     PHOENIX, ARIZONA (April 13, 2023) – An NAI Horizon office properties team facilitated four long-term leases in the Valley totaling more than 15,000 SF, highlighting the firm’s recent deals. Among the deals brokered by Troy Giammarco and Joe Pequeno was a long-term lease for 11,270 SF in Phoenix.

Lease Transactions:

Troy Giammarco and Joe Pequeno represented the tenant, Imani Capital Holdings Inc., in a 60-month office lease for 11,270 SF at 4550 N. Black Canyon Highway, Phoenix, AZ 85017. The landlord, 4550 N. Black Canyon Hwy, LLC, was represented by Jonathan Levy with SVN.

Chris Gerow, Shelby Tworek and Gabe Ortega represented the tenant, T.L. Tea, LLC, in a 120-month retail lease for 1,260 SF at 2743 South Market St., Gilbert, AZ. The landlord, San Tan MP, LP, was represented by Brian G. Pyke with Retail Insite.

SCOTTSDALE, ARIZ. (April 12, 2023) — Diversified Partners, the leading Scottsdale real estate brokerage and development company, announced the groundbreaking for its Mercy Center development project, located at 3635 S. Val Vista Drive in Gilbert, Ariz.

The groundbreaking ceremony, held on April 6, was attended by a large crowd, which included Gilbert Mayor Brigette Peterson, Councilmember Bobbi Buchli, Councilmember Jim Torgeson, Gilbert Chamber of Commerce President and CEO, Sarah Watts, among others.

The construction will be led by Sigma Contracting, Upward Architects will serve as the project’s architect and Rick Engineering Company will serve as the civil engineering firm.

Nestled in the heart of the Mercy Gilbert medical district, the $125 million project will cover more than 11 acres. A two-story, flagship Starbucks with unique firepit feature and patio space on both levels will sit on front of Val Vista Drive. The development will also feature a two-story retail, restaurant, and office space, which has already attracted a variety of tenants, including Gallery Nails, Nautical Bowls, Live Hydration Spa, Prizm Dental, Singh Dhillon Pediatric Dentistry, and Willow Midwife.

“I love seeing developments provide well-planned solutions to needs within our community. This development includes two hotels that will provide necessary and quality hospitality choices for families and visitors of loved ones at Mercy Gilbert Medical Center and the soon-to-open, Phoenix Children’s Hospital, just steps across the street,” said Mayor Brigette Peterson. “This development also includes a one-of-a-kind two-story Starbucks that will allow hospital staff, visitors, and community members to grab a quality beverage, relax at a table or sit by a firepit on one of the patios. The building design will feature a unique concept, similar to Diversified Partner’s project on Scottsdale Road and Chauncey Lane (where the restaurant Cold Beers & Cheeseburgers is located). Restaurant drive-thrus actually go through the building.

The eastern half of the property will be home to a five-story Residence Inn by Marriott, a Homewood Suites Hotel and a regional headquarters for Bell Bank on an exquisitely designed, three-story bank building. Other popular tenants that will be joining the Mercy Center include Chipotle and 7-Eleven.

     PHOENIX, ARIZONA (April 11, 2023) – A purveyor of luxury food supplies to the hotel and restaurant industries is expanding its warehouse and cold storage space by taking 46,339 SF at 3717 W. Washington St., in Phoenix, in the Reywest Commerce Park.

NAI Horizon Executive Managing Director Isy Sonabend and Associate Drew Eisen represented The Chef’s Warehouse West Coast LLC of Phoenix and Ridgefield, Connecticut, in a long-term lease valued at $8.55 million.

The Chef’s Warehouse is a purveyor and curator of the world’s finest specialty foods, supplies, and ingredients for fine dining at hotels, restaurants, country clubs, and fine food stores. The supplier is moving out of a smaller warehouse in Tempe.

“Culinary should be added to the ‘5 Cs’ that once described Arizona’s economic drivers. The hospitality industry is back to pre-pandemic levels, and the Arizona culinary experience is soaring, enhanced by the variety of premier food products and ingredients sourced by The Chef’s Warehouse,” Sonabend said. “This larger space will add to its already noteworthy presence in the Valley.”

This property at 3717 Washington St., in Reywest Commerce Park, was built in 1991 and renovated in 2012. It features cold storage warehousing with cold loading dock and a large secure truck court.

     PHOENIX, ARIZONA (April 6, 2023) – The residents of Sun City Oro Valley are beneficiaries of a new community center, thanks to a sale facilitated by NAI Horizon.

First Vice President Michael Gaida represented the seller, Oro Valley Holdings, LLC, in the $4.5 million disposition of the Copper Health Oro Valley property at 1119 E. Rancho Vistoso Blvd., in Oro Valley.

The buyer was the Sun City Oro Valley Community Association.

The seller was in contract negotiations with a national skilled nursing operator for several months that never materialized in a sale, Gaida said. The ownership group decided to shutter the business, transfer patients, and sell the real estate alone.

There was immediate interest in the real estate from several rehabilitation operators looking for space. Sun City Oro Valley was land-locked on commercial building space, making the property that much more attractive.

“Mark Wade, General Manager of the community association, had been actively seeking properties that could be used as a civic center for activities; this property and layout fit perfectly for the needs of the neighborhood association,” Gaida said. “Mark had stiff competition. There were three other active buyer letters of intent to purchase within the first two weeks of listing. Mark came through for his community and neighbors.”

The building, which served as a skilled nursing and rehabilitation facility, totals 22,260 SF.

     TEMPE, ARIZ. (April 5, 2023) — Big-D Construction Southwest is proud to announce it has expanded its presence in Arizona with the hiring of a director of preconstruction and a director of multi-family.

The general contracting firm hired industry experts Rod Miller as director of preconstruction and Theresa Schultz as director of multi-family.

