Central Arizona CCIM Chapter offering workshops geared for today’s real estate market conditions  

     PHOENIX, ARIZ. (April 8, 2021) – The Central Arizona CCIM Chapter is making it easy for industry professionals to stay ahead of changing technology, market conditions and government regulations by taking a Ward Center workshop for real estate studies.

Real estate remains one of the largest contributors to gross domestic product across the globe. Whether it’s changes in the economy, the local market, or government programs and regulations, real-time information from the industry’s most renowned thinkers and practitioners is crucial.

Non-members taking the first workshop course will receive 2021 Chapter membership free. This will allow participants Central Arizona CCIM Chapter member pricing on all courses, events and socials.

The first workshop course, “Lease Modification Strategies & Solutions” will be held virtually from 9 a.m. to noon on Friday, April 30. Additional workshop courses are scheduled for August 15 and November 12.

As a result of the COVID-19 pandemic, mandatory closures and restrictions for businesses across the globe have severely impacted their ability to generate revenue, increasing the possibility of lease default. While the inability of tenants to pay rent greatly concerns commercial real estate professionals – especially in the retail and office sectors – much-needed mutually beneficial solutions are needed.

Instructors for the April 30 workshop course are Lydia Bennett, CCIM, CRE West Coast President and Soozi Jones Walker, CCIM, Commercial Executives RE Services President.

The course is also approved for 3 hours of General CE Credit (students will be emailed on the first day of the course with the CE documentation resources that they will need to complete in order to secure CE).

To earn the Certified Commercial Investment Member (CCIM) designation, commercial real estate professionals must complete more than 160 hours of case-study driven education covering topics such as interest-based negotiation, financial analysis, market analysis, user decision analysis, investment analysis, and ethics in commercial investment real estate. Candidates must also compile a portfolio demonstrating the depth of their commercial real estate experience and pass a comprehensive examination.

      PHOENIX, ARIZONA (April 7, 2021) – Four sales totaling $4.2 million for two buildings in Glendale, one building in Phoenix and 5 acres of land in Mesa, highlight recent deals closed by NAI Horizon professionals.

Sale Transactions:

Christopher Lewis negotiated the sale of an 11,700 SF office building representing the seller, Rick & Sharon Wilson for $2 million. The property is located at 7800 N. 59th Ave., Glendale, AZ. The buyer, EMPACT – Suicide Prevention Center, was represented by Kevin Lange with Reveal Concepts Company.

Matt Harper, CCIM, negotiated the purchase of a 3,105 SF retail building representing the buyer, KEMAD, LLC for $1.1 million. The property is located at 5907 W. Bethany Home Road, Glendale, AZ. The seller, 5907 W. Bethany Home Road, LLC was represented by Dave Lucas with Capital Pacific.

Mark Wilcke negotiated the sale of 5.18 acres of land representing the seller, Stehly Family Trust for $860,000. The property is located at NEC Mountain and Pecos roads, Mesa, AZ. The buyer, Sonoran Desert Property Holdings, LLC was represented by Matt McDougall with Lee & Associates.

     PHOENIX, ARIZONA (April 6, 2021) – NAI Horizon elevated eight brokerage professionals – including three who finished as a Top 10 Producer for 2020 – to First Vice President, Vice President and Senior Associate, titles befitting their contributions to the NAI team during a tumultuous year in the commercial real estate industry.

Promoted to First Vice President were Tom Bean, CCIM; Michael Gaida; Troy Giammarco; Horth Hong; Mike Kumelski; and Andrew Warner. Promoted to Vice President was Joe Pequeno. Promoted to Senior Associate was Logan Crum.

The ISG team specializes in the sale of multi-tenant office and retail properties throughout the Phoenix MSA.

Over the past four years, Crum has established relationships with local and national clients that are active in the western markets. The ISG team also focuses on land sales, site selection, and office leasing.

KB Home Acquires Two Large Land Parcels Totaling $9.2M for 109 Acres in the West Valley

Land Advisors Organization’s Metro Phoenix homebuilding team facilitated the deals

SCOTTSDALE, ARIZONA (April 5, 2021) – Land Advisors Organization’s Metro Phoenix Homebuilding team is pleased to announce the closing of two land sales in the much sought-after West Valley of Metro Phoenix on behalf of KB Home Phoenix, Inc. The two sales total $9.2 million for 109 acres, which is being developed into new homes.

