     PHOENIX, ARIZ. (Dec. 17, 2024) – The Muller Company, a real estate investment, development, and management firm that excels in acquiring and repositioning commercial properties, is proud to announce that two of its Senior Property Managers have been named 2024 Certified Property Manager (CPM) of the Year by their respective IREM chapters.

Genna Goldberg, CPM, was named CPM of the Year by IREM Greater Phoenix for her legislative work in Washington, D.C. Amy Martin, CPM, RPA, FMA, LEED GA, was named CPM of the Year by IREM Los Angeles for overall leadership in 2024.

IREM, the Institute of Real Estate Management, is the industry voice for real estate management with more than 20,000 leaders in commercial and residential management who benefit from its education programs, certifications, and networking.

A Senior Property Manager, Goldberg joined The Muller Company in 2009 (15 years). She has extensive experience managing industrial, office, and retail properties over her career. She directs day-to-day operations including overseeing property renovations, leasing activity, legal, support staff, maintenance, and vendors.

A native of Chicago, Goldberg is active in IREM Greater Phoenix and several other industry groups in the Valley. She has served on the IREM National Advocacy Committee, the IREM National Governing Council, and was President of IREM Greater Phoenix in 2013 and 2018. Goldberg is also active in NAIOP Arizona.

Goldberg gives back to the community supporting the Xavier Mothers’ Guild and Toys for Tots. Away from the office she enjoys traveling with her daughter for beach volleyball.

Martin, also a Senior Property Manager, joined The Muller Company in 2006 (18 years). She provides oversight and leasing for a 155,000 SF medical office building with almost 100 tenants. Martin is responsible for training, developing, and managing a staff of 22 consisting of an assistant property manager, an engineer, contracted security, janitorial, and parking personnel.

A native of Flint, Michigan, Martin is actively involved with IREM Los Angeles, BOMA Greater Los Angeles, and USGBC. In 2019 she served as President of IREM Greater Los Angeles. Martin is a two-time nominee for BOMA Greater Los Angeles Property Manager of the Year and a three-time TOBY Award winner.

Martin is an accomplished abstract artist who says her inspiration comes from her husband, music, and her love of color. Martin is an avid crocheter and a die-hard Los Angeles Lakers fan.

     PHOENIX, ARIZONA (Dec. 17, 2024) – NAI Horizon facilitated a long-term retail lease at the Shops at Norterra, 2450 W. Happy Valley Road, in Phoenix.

NAI Horizon represented Modern Mods Norterra LLC in a new, 5,053 SF long-term lease totaling almost $940,000. Associate Brandon Hall led the NAI Horizon team in the transaction. Other team members included Managing Director Lane Neville, Senior Associate Cole Neville, and Associates Whitney Heritage and Matt Westra.

“Our team had been working on the Modern Mod’s requirement for a little over a year and we narrowed in on North Phoenix for their next regional retail location,” Hall said. “Only one suite at Norterra became available and though it was a bit bigger than their requirements, we were able to structure a plan to consolidate their office/training facilities under one roof. This and their new retail piercing location allowed us to seize the opportunity to be at Norterra. It was great working with Heather and Bobby Moss and our team is thrilled to see how the space turned out.”

With locations at Arrowhead Town Centre in Glendale, Arizona, and Chandler Fashion Center in Chandler, Arizona, Modern Mods offers ear piercing and curation; facial and oral piercing; body piercing; and permanent jewelry.

The Shops at Norterra is a 354,000 SF lifestyle center featuring specialty retailers and junior anchors located in the rapidly expanding north Phoenix submarket known as the Black Canyon Corridor. The Shops at Norterra creates a village-like atmosphere with abundant pedestrian walkways.

     TEMPE, ARIZ.  (Dec. 16, 2024) – Focusing on the next phase of its strategic growth plan, Caliente Construction Inc., a woman-owned full service general contractor, has promoted Micheal L. Hansberger Jr. CPA, CCIFP, to Chief Financial Officer.

In transitioning into his new role, Hansberger succeeds Lisa Autino, CPA, CCIFP, Caliente’s CFO for the past 10 years. Autino will assume the title of CFO Emeritus and serve on the Caliente Governing Board.

Formerly Caliente’s Financial System Manager, Hansberger will assume responsibility for the financial accounting and reporting functions for the company. Hansberger has been with Caliente for 5 years.

A native of Yuma, Arizona, Hansberger earned a Bachelor of Science degree in accounting from Northern Arizona University in Flagstaff. He is Vice President of the Construction Financial Management Association and becomes its President in April, 2025.

Hansberger served as Treasurer/Board Member with the Phoenix Theatre Company for 14 years. Away from the office he enjoys hiking, traveling, cooking, and collecting vintage cookbooks.

     PHOENIX, ARIZ. (Dec. 10, 2024) – Outpacing growth in scale and size of transactions from past years, the Kidder Mathews Healthcare Real Estate Services team is celebrating another successful year and looking ahead to 2025.

