25-acre industrial development site in Yavapai County town of Camp Verde sells for $2.3M

The property is part of a portfolio of assets in the towns of Camp Verde and Clarkdale, Arizona; Land Advisors Organization’s Prescott office facilitates deal.

Scottsdale, Ariz. (July 15, 2022) – Land Advisors Organization’s Prescott, Arizona, office represented the seller in the $2.3 million disposition of 25 acres in Camp Verde, Arizona. The buyer plans to construct a manufacturing plant for trusses and wall systems in the Yavapai County municipality.

Capri Barney, who focuses on the rapidly developing Yavapai, Coconino, Mohave, Gila, and Navajo county markets, represented Verde Valley Professional Center Partners LLC (Kelly Sands Principal). The property, located at 3425 W. State Route 260 in Camp Verde, fetched the sale price of $92,356 per acre.

The site is part of a portfolio of assets located in the towns of Camp Verde and Clarkdale and owned by Verde Valley Holding Co. There are additional land offerings in the area’s Opportunity Zone, including land for residential development.

“The Town of Camp Verde was supportive of the buyer’s intended use which also conformed to the existing zoning.  As a result, the buyer was able to complete its due diligence quickly and the transaction closed escrow ahead of schedule,” Barney said.

The buyer, Purple Acorn LLC, was represented by Terry Brock at Russ Lyon Sotheby’s International.

TEMPE, ARIZ. (July 13, 2022) ‒ The Greater Phoenix Chapter of IFMA, the world’s largest and most widely recognized international association for facility management professionals, recently elected its officers for 2023.

Marshall MacFarlane, Town of Gilbert, was elected to this second term as Chapter President. Presidents can serve two consecutive one-year terms.

MJ Nagarajan Gomathi, FMP, CFM, LEED Green Associate, Terracon, was elected to her first term as Vice President of Professional Development; John Abbey, TIP Maintenance Building Services, was elected to his second term as VP of Communication; Amy Nugent, Town of Gilbert, was elected to her first term as VP of Community; Kathy Keating-Losinske, Lungaretti Flooring Solutions, was elected to her first term as VP of Special Events; and Jacob Kashiwagi, KSM, Inc., was elected to his second term as Secretary/Treasurer. Sale Transactions:

NAIOP Arizona announces positions on 4 ballot propositions for Nov. 8 general election

PHOENIX, ARIZ. (July 8, 2022) – The Arizona Chapter of NAIOP, the Commercial Real Estate Development Association, has announced its positions on four ballot propositions appearing on the November 8 Arizona general election ballot. These ballot propositions deal with the topic of initiative reform, which has been a public policy priority for NAIOP for the past several years.

 NAIOP Arizona is supporting

Prop 128: Allows the Legislature to correct illegal or unconstitutional language in ballot propositions.

Groups putting initiatives onto the ballot sometimes make drafting errors or otherwise include language that is later found by the courts to be unconstitutional or illegal. When this occurs, the court is faced with the difficult determination of whether to strike down the entire proposition.

“With Prop 128, the Legislature could make limited corrections to the proposition that either remove the illegal or unconstitutional language or redraft it in a way that is lawful,” said NAIOP Arizona President and CEO Suzanne Kinney.  “This is a simple solution that protects the will of the voters and improves the initiative process.”

Prop 129: Furthers the intent of the initiative process by ensuring that each ballot proposition addresses only one issue.

If an initiative addresses multiple issues, it would need to be separated into two or more separate measures. It also aligns the initiative process with the long-standing legislative process which requires bills to address a single subject.

“Over the years, voters have repeatedly been faced with false choices. They’ve had to make a choice to support or oppose an initiative in its entirety even when they may favor some parts but have serious concerns with others. It is only right that Arizonans be able to vote for or against important policy issues one at a time,” Kinney said.

Prop 132: Protects taxpayers.

Under current law, a ballot proposition requires only a simple majority to raise taxes or create a new tax. Prop 132 would require that ballot propositions which create or raise taxes be passed by at least 60 percent of voters.