Most recently, KB Home acquired nearly 80 acres of land located at the NWC of Apache Boulevard and Southern Avenue in Buckeye, Arizona, for $5.85 million from MPC Mystic, LLC. The site, known as Mystic Vista, is planned for approximately 293 lots in this first phase.  KB Home plans to offer a mix of single and two-story homes ranging in size from 1,300 to 2,900 square feet.  Land Advisors Organization’s homebuilding team of Ryan Semro, Ben Heglie and Bret Rinehart represented the seller in the transaction.

In addition, KB Home acquired nearly 30 acres on the SWC of Elwood Street and 83rd Avenue in Phoenix for $3.4 million. The site is planned to accommodate approximately 133 new single and two-story homes ranging from 1,400 to 2,600 square feet. The sale was facilitated by Land Advisors Organization’s homebuilding team of Greg Vogel, West Campbell, Rinehart and Semro who represented the seller, a family trust.

“We currently have five new communities in the West Valley and are thrilled to be expanding our footprint and offering our personalized, new homes in these thriving sub-markets,” said Kevin McAndrews, President of KB Home Phoenix division. “Buckeye continually ranks as one of the fastest-growing cities the U.S. and we are proud to be a part of that growth.”

Construction of KB Home’s two new communities in West Phoenix is expected to begin mid-2021. The homebuilder’s current new home communities in the region include Oak Park and Marbella Park in Avondale, Encantada Estates and The Traditions at Verrado in Buckeye and The Traditions at Marbella Ranch in Glendale.

Engineering consultant Terracon celebrates pair of honors for Sr. Staff Geologist Briana Li-Vidal

     TUCSON, ARIZ. (April 5, 2021) – Terracon Consulting, Inc. is proud to announce dual honors garnered recently by Senior Staff Geologist Briana Li-Vidal.

Li-Vidal, who has been with the engineering consulting firm for 3 years, earned the title of Registered Geologist (R.G.) and was honored with Terracon’s 2020 Emerging Leader Award for the Rocky Mountain Division. Li-Vidal transferred to Tucson from Terracon’s Nashville office in 2019.

Li-Vidal’s responsibilities include planning, conducting and overseeing Phase I Environmental Site Assessments (ESAs); Phase II ESAs and Limited Site Investigations which include soil, soil vapor and groundwater investigations and subsequent site remediation; and underground storage tank (UST) removal and permanent closure assessments.

“Briana has been an absolutely fantastic addition to our team,” said Derek D. Koller, Principal, Office and Environmental Department Manager of the Tucson office. “Not only has she earned her Registered Geologist (R.G.) and the Rocky Mountain Division Emerging Leader award since transferring, Briana also championed a Terracon Foundation Grant for the Southern Arizona Research, Science and Engineering Foundation (SARSEF) and has been involved in their What do You Wonder? A native of Gainesville, Georgia. Li-Vidal was raised in Grand Rapids, Michigan. She received her B.S. in geosciences-geology from Middle Tennessee State University in Murfreesboro, Tennessee and earned her master’s degree in engineering in geological sciences from Cornell University in Ithaca, N.Y.

Li-Vidal is a member of the Southern Arizona Environmental Management Society, SARSEF and volunteers with Agua Clara Reach and Tucson Clean and Beautiful.

Away from the office she enjoys hiking local trails, learning new languages, and playing Ultimate Frisbee.

ASU MRED students test their development acumen in 2021 REIAC/Rockefeller Challenge  

8th annual event lets teams compete for bragging rights and cash

 

     PHOENIX, ARIZ. (March 31, 2021) – The 8th REIAC/Rockefeller Group Challenge will again offer a cash prize to a winning team of graduating Masters of Real Estate Development (MRED) students from Arizona State University’s W. P. Carey School of Business.

This year’s competition will again be held via Zoom because of safety precautions related to the COVID-19 pandemic.

The event is April 28 and begins at 3 p.m. The presentations are from 3:15 to 4:15 p.m. with voting and announcement of the winning team at 4:30 p.m.

“The REIAC/Rockefeller Challenge has become one of our most anticipated and attended events. REIAC’s Program Committee and Board are proud to continue the relationship with ASU’s MRED program and look forward to this year’s event,” said REIAC Southwest President Dave Kross.

This year the subject property is 30 vacant acres at the southwest corner of 43rd Avenue and Thunderbird Road. It’s a portion of the ASU West Campus earmarked for potential commercial development that would benefit the surrounding community and the campus. Students will make proposals to University Realty and ASU to act as co-developer with University Realty.

“This is their thesis – their culminating experience requiring use of all they have learned,” said Mark Stapp, Executive Director of the MRED program. “These projects are wicked problems that test students’ knowledge and would challenge anyone, even the most experienced of us.”