As the Valley’s population grows, so does the demand for healthcare real estate. Closing the books on 2024, the team facilitated 163 transactions (141 leases and 12 sales) totaling 884,000 SF and $176 million in total consideration.

“The strength of our team stems from the emphasis we put into fostering relationships with our clients and fellow brokers within the marketplace,” said Senior Vice President Michael Dupuy. “The team is always the first call from healthcare professionals, healthcare groups, brokers, landlords and investors to learn about availabilities within the market and/or guidance on purchase or leasing opportunities thanks to their existing relationships and expertise. This past year was no exception. Looking ahead to 2025, we are working on new deals in the pipeline or under contract including new investment sale opportunities.”

The rest of the team comprises Senior Vice President Fletcher Perry; Senior Vice President Perry Gabuzzi, CCIM; Senior Vice President Rachael Thompson; Associate Chad Sutton; Associate Zack Harris; and Senior Brokerage Coordinator Rachel Wahlers. The Metro Phoenix medical outpatient building (MOB) market was vibrant during the third quarter of 2023. Direct vacancy rate was slightly lower from 12.5 percent in 3Q 2023 compared to 12.6 percent for 3Q 2022. Asking rates increased to $29.44/SF in 3Q 2023 compared to $27.89/SF in 3Q 2022. The team expects rental rates to continue rising due to shrinking supply and rising costs of construction.

Notable deals closed by the team in 2024:

♦️Sale of 6309 E. Baywood Ave., Mesa, Arizona, represented the buyer in a 30,117 SF ASC sale that totaled $15.4 million.

♦️Leasing activity on Banner Del Webb and Banner Boswell Campuses in the on-campus medical office buildings totaling 39,159 SF.

The team exclusively represent healthcare tenants, landlords, investors and developers nationally. It is a full-service team with a combined 75+ years of experience in tenant and landlord representation, investment sales and development in the healthcare sphere. Each team member has a specific role within their sector to cover all bases.

Dupuy, with more than 16 years of experience, focuses solely on investment sales. He established the team with Perry in 2008. Perry, also with more than 16 years of experience, represents national and local healthcare groups, focusing exclusively on tenant representation.

Gabuzzi focuses on landlord representation, tenant representation, and investment sales. He possesses 17 years of experience and joined the team in December 2021. Thompson concentrates on landlord representation with institutional and private ownership groups. She brings 21 years of experience and joined the team in 2015.

The team works with institutional and private capital ownership groups including Healthcare Realty Trust, Remedy, Anchor Health Properties, Cypress Office Properties, Ventas/Lillibridge, National Healthcare Properties, Global Medical REIT, Nationwide Realty Investors, Montecito Medical, Caddis, and Woodside Health among others. Additionally, the team works with numerous tenants in the Valley’s healthcare field.

     PHOENIX, ARIZONA (Dec. 10, 2024) – NAI Horizon is proud to announce that Joan Krueger, a First Vice President on the firm’s office team, has been appointed to the SRP Customer Utility Panel (CUP).

The SRP board appointed Krueger as a new member of the Customer Utility Panel at its December 2 meeting. Her appointment is effective January 2025.

As a part of SRP’s office of Strategic Engagement, CUP members play a vital role in offering comments, input, and recommendations to SRP’s District Board and Management on various topics, including electric pricing, generation resource mix, community activities, public processes, and more.

Krueger will also amplify the voice of SRP electric customers who reside outside the District voting boundary.

Krueger focuses on office, retail, light industrial, and land asset classes. She works in the vibrant Southeast Valley of Metro Phoenix. She joined NAI Horizon in 2018.

Before entering commercial real estate, Krueger, a native of Wisconsin, worked in the technology sector in international business development for more than 30 years. She gained a wealth of experience during four years on the Gilbert Town Council, including a year as Vice Mayor; and six years with the Gilbert Planning Commission.

These experiences taught her about entitlements, one of her biggest passions, and residential and commercial development requirements and processes. Krueger is an Adjunct Professor at South Mountain Community College in Phoenix, where she instructs aspiring real estate professionals.

Kathryn Rhinehart, CMP, RPA, LEED GA, with NAI Horizon, will serve her second term as President in 2025.      PHOENIX, ARIZONA (Dec. 5, 2024) – With more than 40 years of property management experience and leadership roles in the industry, Kathryn Rhinehart, CPM, RPA, LEED GA, joins NAI Horizon as Senior Property Manager.

Rhinehart, President of the BOMA Greater Phoenix chapter in 2024 and 2025, will be responsible for the day-to-day management of NAI Horizon’s real estate assets. She joins NAI Horizon after 3 years at Mode Commercial Management, where she managed medical, office, retail, and industrial properties throughout Arizona.

