     TEMPE, ARIZ. (Oct. 27, 2022) ‒ For an industry to grow and continue to be relevant and remain a part of the greater business community, it must attract, educate, and retain young professionals.

Through its Young Professionals group and robust student chapter, the Greater Phoenix Chapter of IFMA, the world’s largest and most widely recognized international association for facility management professionals, is doing exactly that – making the presence of the facilities management industry known to young workers.

“Supporting young professionals’ development has been one of my focus points within IFMA globally,” said IFMA Greater Phoenix member Ted Ritter, LEED AP, PBD, PMP, IFMA Fellow, Principal at LMI360. “It’s great to see the YP group within the IFMA Phoenix Chapter gaining traction. Our student chapter is fully engaged as well.”

IFMA Greater Phoenix and other chapters around the U.S. are getting widespread support from the IFMA Foundation through an ambassador’s program and a growth initiative.

Facilities management is a $1.1 trillion global industry with 25 million facilities management professionals. Those figures alone should make it an attractive occupation, but there’s still work to be done in educating, recruiting, and retaining young people.

“The goal is to get young people inspired to pursue a career in facilities management,” said MJ Nagarajan Gomathi, CFM, FMP, SFP, FMG, Facilities Project Manager with Terracon, and a chapter mentor. “We are able to reach out to them through the Phoenix Student Chapter’s programs and young professional committee’s initiatives.”

With technology driving the industry, Gomathi said career aspirations in facilities management can be limitless. Anything associated with the built environment can be a part of facilities management, she said. The same applies to tech support.

“We have a yearlong mentorship program underway, where we pair our highly experienced industry professionals with young professional / student members for one-on-one interactions” Gomathi explained. “This is an excellent way to help them create a path toward a facilities management career.”

Industry data suggest that COVID-19 “expanded the scope of a facility manager’s responsibilities, and at the same time saw an increased demand for facilities managers.”  Maintaining a building for the benefit of its occupant is the facilities manager’s responsibility from HVAC systems maintenance to emergency planning, to energy consumption, to overseeing all aspects of communication in the building.

However, facilities management isn’t as well-publicized a viable career option for young professionals.

“Many college students are not exposed to the facilities management career path, if ever until they are already years into their respective majors,” wrote academics Roscoe Hightower, Jr., Ph.D. and James Highsmith in a paper for the International Journal of Facility Management“Unfortunately, without proper marketing programs in conjunction with high-quality undergraduate and graduate degree programs, the U.S. and other Western hemisphere nations may never produce enough (facilities managers) to meet industry demand.”

According to the IJFM paper, facility management is considered a specialized process-and-services-based profession. After the pandemic, it states, facilities managers graduated to a highly-specialized role. And the results have been positive.

Companies have recognized this shift and demand for facilities managers has surged. In 2021, the global facilities management market was valued at $42.2 billion. By 2028, that market is expected to mushroom to $109.05 billion with an annual growth rate of 12.6 percent.

A hallmark of the IFMA Greater Phoenix Chapter is the comprehensive professional development it offers its members. This includes the knowledge-based Facility Management Professional (FMP) credential that helps members accelerate their transition into the profession and the Sustainable Facility Professional (SFP) credential that helps facility managers make data-driven decisions and understand sustainable best practices. Along with career resources provided to them through various events such as recruiting workshops and career fairs.

The IFMA Greater Phoenix Chapter offers internships and scholarships to future facility management professionals. The Greater Phoenix Student Chapter won the 2017 Award of Excellence as Student Chapter of the Year.

“The career path can take young people from facility coordinators/technicians to supervisors and managers/directors,” Gomathi said. “We also want to reach out to trade schools as well and start training them right away on this career path. We want to show them how they can do it and how they can succeed in the industry.”

Land Advisors Organization’s Healthcare Strategy Team represented the buyer in the acquisition of an assisted living and memory care facility in Surprise, Arizona.

 Scottsdale, Ariz. (October 26, 2022) – Land Advisors Organization’s Healthcare Strategy Team represented the buyer in the $17.6 million acquisition of Mariposa Point of Surprise, an assisted living/memory care facility in Surprise, Arizona, developed and owned by the McFarlin Group. The facility sits on 3.88 acres at 16650 N. Stadium Way.

The team of Laurie Sandau, Michele Pino, and Michael Brinkley represented an out-of-state buyer entering the Phoenix market in the transaction. The buyer specializes in the consolidation and growth of facilities in the senior living industry, bringing a higher quality of life to its residents.

The Healthcare Strategy Team established a relationship with the McFarlin Group, which had well-placed assets in its portfolio and was looking to exit the Phoenix market.

