GOODYEAR, Ariz. (April 30, 2024) – A triple play is rare in baseball, but tour three models at the master-planned community of Estrella and enter a raffle to win tickets behind home plate to the June 16 Arizona Diamondbacks Father’s Day game against the Chicago White Sox at Chase Field.
Estrella’s “Triple Play Giveaway” is simple. Participants must visit three different models and take a selfie at each model’s unique features before proceeding to “home plate,” the Estrella Welcome Center, 8175 Hillside Drive, Goodyear. At the “home plate,” participants show their selfies to the Community Ambassadors, who will manually enter them into the raffle.
“Triple Play Giveaway” begins Wednesday, May 1. The winner of four game tickets and a parking pass will be announced on Monday, June 10. The raffle, which ends June 9, is limited to the first 500 participants. Winners will be notified by email and/or text/phone.

PHOENIX, ARIZ. (April 29, 2024) – For 30 years, Cawley Architects has elevated collaboration to the pinnacle of its list of design strengths. That collaboration has played an important role in its relationship with Ottawa University Arizona (OUAZ) in Surprise, Arizona.
Cawley Architects embarks on its next milestone anniversary and further forges its relationship with OUAZ with its latest project at the school, the five-story university housing building Veritas Hall, 14380 W. Tierra Buena Lane in Surprise.
“It has been written many times that selecting the right architectural firm is one of the most important steps to guaranteeing a successful project, and for that reason we didn’t hesitate to once again select Cawley Architects, this time for the design of Veritas Hall, a multipurpose facility that contains office space, classrooms, and student housing,” said OUAZ President Dr. Dennis J. Tyner.
“The leadership team at Cawley already built a strong relationship with us when they worked diligently on the O’Dell Center, and through their actions they proved that they were an organization driven to building relationships while trying to maximize customer satisfaction. Their most recent design on Veritas Hall has only strengthened our relationship with their organization and we are thoroughly satisfied with our newest structure,” Dr. Tyner said.
Tyner added that the external appearance of the $18.35 million Veritas Hall matches perfectly with the architecture of the other buildings on campus, and the internal design of the residential suites has made those living spaces in highest demand by OUAZ students. Veritas Hall totals four floors and 192 beds.
The Cawley-OUAZ relationship began years ago with another relationship – between the four-year school and the City of Surprise. The Surprise City Council conceived the idea of a partnership with a university institution inside its 200-acre, city-owned civic and recreation campus.
Encouraging a seamless blend of education and public uses, the city council invited OUAZ to embark on a joint effort to benefit the citizens of Surprise, the state of Arizona, and Ottawa students. The school has served Metro Phoenix for the past 40 years and boasts more than 8,000 alumni in the Valley. As the needs of OUAZ have evolved, the partnership has been sustained, and the school has now proudly added the first phase of a new dormitory and academic facility to its ever-growing campus footprint.

Veritas Hall
“All successful projects begin with creating positive relationships. From the beginning, it was obvious to us that the City of Surprise and OUAZ would be collaborative partners,” said Cawley Architects President Paul Devers. “The teams understood the projects’ goals and worked together to design and deliver these essential buildings that will further the growth of the university and surrounding community.”
Encompassing 59,260 SF, Veritas Hall is immediately adjacent to Surprise City Hall and links OUAZ and the City of Surprise campuses, strengthening the vision the pair have endeavored to create. At 70 feet high, it is the tallest point including five stories in Surprise.
Veritas Hall was carefully designed to serve evolving student living needs, including 4,400 SF of additional classroom space, and providing a much-needed 5,250 SF office expansion for OUAZ’s growing faculty. Phase I consisted of 192 beds, and a future Phase II will provide an additional 212 bed spaces.
New classrooms on the ground floor allow flexibility for additional academic courses, scheduling, and short student travel times. These new spaces include state-of-the-art audio/video capabilities and ensure the school maintains smaller, intimate learning environments.
The four residential floors provide opportunities for students to experience campus living, from four-person bunked bedrooms to six-person dormitories that provide individual sleeping quarters. Each floor plan option includes private restrooms, kitchenettes, and dedicated living space. All floors are equipped with communal and private study space, with each floor including a unique “destination space” for students. A dedicated movie theatre brings the cinema to the students, and dedicated E-sports and tabletop gaming rooms provide a respite from study.
The decision to prioritize on-campus housing brought about several positive impacts for the City of Surprise and OUAZ. The increased presence of students within the campus area stimulates local businesses and fosters economic growth. With a more engaged on-campus community, cultural and social dynamics are thriving.
Continuing the collaborative relationship cultivated on previous projects, Cawley Architects, the City of Surprise, OUAZ, and Chasse Building Team successfully designed, permitted, and delivered this project in 15 months. (Veritas Hall opened in August 2023). The duration from design release to completed construction was an extremely short schedule during a time of supply chain and labor availability issues.
Despite facing challenges, the construction was successfully completed in a way that allowed the entire campus to continue its operations seamlessly.