“Several tax-raising propositions in recent elections have barely met the simple majority threshold, at times singling out certain groups of taxpayers for higher taxation than others,” Kinney said. “The state senators and representatives who we elect to represent us do not even hold this much power. In fact, for the Legislature to increase taxes, both the House of Representatives and the State Senate must approve the tax by a two-thirds vote; that’s about 67 percent of all legislators,”

 NAIOP Arizona is opposing

“Arizonans for Free & Fair Elections Act”: This lengthy and misnamed initiative, funded by out-of-state special interests, would open up Arizona’s election process to potential manipulation.

This Act would allow ballot harvesting, allowing one person to turn in another person’s early ballot.

“Any U.S. citizen who has lived in Arizona for a single day could be counted as a resident of our state and allowed to vote in our elections. It would further allow someone to vote on the same day they register, increasing the potential for ineligible people to vote,” Kinney said.

“This Act would limit legal reviews of initiative petitions, making it more likely that fraudulent or misleading measures could make it onto the ballot. It would also make it easier for paid petition circulators to avoid complying with the law on how, where, and when signatures must be collected. This would make it more likely that petitions with forged signatures, multiple signatures from the same person, or other problems would be accepted,” Kinney said.

This initiative would increase government funding to candidates. As the cost of financing a campaign goes up, individual donors would be allowed to contribute less, pushing more candidates into a government-financed election scheme.

NAI Horizon facilitates sale of 211.5 acres in Casa Grande that comes to fruition after 14 years  

     PHOENIX, ARIZONA (June 29, 2022) – NAI Horizon facilitated the $2.53 million sale of a swath of land in Casa Grande, Arizona, that had been listed with NAI Horizon 14 years ago as the proposed Morado Hills Industrial Park.

The property sits +/-1.5 miles directly north of and across Interstate 8 from the 2,360-acre Attesa Motorsports Racetrack that is currently under construction.

Senior Vice President John Filli – an industrial, land, and investments sales specialist with NAI Horizon – represented the seller, Talon Mountain, LLC, a Nevada limited liability company, in the disposition of 211.5 acres (9.2 million SF) at the SEC of the intersection of Montgomery Road and Selma Highway in Casa Grande.

“In looking back over the more than 14 years that I have had the listing assignment for the sale or lease of the property, I have to admit that there were a few times when I thought about relinquishing the listing. As it turns out, I never did. Now here we are today with this disposition of 211 acres.”

At the beginning of the 14-year listing period, Filli opened escrow with the Arizona State Prison System. However, escrow was soon canceled due to resistance to the proposed use received from the Town of Casa Grande Public School System.

On June 15, 2011, Filli completed a 40-year ground lease between the owner of Morado Hills and One Energy Renewables of Seattle. The lease remained in place for 1½ years when it was canceled for reasons related to the economy.

Lisa Hauger with Sun Commercial Real Estate Inc. provided the listing referral to Filli. Kavitha Pindi with DHS Realty Texas was the procuring agent. The buyer was Magnum Estates LLC, a Texas limited liability company.

Encore Landscape Management will be recognized in the June edition of Lawn & Landscape where the rankings will be revealed for the first time along with profiles of each winning company.

To be considered for participation, companies had to fulfill the following eligibility requirements:

  • Have 50% or more of revenue coming from landscaping services, which includes maintenance, chemical lawn care, irrigation, design/build, hardscapes, tree care and interior landscaping, and landscape lighting;
  • Be a publicly or privately held business;
  • Be a for-profit or not-for-profit business;
  • Be based in the U.S. or Canada;
  • Have a minimum of 15 full-time or part-time employees working in the U.S. or Canada;
  • Must be in business a minimum of 1 year.

“These companies exemplify the professionalism and excellence that the industry can provide,” said Brian Horn, Editor of Lawn & Landscape magazine. “Lawn & Landscape is proud to acknowledge these businesses and tell some of their stories.”

Companies in the industry entered the two-part process to determine the Best Landscape and Lawn Care Companies to Work For. The first part consisted of evaluating each nominated company’s workplace policies, practices, and demographics. This part of the process was worth approximately 25% of the total evaluation.