“Through our relationship with the McFarlin group we received two off-market opportunities,” said Sandau. “The first of the two facilities closed last year and involved a brain injury assisted living home acquiring Mariposa at Algodon for $18.5 million. The second opportunity,  Mariposa Point of Surprise, marks this client’s first Phoenix market acquisition and we hope to continue the relationship.”

Mariposa Point of Surprise offers assisted living and memory care for seniors. Amenities of the facility include 2-bedroom apartments, free transportation services, in-house skilled nursing, community dining, off-site activities, and on-site hair salon and barber services. Additional features of the community include private and companion apartment living; internet lounge, living rooms and multiple social spaces; outdoor lounge spaces and walking trails; a community garden; and putting green.

AAED announces 2022 mentorship program participants after successful inaugural year

     PHOENIX, ARIZ. (Oct. 25, 2022) – The Arizona Association for Economic Development (AAED) is proud to announce the organization’s second mentorship program participants after a successful inaugural launch in 2021.

The year-long program, aimed at supporting early-career economic development professionals, pairs young professionals with experienced practitioners from around the state.

Last year’s pilot program was the first to come out of AAED’s Young Professionals Affinity Group, which was formed in 2020 with the goal of creating more programming to support AAED’s early-career members.

“Economic development is truly a team sport,” said Carrie Kelly, Executive Director, AAED. “With our mentorship program, we are trying to create that professional development team for our early-career professionals. The relationships they develop over the next year will positively impact their entire careers.”

This year’s mentees are Jaime Lyn Gonzales, Business Development Manager, City of Avondale; Desirae Mayo, Economic Development Specialist, City of Scottsdale; Bianca Hernandez, Sales Manager, Phoenix Convention Center; and Ashley Mazariegos, Economic Development Analyst, City of Buckeye.

Mentors for 2022 are Ken Chapa, Economic Development and Tourism Director, City of Avondale; Richard Wilkie, Economic Development Director, City of Casa Grande; Mike Czechowski, Economic Initiatives Project Manager, City of Tucson; and Thomas Doyle, Economic Development Manager, City of El Mirage.

The Young Professionals Affinity Group is chaired by David Zynda with the Pima Association of Governments (PAG) and the mentorship program is led by Heath Vescovi-Chiordi, Economic Development Director, Pima County. Heath has been a member of AAED since 2016 and has been a consummate advocate for students and early-career professionals.

“As a heavily-mentored individual myself, I quickly realized the immense value of mentorship and what it can do for young and early-career professionals,” Vescovi-Chiordi said. “I truly believe, I would not be where I am today without that mentorship experience. Now, especially in my new capacity, I believe in mentorship in economic development more than ever, which is why we are trying to make that opportunity available to anyone who seeks it in the organization.”

In addition to mentorship from experienced economic development professionals, AAED members who participate as mentees will also get to take advantage of complimentary professional development courses at AAED’s Academy of Arizona, a certificate program that leads to the Arizona Economic Development Professional certification (AZED Pro).

PHOENIX, ARIZ. (Oct. 25, 2022) – Suzanne Kinney, a 20-year veteran of Arizona public policy, has been named a recipient of the Arizona Capitol Times Women Achievers of Arizona award in the category of Public Service.

The 2022 Women Achievers of Arizona award celebrates the accomplishments of top women in numerous fields. During a challenging year, these leaders persevered and excelled. Their collective work helps Arizonans today and prepares the state for a flourishing future.

The award will be presented to Kinney at a luncheon ceremony at the Phoenix Art Museum.

“Suzanne’s thoughtful and balanced approach to complex public policy issues not only benefits the commercial real estate industry, which she represents admirably but also enriches the state on many levels,” said Sharon Harper, Chairman and CEO of Plaza Companies. “A hallmark of Suzanne’s career is her focus on building a strong and diverse economy with opportunities for businesses and individuals to reach their potential. I congratulate Suzanne for this well-deserved honor.”

Kinney’s career in Arizona public policy began at the Morrison Institute for Public Policy at Arizona State University. She then went on to spend eight years at the Arizona Chamber of Commerce and Industry where she helped transform the organization into the state’s pre-eminent advocate for business. She founded the Arizona Chamber Foundation, a research-based public policy institute in 2008.

Kinney has served as President and CEO of NAIOP Arizona for the past five years. During her tenure, the Arizona Chapter has increased membership by around 30 percent to nearly 1,000 individuals and has won several national awards including NAIOP Chapter of the Year (2021), Most New Members out of all 53 chapters (2021), Best Government Relations Program (2020), and Best Membership Program (2019).

Kinney was selected for the Phoenix Business Journal’s Forty-Under-40 Class of 2009. She was named a Real Estate Power Broker by the Arizona Capitol Times in 2022. She has served on boards of directors for numerous non-profits, and currently serves on the Executive Committee of the Arizona Chamber of Commerce & Industry.