Miller will be responsible for assisting the preconstruction team to serve Big-D Construction clients in the early stages of a project. This includes pricing, scheduling, and assisting design teams in conjunction with its trade partners.

Schultz will serve as director of Big-D Construction’s multi-family construction operations teams.

He and his wife give back to the community by helping refugees through several non-profit organizations in the Valley.

Schultz previously worked at Ryan Companies US for 8 years, and at Opus West Corporation for 12 years. She served as senior project manager and director of construction at Ryan. Schultz served as project manager and director of construction at Opus West.

A native of Chicago, Schultz grew up in St. Louis. She earned a BS in architectural engineering from Kansas University and a master’s degree in construction management from Washington University in St. Louis.

Phillips possesses more than 38 years of technical and management experience in the construction materials and engineering industry. As a Senior Pavement Materials Consultant, he supports projects throughout the United States. His experience includes significant project work in pavement design, including highways, airports and military pavements.

Phillips also specializes in materials engineering, quality assurance and quality control, materials testing, and advanced pavement analysis and consulting. He has been extensively involved in providing standard and mechanistic pavement analysis, forensic investigations and materials engineering to a variety of projects throughout the U.S.

Ramon Padilla P.E.

Padilla has more than 20 years of professional experience on a wide variety of projects mainly in Arizona. He is the Geotechnical Department Manager for the Phoenix office and supports a team of 16 geotechnical professionals.

His experience includes geotechnical investigations and studies for county, municipal, and state projects, bridge and roadway-related structures, federal/military facilities, renewable energy structures, forensic evaluations, embankments, slopes, infrastructure, and commercial and industrial developments.

    PHOENIX, ARIZ. (March 30, 2023) — Infrastructure, site selection and clean energy, building an entrepreneurial ecosystem, and practical housing solutions are just a few of the topics that will be covered as the Arizona Association for Economic Development (AAED) announced the schedule for its annual spring gathering.

The AAED Spring Conference, “Sun, Sand & Success,” is scheduled for April 26-28 at Loews Ventana Canyon Resort & Spa in Tucson.

The three-day conference kicks off on April 26 with the annual golf tournament in the afternoon at the Ventana Canyon Club & Lodge and an opening reception.

Kiah Erlich, Head of Astronaut Sales and Corporate Partnerships for Blue Origin, opens the first full day of the conference with a keynote address, “Sun, Sand, and Arizona’s Space Economy.” Erlich will explain how Blue Origin is affecting tourism in the space industry and how it can benefit Arizona’s economy.

Erlich has spent most of her career in the aerospace industry having led multiple $300 million-plus avionics and software businesses for Honeywell Aerospace, including several acquisitions. Three years ago, she was offered a once-in-lifetime opportunity to pivot her career and join the space industry as the Director of NASA sales for orbital launch.

Morning panel discussions include implementing job quality and building the future, infrastructure, and economic development. Scheduled to give the keynote lunch address is Sandra Watson, President and CEO of the Arizona Commerce Authority.

     PHOENIX, ARIZONA (March 22, 2023) – NAI Horizon Principal Denise Nunez announced that Edward Milton, an investment sales specialist since 2015, has joined the NAI National Self-Storage Investment Group in Seattle and will represent buyers, sellers, and developers of self-storage facilities throughout the Pacific Northwest.

Concurrently, Milton has joined NAI Puget Sound Properties in Seattle and is licensed with the firm.

Milton is a knowledgeable and trusted real estate investment advisor specializing in the acquisition, sales, and development of self-storage facilities. He has worked in various aspects of investment property sales. More recently he started to specialize in self-storage properties, including facilitating a self-storage property sale in Bend, Oregon, that totaled nearly 23,000 SF with 146 units for $4.2 million.

“Bringing Edward Milton on is a great expansion for the National Self-Storage Investment Group as the Pacific Northwest has increasingly become a very active region in the self-storage industry with private owner/investors, family-run self-storage operators, developers that specialize in the niche, and the public REITs that invest exclusively in self-storage,” Nunez said.

Nunez, a Principal with NAI Horizon, is based in Phoenix and is the Executive Managing Director of the National Self-Storage Investment Group. She has worked in the self-storage industry for more than two decades and has closed transactions in more than a dozen states.

She is actively building out a national self-storage practice under the NAI Global brand. Prior to moving to Seattle in 1995, Milton graduated from St. Lawrence University in Canton, New York, in the top 2 percent of his class with a double major in environmental studies and psychology. While attending college, he played Division III football and track and field. He also served as the president of his pledge class for Sigma Alpha Epsilon. Away from work, Edward enjoys traveling, hiking, and spending time with his seven children and beautiful wife.

    PHOENIX, ARIZONA (March 21, 2023) – A national supplier of electrical supplies to electrical contractors increased its footprint in the Valley by leasing 138,000 SF at Reywest Industrial Park in Phoenix.

NAI Horizon Executive Managing Director Isy Sonabend and Associate Drew Eisen represented Elliott Electric Supply of Nacogdoches, Texas, in a long-term lease totaling $8 million at 121 S. 39th Ave.

Elliott Electric was a tenant at 121 S. 39th Ave., in Phoenix in 65,000 SF of industrial space. With the new lease, Elliott Electric expanded to 138,000 SF and extended its lease for 7 years.

“This lease represents Elliott Electric’s continued commitment to growing its brand in Arizona,” Sonabend said. “As well, it indicates the ongoing construction machine in Arizona. This is a unique family-owned business run by patriarch Bill Elliott, who just celebrated his 85th birthday, by being at work, on time, as always.”

NAI Horizon has also represented Elliott Electric in four “satellite” sites around the Valley the past five years. Each satellite is approximately 15,000 SF and is stocked with product from the distribution center of 138,000 SF.