Danelle Plaza in Tempe was the focus of the three teams competing in last year’s challenge. At the end of the presentations, all of which included various mixed-use solutions, the audience voted on Zoom. New Borough Developments was voted the 2020 winner for its proposed $16.7 million project with retail, multifamily and a fabric fashion incubator.

Each team is allotted 10 minutes to present a development solution for a storied piece of Arizona commercial real estate, followed by questions from the audience. Audience members will vote to choose the winning team after the presentations, awarding each winning team member a $1,000 check up to $6,000.

“The Rockefeller Group is honored to participate in what has become an annual tradition that has provided additional motivation for MRED students to be selected as one of the top three teams to compete in the Challenge,” said Mark Singerman, Past President of the REIAC Southwest Chapter and Vice President/Regional Director-Arizona for The Rockefeller Group, the event’s title sponsor.

SCOTTSDALE, ARIZONA (March 29, 2021) – Last year’s in-person Trends Day attracted a record number of participants. Join ULI Arizona for the 16th Annual Trends Days, this year a three-day virtual program of deep-dive content.

The 2021 event, April 20-22, brings together more than 40 top industry experts from across the globe. They will discuss the most current real estate trends with a focus on what to expect in the future, where the best opportunities can be found, and how these components affect both public and private sector partners.

ULI Arizona’s Trends Day is recognized as the third-largest ULI program globally. The COVID-19 pandemic has made it necessary to hold a virtual event. Trends Day 2021 will be spread across three mornings to avoid Zoom fatigue, making it easier to attend.

Heather Reading joins Land Advisors Organization to lead firm’s new Land Conservation team 

   Scottsdale, Ariz. (March 26, 2021) – Land Advisors Organization announces the formation of its Land Conservation team, which specializes in facilitating real estate transactions that conserve important land and water resources, with an aim towards balancing the built and natural environments.

Conservation advisory services are customized to the unique needs of each client, which range from multi-generational landowners to new purchasers; from developers to land trusts; and from government agencies to local communities. Services provided by the Land Conservation team include:

  • Developing effective mitigation strategies to offset development impacts;

  • Extensive expertise in drafting and negotiating conservation easements;
  • Negotiating and completing complex conservation transactions

Heather Reading is leading the new Land Conservation team with Pete Johnson, Large Land Advisor. They each bring more than 20 years of expertise in land and water conservation to Land Advisors Organization. The team provides advisory services that help solve land use and resource challenges; protect drinking water supplies; improve recreational opportunities; and contribute to vibrant economies.

As the former land and water protection director for The Nature Conservancy in Arizona, Reading has extensive experience negotiating complex real estate transactions; developing market-based land and water conservation solutions; facilitating public-private partnerships; shaping public policy; and working with agricultural families to save their working farms and ranches.

Reading earned a Bachelor of Science in Biology and Master of Science in Forestry from Northern Arizona University, in Flagstaff, Arizona. She is a member of the Land Trust Alliance, The Nature Conservancy, American Farmland Trust, and the Urban Land Institute, and serves in an advisory capacity for several local land trusts.

      PHOENIX, ARIZONA (March 24, 2021) – NAI Horizon elevated a number of professionals to leadership positions as the brokerage and property management firm continued to grow in the midst of a trying year.

Lane Neville, who was promoted to Executive Vice President, was the office’s top producer for 2020. Denise Nunez, last year’s top producer was No. 2 on the list and was promoted to Managing Director.

Neville has been with NAI Horizon for 10 years. He is the brokerage team leader for the Investment Services Group (ISG) and the Special Asset Solutions group (SAS).   Besides garnering Top 10 producer honors in 2020, he also closed the firm’s largest sale transaction last year.      PHOENIX, ARIZONA (March 23, 2021) – Two land sales totaling almost $5 million – one in Phoenix and another in Casa Grande – highlight recent deals closed by NAI Horizon professionals.

Sale Transactions:

Isy Sonabend and Drew Eisen negotiated the sale of 10 acres of land representing the seller, 4 P’s LLLP for $4.57 million. The property is located at 3232 S. 48th Street, Phoenix, AZ. The buyer, ViaWest was self-represented.

Dylan Whitwer, Laurel Lewis and Don Morrow negotiated the sale of a 1,800 SF office building representing both the seller, E&R Real Estate, LLC and the buyer, The Estancia Community Association, Inc. for $345,000. The property is located at 10025 E. Dynamite Blvd., Scottsdale, AZ.

Mark Wilcke negotiated the sale of 15 acres of land representing both the seller, SW-DEVCO 4, LLC and the buyer, LKY VAL VIST 15, LLC for $225,000. The property is located west of the SWC I-10 & Val Vista Road, Casa Grande, AZ.
