PHOENIX, ARIZ. (December 6, 2021) – CDC Small Business Finance, a community leader in the economic development field, is the No. 1 U.S. Small Business Administration lender among 7A and 504 firms for the fiscal year 2021.
CDC Small Business Finance is also Arizona SBA 504 Lender of the Year for the fourth straight year. A total of $793.7 million was financed in commercial real estate, over 8 million square feet of commercial real estate was financed, and 7,446 jobs were created and preserved.
“We thank our lending partners for allowing us to participate in their SBA 504 loan structure, the blended interest rate is averaging around 3.5-4.5% fixed for 25 years which is driving more demand on the loan product. Limited inventory is forcing new construction, lenders are including large equipment and FF&E to customize the owner’s specific requirements,” said Belinda Rosthenhausler, CDC Small Business Finance Vice President, Commercial Lender for Arizona and Nevada.

TEMPE, ARIZ. (Dec. 2, 2021) – Reducing wildfire risk and restoring the forested watersheds that provide water to about half of the Valley is why company officials at Terracon, an engineering firm, decided to take action.
Terracon is the first Salt River Project commercial customer to contribute $10,000 to the SRP Healthy Forest Initiative™ (HFI).
“Terracon’s employee-owners are deeply invested in the communities where we live and work,” said Brent Borchers, P.E., Terracon regional manager for the Phoenix area. “We are proud to contribute to SRP’s Healthy Forest Initiative™ to help the water supply for the Valley for years to come.”
A drier than normal winter has been forecast for the Southwest U.S., which includes the forests of Northern Arizona bringing with it the potential for more devastating wildfires that will continue to threaten the state’s unhealthy forests and watershed. Over the past 10 years, large wildfires have ravaged the watershed in and around the Salt and Verde Rivers and more of these fires are expected.
The community-funded initiative is part of SRP’s 2035 Sustainability Goals to protect the health of the watersheds through forest restoration treatments and strategic thinning projects in the 8.3 million acres of watershed lands spread across Northern and Eastern Arizona.
“Terracon has been fortunate to have profitable operations in Arizona for nearly 30 years. In this season of giving, we wanted to impact our community in the broadest, most sustainable way possible,” said Chuck Reynolds, Terracon senior client development manager. “SRP’s stewardship of the watershed is historic and insightful for the continuing economic success of the Valley. HFI allows SRP customers to invest $3 a month towards strategic forest thinning projects to help reduce the risk and devastating impacts of catastrophic wildfire and protect the health of the forests.
On average, the forested lands in the northern part of the state have about 100 trees per acre, but in many areas, there are thousands of trees per acre. Overcrowded forests can fuel large, uncontrollable wildfires with catastrophic impacts. Since 2000, 3.2 million acres have burned in and around the Salt and Verde River and East Clear Creek watersheds.
“We are grateful for Terracon taking action to invest in the protection and restoration of forests, and we invite other Arizona businesses to partner with SRP on important forest restoration projects. Not only is this important to the Valley’s water supply, but it’s also critical to the state’s tourism industry for the beautiful forests of northern Arizona and helps protect the residents who live there,” said Elvy Barton, SRP Forest Health Management Principal. “Our customers and community want to help prevent devastating wildfires and be a part of the solution together with SRP.”
The first two restoration projects are expected to begin later this year.

PHOENIX, ARIZONA (November 30, 2021) – NAI Horizon represented the seller in the disposition of 34 acres in Mayer, Arizona, upon which the buyer plans to build rental cabins.
NAI Horizon Senior Vice President John Filli and Vice President Christopher Lewis represented LAdventure LLC, Series BB, a Delaware limited liability company from Boonsboro, Maryland.
The land, which is approximately 15 miles southeast of Prescott, Arizona, sits at an elevation of 6,440 feet and is in close proximity to Mount Union, elevation 7,979 feet. The deal fetched $165,000.
The site also includes two patented gold mines. A patented mining claim is one for which the federal government has passed its title to the claimant, giving him or her exclusive title to the locatable minerals and, in most cases, the surface and all resources.
“Having to deal with the impact of the site’s 6,440-foot altitude, a very dense Ponderosa Pine forest, snow-covered access roads (for up to 7 months of the year), and a very remote location, made the close of escrow considerably more difficult than was originally anticipated,” Filli said. “Nonetheless, it is a pristine parcel of land ideal for cabins in the high country.”
The buyer, CHR Revocable Trust, dated September 30, 2018 of Phoenix, was represented by Tony Bagneschi with Insight Land & Investments.