“I am honored to be recognized along with such an impressive group of leaders,” Kinney said. “Public service has always been among my core values. Having the opportunity to contribute to a positive future for our state by shaping public policy is an incredible privilege.”

Local Juicery goes from renting to owning, and eyes future expansion, thanks to a loan from Phoenix-based CDC Small Business Finance.

      PHOENIX, ARIZ. (Oct. 18, 2022) – Michael and Summer Sanders always dreamed of owning a business, not just leasing a commercial property that wasn’t their own.

An SBA 504 loan allowed them to switch from renters to fully owning the business and property, thanks to CDC Small Business Finance. The Sanders, a husband/wife team that owns Local Juicery in Sedona, Arizona, were able to purchase the existing space they have leased since December 2014 with an SBA 504 commercial real estate loan.

Back to school: NAIOP Arizona kicks off 2nd semester of Junior Achievement of Arizona course  

     PHOENIX, ARIZ. (Oct. 13, 2022) – The Arizona Chapter of NAIOP, the Commercial Real Estate Development Association, this week kicked off the second semester of partnering with Junior Achievement of Arizona to teach a course entitled Real Estate Development and the Built Environment to students at Gateway Early College High School.

During the five-class program, volunteers from NAIOP Arizona use a curriculum originally designed by industry group REIAC and further refined by NAIOP volunteers to teach students the basics of commercial real estate development, including different building types, entitlements and zoning, financing a project, putting together a team, and finding tenants.

The second semester launched on Oct. 12 and culminates on Nov. 4 with a student competition. The instructor this semester is Kanisha Saunders.

“We are pleased to continue our partnership with Junior Achievement of Arizona to offer a quality curriculum that introduces high school students to the development process and careers in commercial real estate,” said Suzanne Kinney, President and CEO of the Arizona Chapter of NAIOP. “Making sure that young people from all backgrounds have the opportunity to learn about rewarding career paths in real estate is a priority for our association.”

     PHOENIX, ARIZONA (Oct. 11, 2022) –  Transactions involving a retail building and office space in the Southeast Valley highlight recent deals closed by NAI Horizon professionals. A retail building in Gilbert sold for $2.26 million and office space in Chandler sold for $21,000.

Sale Transactions:

Matt Harper, CCIM, negotiated the sale of a 7,702 SF retail building representing the seller, GGR Holdings, Inc., for $2.26 million. The property is located at 4024 E. Guadalupe Road, Gilbert, AZ. The buyer, Michael P. Glick, was represented by Carrick Sears with SVN.

Joe Pequeno and Troy Giammarco negotiated the sale of 728 SF office space representing the seller, Westhouse Properties, LLC, for $210,000. The property is located at 5505 W. Chandler Blvd., Suite 6, Chandler, AZ. The buyer, Wilbur Management Group, Inc., was represented by Stu Wilbur with Wilbur Management Group, Inc.

Gilbert-based Earthworks Environmental launches ERX Industries on the success of its environmental reporting software program  

     GILBERT, ARIZ.  (Oct. 11, 2022) – The success of a proprietary program employed by environmental compliance consulting firm Earthworks Environmental has led to the formation of a new company, ERX Industries.

For the past 8 years, Earthworks Environmental has employed ERX, an environmental reporting software program that puts all aspects of environmental compliance into one program. This includes permits, inspections, and maps.

“ERX is the software program we created to house all of our inspections for our clients; it takes what used to be done on carbon copy paper and creates a more manageable electronic format,” said Cherie Koester, CEO of Earthworks Environmental and sole owner and CEO of ERX Industries.

Earthworks Environmental currently has approximately 2,400 active users nationally in ERX. It is available as a subscription base or license purchased, Koester said.

     “ERX is a great tool for a variety of reasons. It provides the ability for proposal requests, corrective actions are labeled and numbered, it features a regulator button that allows everyone associated with that site to get notifications, it is customizable according to region and city regulatory requirements, and inspection forms take less time to fill out for inspectors,” Koester said.

ERX also provides a digital rain log that each morning sends inspectors an email telling them where rain inspections are required. It replaces an actual rain gauge on-site. Digital maps and editing allow a project to be viewed remotely via a live map.

Other features include customizable templates for inspection reports, tracking and managing action items noted during an inspection, and an alert and notification system for overdue items.

“With ERX, you can add as many users as needed with ability to manage user access and roles. All documents and data are accessible online from any device. ERX provides secure and reliable records retention, which meet regulatory requirements,” Koester said.

Earthworks Environmental boasts 61 employees nationwide with work performed in 24 markets. It consults on more than 1,500 permits nationally.

Services provided include stormwater pollution prevention, dust control, and construction safety compliances. The firm primarily serves land developers, vertical developers, commercial construction, and land-holding companies.