PHOENIX, Ariz. (April 24, 2024) – ARCO Construction Company (ARCO) held a groundbreaking ceremony recently to begin Phase 3 of the Level Crossing Masterplan development with partners Hardy World, LLC and Silver Creek Development.
The ceremony was at the Level Crossing Masterplan site, located at 13550 N. Dysart Road, Surprise, Arizona. Situated on a 12.03-acre site, the third and final phase of the Level Crossing Masterplan development is a speculative warehouse totaling 150,615 SF.
The warehouse is geared toward logistics and distribution with the potential to be divided into three tenant spaces for maximum flexibility.
“This is our third project working with ARCO and our first working with Hardy World. We are really excited about this. PHOENIX, ARIZ. (April 23, 2024) – NAI Horizon represented the landlord in long-term leases for a pair of users, an auto resale company, and an auto repossession firm. The site at 4124 N. 6th Drive, in Phoenix, is a 3,600 SF industrial/retail building on a small lot and a second lot totaling 1.3 acres of completely fenced land.
NAI Horizon First Vice President Troy Giammarco and Vice President Joe Pequeno represented F&R 7th Ave Properties of Los Angeles in the building lease. The tenant is Auto Partners LLC of Phoenix. NAI Horizon represented the same landlord in the land lease. The tenant is Select Asset Recovery Group LLC.
“It’s rare to find two adjacent properties with the physical characteristics of these two,” Giammarco said. “We had been working with tenant representative on another deal on a piece of land which fell through. From start to finish, the deals were turned around in 2 1/2 weeks. The new tenants already had possession of the property.”
The industrial/retail property was built in 1964 and is centrally located between uptown and midtown Phoenix.

PHOENIX, ARIZONA (April 17, 2024) – NAI Horizon facilitated the sale of 16.58 acres on Interstate 10 in Vado, New Mexico. This land sale is a priority acquisition for the buyer, a leading EV charging infrastructure provider, as part of the U.S. Department of Transportation’s Charging and Fueling Infrastructure (CFI) Grant program.
NAI Horizon Executive Vice President Lane Neville and Senior Associate Cole Neville in Phoenix along with NAI 1st Valley Principal Randy McMillan in Las Cruces, New Mexico, represented the seller, Willa Esslinger Farms, LLC in the Vado land sale.
The property is located at the interchange of I-10 and Highway 227 in Vado, New Mexico, approximately halfway between Las Cruces, New Mexico, and El Paso, Texas.
“This land sale in Vado was part of two selected sites in Southern New Mexico, the other location is in Lordsburg, both serving as critical parts of the connected chain of recharging sites from Long Beach, California, to El Paso. The EV charging provider entered a joint application with the New Mexico Department of Transportation (NMDOT) selected to receive $63.8 million total in federal funding for the development of both New Mexico sites. To date, this is one of the largest grant awards in the first round of the CFI funding initiative. These sites are intended for EV charging to a critical freight corridor,” Lane Neville said.
The EV charging station sites in development are each separated by approximately 150 miles, all on the I-10 corridor. The two New Mexico sites will be bringing 20 megawatts of power in phase one, allowing for nine heavy-duty truck pull-through stalls, which will support around 300 trucks a day. Ultimately, the two sites in Southern New Mexico will provide more than 40 megawatts of power for EV recharging, supporting 500 trucks a day.
The leading EV charging infrastructure provider initially announced in 2022 its intention to build this critical I-10 recharging infrastructure, focusing on high-powered charging centers for regional distribution and trucking fleets moving products from the Port of Long Beach, through California, and Arizona to El Paso serving the West Texas market.
The EV fleet charging provider also has seven stations under development and planning in California and two stations in Arizona (Goodyear and Tucson). The New Mexico Department of Transportation selected the EV provider as its project partner in this grant award to deliver the key infrastructure, creating a strong public-private venture to accelerate the transition to zero-emission transportation along the I-10 corridor to achieve net-zero emissions by 2050.

