimates to clients, implement staff training, development and performance. She will also lead business development activities to identify, develop, win and execute project opportunities and build and maintain client relationships. Thies is a Certified Environmental Manager and a registered Sanitarian.

     TUCSON, ARIZ. (July 16, 2020) – NAI Horizon represented the seller in the $11.55 million sale of a two-story, fully occupied medical building at 535 N. Wilmot Road, in Tucson.

Justin Lanne and Andrew Sternberg with NAI Horizon’s Tucson office represented the seller, 535 Wilmot Investors, an affiliate of The Schomac Group. The buyer, AP MP, LLC, an affiliate of MBRE Health Care, closed escrow on the investment property on July 7.

The asset is a 40,936 SF medical building which is wholly occupied and leased to Banner Health, Inc. Banner Health has been a long-term tenant and just renewed its lease for another 10 years. Banner’s Diamond Children’s Multispecialty Service Clinic and Whole Health Clinic occupy each floor of the building.

“I sold the empty building to an affiliate of the seller in December of 2002,” Lanne said. “The asset was held by a lending institution at that time. The previous tenant was Cigna Health Care.”

PHOENIX, ARIZ. (July 14, 2020): Sales of an industrial building and a retail building – both in the West Valley – highlight recent deals closed by NAI Horizon professionals. The deals totaled $520,000 and were closed by Matt Harper, CCIM, who also negotiated six long-term leases across the Valley.

Sale Transactions:

TEMPE, ARIZONA (July 13, 2020) – Terracon, an engineering consulting firm, is pleased to announce that Jennifer Tran, P.E., has been promoted to Senior Associate.

Terracon’s senior associate’s program recognizes and rewards employees who demonstrate consistently high performance and have strong potential for continued professional growth and career advancement.

Tran has been with Terracon for 14 years. Tran will continue her position of Senior Project Manager. Tran manages national accounts, clients and projects both locally and nationwide. She has served as office lead for the Terracon Avondale office since 2018. She also trains and mentors colleagues and reviews their work.

A native of Vietnam, Tran has been a resident of Litchfield Park, Arizona, since 2005. She graduated from the University of California-San Diego with a BS in structural engineering. She completed her MBA at Argosy University in Phoenix. Tran is a licensed professional engineer in Arizona, Texas and Nevada.

Away from the office, Tran enjoys cooking, traveling, fishing, “glamping” and spending time with her family.

    PHOENIX, ARIZONA (July 13, 2020) – As the COVID-19 pandemic takes its toll on business and industry in Arizona, in the spirit of being stronger together, the state’s two CCIM chapters have united in support of the commercial real estate industry.

Collaboration between the two chapters – Central Arizona CCIM and Southern Arizona CCIM – has included:

  • Regional activities as well as economic updates from CCIM Institute Chief Economist, K.C. Conway, MAI, CRE, CCIM.
  • Meaningful e-connection in support of chapter members and sponsors
  • Hosting webinars with relevant and timely content, increasing both chapters’ reach beyond the state. Content has included lender landscape; Arizona Commerce Authority incentives and opportunities; lease language and negotiations; insurance provisions; construction updates; and asset sector updates to name a few. These webinars are free and open to the community at large.
  • It’s not been all work. The chapters sponsored “Zoom Bingo” complete with prizes and have planned an upcoming virtual event “Deals and Drinks”.
  • The chapters have sponsored educational opportunities through continuing education renewal classes as well as on-line Ward Center and core classes through the CCIM Institute.

The CCIM Institute confers the Certified Commercial Investment Member designation. To earn the CCIM designation, commercial real estate professionals must complete more than 160 hours of case-study driven education covering topics such as interest-based negotiation, financial analysis, market analysis, user decision analysis, investment analysis, and ethics in commercial investment real estate.

Candidates must also compile a portfolio demonstrating the depth of their commercial real estate experience and pass a comprehensive examination.

“In these ever-changing and uncertain times, without the ability to get together for our usual meetings, it has become more important than ever to provide our members with critical information,” said Craig Finfrock, CCIM, Managing Member, Designated Broker at Commercial Retail Advisors in Tucson and CCIM’s Region 2 First Vice President. “The Central Arizona Chapter has been a leader in this area so it was an easy move to align ourselves with them.”