The second part consisted of an employee survey to measure the employee experience. This part of the process was worth approximately 75% of the total evaluation. The combined scores determined the top companies and the final rankings. Best Companies Group managed the overall registration and survey process and also analyzed the data and used their expertise to determine the final rankings.

On Point Architecture flexes its creative muscle with a diverse array of projects including a gym and a church that exude imaginative design  

     MESA, ARIZ.  (June 27, 2022) – A church that has been a landmark in Mesa since 1962 blessed with an extensive remodel. A vacant office supply store transformed into a healthy exercise space. Two self-storage facilities that show off imaginative and sophisticated design.

On Point Architecture, a woman-owned small-business firm, has recently been flexing its design muscle with a diversity of projects across Arizona. They include:

  • The $2.6 million revitalization of iconic Trinity Church in Mesa;
  • The transformation of a “lifeless big box” into the Alta Boulders rock-climbing gym in Chandler;
  • Full architectural design including site and buildings at San Tan Self Storage in San Tan Valley;
  • Currently in design, Success RV & Boat storage facility in Vail, Arizona.

Trinity Church Phase 1 Revitalization

Construction work is underway at Trinity Church, 2130 E. University Drive, Mesa. The renovation includes central courtyard upgrades with a new shade structure and playground equipment, four new classrooms, a new central kids check-in area, and new landscaping throughout the entire site. The church was recently rebranded to One Life Church, and new signage will be added to a modernized and bright campus.

Trinity Church has been a central landmark since 1962. Posten-Thompson has been involved in just about every upgrade and remodel since 2004. On Point developed a much-needed color palette for this campus revitalization to breathe life into the dated facility. The campus is currently a “mash-up of colors, a result of 59 years of upgrades and remodels,” Posten-Thompson said.

“We created new renderings so everyone can visualize how the new colors and an updated courtyard could provide a more pleasing, cohesive, and inviting campus to its current and potential congregation,” she said.

The general contractor is Concord General Contracting.

Alta Boulders

On Point designed the interior space and provided construction documents for the renovation of a vacant Office Max at 2945 S. Alma School Road, Chandler. The new climbing gym totals 20,760 SF.

On Point’s mission was to revive an “exhausted space.” The facility features a yoga studio, exercise room, smoothie bar, spin aerobics tiered classroom, locker rooms with showers, and a large area for rock climbing.

“We worked with a boulder wall designer in Bulgaria,” Posten-Thompson said. “While they designed the walls, we needed to coordinate the structural support of the walls with our structural engineer. We also provided complete architectural design guidance including floor plan, material section, permitting, and coordination for local county and city approvals.

“Our biggest challenges were incorporating large bouldering rock walls into the existing space and locating three exercise rooms around the space for efficiency and best use of space. This one got our heart rate revved up,” she said.

San Tan Self Storage

This new 117,229 SF, 924-unit self-storage facility at 34487 N. Gary Road, San Tan Valley, could have been “ho-hum and casual,” Posten-Thompson said.

“Pinal County required the building to look ‘more like an office building’ from the street frontage,” she added. “The site fronts two roads and both needed to present a well-designed building.”

On Point knew just what to do. It combined a horizontal tile-like pattern on the façade, an enlarged parapet cornice, and modern steel paneling to create a cohesive and modern streetscape. An enlarged roof overhang announces the lobby entrance, and oversized windows provide comfortable natural lighting in the office area.

Additionally, On Point created large drop-off areas at each end of the climate-controlled buildings and easy access for three drive-up storage buildings.

The general contractor is TLW Construction.

Success RV & Boat Storage

On Point’s design acumen will be on display in Southern Arizona when this self-storage and RV and boat storage in Vail is complete in late 2023. The asset will comprise a 900 SF office building, a 60,000 GSF self-storage building, and 200,000 GSF of covered RV and boat storage space.

On Point provided site design for the 15-acre facility, building elevation design with color selection, and design review with the Vail Preservation Society.

“This project needed a special appearance, which presented interesting challenges because it needed to be cohesive with the Shrine of Santa Rita in the Desert on the National Register of Historic as its neighbor,” Posten-Thompson said. “We tinkered with a Mission Revival architectural style and have probably designed the finest-looking self-storage facility in the Southwest.”