PHOENIX, ARIZ. (April 16, 2024) – The 11th REIAC/Rockefeller Group Challenge will again offer a cash prize to a winning team of graduating Masters of Real Estate Development (MRED) students from Arizona State University’s W. P. Carey School of Business.
The event is May 2 at Arizona Country Club, 4668 E. Orange Blossom Lane, in Phoenix. Registration and networking begin at 3:30 p.m. The presentations are from 4 p.m. to 5 p.m. with voting and announcement of the winning team shortly after. A networking mixer will be held after the announcement.
“The membership of our REIAC chapter is grateful for the opportunity to work with Arizona State University and provide support and guidance to our next generation of developers in Arizona,” said REIAC Southwest President Arthur J. Three competing teams of graduating ASU MRED students will each present their response to a request for development proposal created by MRED and the City of Mesa for a 7.65-acre parcel of land located at the NEC of Main Street and North Stapley Drive owned by Mesa.
“This is their thesis – their culminating experience requiring use of all they have learned,” said Mark Stapp, Executive Director of the MRED program. “These projects are wicked problems that test students’ knowledge and would challenge anyone, even the most experienced of us.”
Each team will have 10 minutes to present. The winning team will be selected by REIAC members in the audience. Winning team members will each receive $1,000.
“The Rockefeller Group is honored to participate in what has become an annual tradition that has provided additional motivation for MRED students to be selected as one of the top three teams to compete in the Challenge,” said Mark Singerman, Past President of the REIAC Southwest Chapter and Vice President/Regional Director-Arizona for The Rockefeller Group, the event’s title sponsor.

The success of NAI Horizon’s 2023 Top Producers reflects the overall positive trends in the Metro Phoenix commercial real estate market with a range of specialties represented.
NAI Horizon professionals excelled in selling and leasing assets in the retail, industrial, office/medical office, land, and mobile home/RV markets. In addition, NAI Horizon property management professionals were responsible for 2.3 million square feet of industrial, office, and retail properties.

NAI Horizon Managing Director and retail expert Matt Harper, CCIM, was the firm’s Top Producer of 2023. Harper finished 2023 with an impressive total of 80 transactions, which led the Phoenix office, and was the No. 2 Top Producer in 2022 with 91 total transactions.
Notable deals closed in 2023 by Harper include representing the seller and the buyer in the $3.95 million disposition and acquisition of the popular and well-maintained retail center Olive Crossing in Glendale, Arizona; and representing the landlord in a retail lease with Simple Machine Brewing Company at the iconic Gaslight Building in downtown Glendale.

GOODYEAR, Ariz. (April 10, 2024) – The Estrella Welcome Center was awarded Best Sales Environment last weekend at the 2024 Major Achievements in Merchandising Excellence (MAME) Awards, hosted by the Home Builders Association of Central Arizona at the JW Marriott Desert Ridge Resort & Spa.
It was the second award this year for the newly refreshed Welcome Center. In February the Welcome Center earned a Silver Award and was a finalist for the Gold Award in the Best Community Welcome Center category in the National Association of Home Builders (NAHB) “The National Awards 2024” competition.
The MAME Awards recognize the exemplary efforts of builders and land developers; interior designers and architects; and sales managers and sales associates within Central Arizona. In winning the MAME Award, judges said the Welcome Center stood out for function, creativity, and design used in the office, as well as the use of tools and technologies.
The new Estrella Welcome Center is a collaborative effort led by Claudia Sieb of The Sieb Organization and the team from Creative License International.
“Over the years we have worked with the incredibly talented team at Creative License on many projects. We appreciate their collaboration as they truly understand the intersections of brand, visitor experience, proper space usage, and maximum impact,” said Sieb, Principal at The Sieb Organization. “They are so respectful of the budgets and the timelines, which makes everybody’s job easier. The MAME Awards each year draw an audience of more than 500, with the majority of attendees representing the Valley’s home-building companies. MAME honors the best in advertising, design, merchandising, and sales of the home building industry.

The Estrella Welcome Center, 8175 S. Hillside Drive, Goodyear, was completely reimagined including monument signage, on-building, directional, and parking signage designed by The Sieb Organization and manufactured by MSI. Interior refresh included a new space plan, technology, displays, furniture, murals, art, and more.