TUCSON, ARIZONA (November 17, 2021) – GLHN Architects & Engineers, Inc., is pleased to announce the promotion of a pair of industry professionals to CEO and Director of Business Development and Marketing while honoring the retirement of two long-time company leaders.
An employee-owned firm with more than 50 years of expertise in healthcare and higher education projects, GLHN started a new chapter in the company’s history with the promotion of Robert Lamb, PE, to CEO and Tiffany Gorrell to Director of Business Development and Marketing.
GLHN also announced the retirement of Henry Johnstone, PE, as President and Cloriza Lomeli, as Associate Director of Business Development.
“Throughout the history of GLHN, it’s clear that our success has been built on the talent and dedication of people,” Lamb said. “‘Our success comes from helping others succeed’ is not just a catchphrase. It’s a recognition of a foundational truth in our business.”
Lamb joined GLHN in 2013 as COO, leading business development initiatives and building relationships with clients all over the world. He is stepping into the CEO position to grow the firm through new strategic initiatives.
Lamb earned a BS in Mechanical Engineering and an MBA from the University of Michigan. He is active with the Tucson Metro Chamber, is a current Board Member of Sun Corridor, and is a Candidate Evaluation Committee Chair and Board Chair of the Metropolitan Pima Alliance in Tucson. Lamb and his wife, Molly, have five children and are active in Tucson church and community activities.
Gorrell, who joined GLHN in 2014, will actively participate in the firm’s strategic planning process; be responsible for the firm’s overall marketing program; implement the firm’s business development strategy; develop project pursuit strategies and client capture plans; and maintain strategic relationships with leaders in AEC industry. She was promoted from Senior Marketing Coordinator.
Gorrell earned a BS in journalism with an emphasis on advertising from Northern Arizona University. She is actively involved in the Society for Marketing Professional Services (SMPS), Arizona Association of Economic Development (AAED), Building Insight and Leadership Development (BILD), and the Business Development Guild.
Away from the office she enjoys mountain biking, reading and is currently learning to play golf.

Johnstone joined GLHN in 1988 as a mechanical engineer and developed expertise in campus utility systems and building heating, ventilating and air conditioning systems that engaged clients from Alaska to Oman to Columbia.
He was promoted to president in 2014 after holding the roles of Director of Mechanical Engineering and Mechanical Engineering Department Manager. Johnstone will remain involved as an emeritus consultant on special projects. He will also work on projects involving energy, water and agriculture in Tucson and Western New Mexico.
Lomeli has worked at GLHN for 32 years in a variety of roles from Special Project Administrator for Department of Veterans Affairs projects to Construction Administration for utility infrastructure work. As Associate Director of Business Development, she built enduring relationships with clients and business partners throughout the higher education sector.

BOMA Greater Phoenix, the industry group that advances the commercial real estate industry through advocacy, influence, and knowledge, held its 2021 TOBY Award presentation recently at the Scottsdale Resort at McCormick Ranch, honoring five buildings; judged on community involvement and site management to environmental and “green” policies and procedures.

The format has changed in recent years to include retail and medical office buildings, not just office buildings, said Susan Engstrom, BOMA Greater Phoenix Board Governor and Senior TOBY judge. She is Owner/Manager of SEE-CRE LLC. The award’s name was changed from The Office Building of the Year Award to The Outstanding Building of the Year Awards.
“Changing to The Outstanding Building of the Year opened up the competition to encompass all our buildings,” said Engstrom, who is also serving as BOMA International Awards Chair. “It’s always better to honor more buildings. More property managers feel more included. We feel the name change has made the award more inclusive.
“Doing so also helps people in our industry focus on what the TOBY represents. It’s best practices, best managers, best owners. It’s making a building more Earth-friendly. Trying to decrease the carbon footprint, more conservation, and more enhancement of our communities,” Engstrom said.

PHOENIX, ARIZONA (Nov. 10, 2021) – CBRE announced that Bay Logistics, a distribution and logistics company, leased 76,189 SF at Central Logistics Cold Storage Center in Phoenix amid growing demand for high-quality commercial freezer space. Michael Waxman, Aaron Norwood and Foster Bundy with LevRose Commercial Real Estate represented Bay Logistics.
CBRE’s Cooper Fratt and John Werstler represented the landlord, ViaWest Group.
“This state-of-the-art freezer facility received a lot of interest,” Fratt said. “This project was a true collaboration between ViaWest, the architect and CBRE in order to turn this empty, outdated cold storage building into a modern facility that serves the increasing demands of today.”
The property, located at 291 E. Buckeye Road, was renovated to feature a separate and divisible north and south building. Each section boasts an Alta Refrigeration System, which allows for multiple temperature ranges, and remote monitoring and alarm. The property, which has immediate access to downtown Phoenix, doesn’t have any remaining cold storage space available.
“From the beginning design stages, ViaWest left no stone unturned in converting a non-operable cold storage building into a modern facility that filled a large void in a market with a huge lack of cold storage options for today’s tenant base,” Werstler said.
The growth of online grocery sales has pushed demand for cold-storage warehouses, according to CBRE research.
“Food innovation is a rapidly-growing sector in Phoenix,” said Christine Mackay, Phoenix Community and Economic Development Director. “Consumer demand requires innovative and technologically advanced facilities to quickly get product to market. Phoenix’s transportation infrastructure and long-established logistics and warehousing sectors make this a prime location for companies like Bay Logistics.”
The COVID-19 pandemic, which created a massive disruption in the food industry, has also been buoying ongoing demand for industrial cold storage space in the U.S., according to a CBRE report. The pandemic accelerated the need for this type of space as e-commerce grocery has been adopted more widely and as restaurants have turned to offer more delivery and take-out options that require cold storage capacity, among other reasons.