“An experienced Senior Property Manager is more than a caretaker of buildings, this professional is a guardian of investments and a key architect of sustainable growth. NAI Horizon is getting that and more with the hiring of Kathryn Rhinehart and we couldn’t be more excited to have her join our team,” said NAI Horizon Designated Broker Kelle Rice. “Kathryn’s experience will ensure the smooth and profitable operation of every property under the NAI Horizon watch.”

Rhinehart’s property management experience includes 18 years in the San Francisco Bay area and 22 years in Arizona. “After 40 years in the industry, I still have a strong passion for property management,” said Rhinehart, whose industry organization experience is just as impressive.

Rhinehart has been a member of BOMA (Building Owners and Managers Association) Greater Phoenix since 2003. She has served as President in 2024, and will do so again in 2025. She was Vice President in 2022 and 2023. Rhinehart has served on the BOMA Greater Phoenix Board of Directors for 7 years.

Over the years Rhinehart has worked on numerous BOMA Greater Phoenix committees. She is also a certified education instructor. She was a TOBY International Building judge and TOBY Pacific Southwest Building judge in 2013. Her BOMA Phoenix awards include Service to the Profession, 2022; Positive Attitude, 2021; and Property Manager of the Year, 2020.

Rhinehart was a member of BOMA Silicon Valley from 1987 to 2022. She has been a member of IREM (Institute of Real Estate Management) Greater Phoenix since 2010 and is a current member of USGBC (United States Green Building Council).

Her past experience includes SPM at Davis Southwest and YAM Properties; VEREIT (Cole), Regional Property Manager; CBRE, Senior Real Estate Manager; and The Plaza Companies, Director.

A native of San Jose, California, Rhinehart enjoys traveling and has been to Europe numerous times. She is a mother to two sons and has two granddaughters. She gives back to the community, volunteering with St. Vincent de Paul in Phoenix and the Arizona Humane Society. One of her pets, Gemma, is an adopted kitten. Jax is the other family cat.

     TEMPE, Ariz. (Nov. 20, 2024) – The Terracon Foundation announced two grants to Arizona State University and one grant to the University of Arizona totaling $18,500.

At ASU, a $5,000 grant will help fund a new program for undergraduate students in the university’s School of Human Evolution and Social Change (SHESC) in its College of Liberal Arts and Sciences. A $7,500 grant will fund Terracon scholarships.

The Terracon Foundation also announced a $6,000 grant supporting the Terracon Foundation Funds for UA’s Geotechnical and Civil Engineering Student Stipends program.

Terracon Foundation’s $5,000 ASU grant to SHESC is intended to help advance training and create a career path for individuals to do federal-level cultural and biological assessments—integral elements of successful private sector projects. The $7,500 grant will be used to award Terracon scholarships to students with financial need pursuing undergraduate or graduate degrees in civil engineering.

The Terracon Foundation’s $6,000 UA grant will be used to award scholarships to students in the Doctor of Philosophy in Civil Engineering, Master of Science in Civil Engineering, and Master of Engineering academic programs.

ASU is a public research university and is one of the largest public universities by enrollment in the United States. It offers more than 800 undergraduate and graduate degrees, minors, and certificates across a range of academic disciplines. UA is a public land grant university offering approximately 150 majors and is ranked No. 7 in physical sciences research by the National Science Foundation.

The Terracon Foundation encourages employees to submit grant requests each year for organizations focused on education as well as the built and natural environment. To date, the Terracon Foundation has granted more than $4 million to community organizations, universities, dependents of employees, and disaster relief efforts.

     PHOENIX, ARIZONA (Nov. 19, 2024) – NAI Horizon is pleased to announce that Lane Neville has been promoted to Managing Director. Neville is a veteran investment sales specialist and brokerage team leader for the Investment Services Group (ISG), Healthcare Advisory Group (HAG), and the Special Asset Solutions group (SAS) at NAI Horizon, headquartered in Phoenix.

Neville, a Principal Partner and Board Member at the firm, was promoted from Executive Vice President, a position he has held at NAI Horizon for the past four years. He possesses more than 38 years of diversified real estate experience focused on investment sales and portfolio leasing.

Areas of expertise include disposition and acquisition, valuation services, underwriting, and land sales. Over his career, Neville has completed more than 1,400 sale and lease transactions valued in excess of $1.6 billion.

He began his commercial real estate career as a high-rise office leasing agent with CBS Property Services in 1987.

Throughout his career Neville has held several senior real estate executive positions with national property and brokerage companies. He served as Managing Director of the Western Region for Kennedy-Wilson Properties; Director of Leasing and Brokerage for Insignia/ESG; and Senior Marketing Manager at Tishman West Companies.

Neville has been an NAI Horizon “Top 10” Producer from 2012 through 2024. In 2020, he was the firm’s No. 1 Producer. Neville also serves a mentor.

“As a group, we have added experienced brokers to our company through strategic recruiting and have also grown through a strong internal training program focused on new agents graduating from college,” Neville said. “Spearheading our training program over the past two years has become a passion of mine.
