TUCSON, ARIZONA (September 7, 2021) – NAI Horizon’s Tucson office is proud to announce the hiring of Kyle Kilgore to bolster and support its office and medical real estate services in Southern Arizona.
Kyle will help with the leasing and sales process of office and medical buildings in Metro Tucson. He brings a diverse background to NAI Horizon, including working for GEICO and the Oro Valley Country Club.

A native of Riverside, California, Kilgore grew up in Tucson. While playing baseball on a scholarship for the Aggies, Kilgore earned a criminal justice degree at New Mexico State University. He also received a business management degree from the Eller School of Business at the University of Arizona.
“I enjoy being a part of the business community in Tucson, a city in which I was raised, and look forward to meeting many new individuals in the real estate market,” Kilgore said.
Away from the office, Kyle enjoys spending time with his family, camping, and going to the gym.

PHOENIX, ARIZONA (August 30, 2021) – NAI Horizon represented the tenant in the turn-key deal of a long-term lease for an 84,690 SF industrial building in Southwest Phoenix. The total value of the lease exceeds $2.95 million.
NAI Horizon Senior Vice President Jeff Adams represented Liquidity Services Operations, LLC, a Delaware limited liability company in its lease of Building 2 at Hopewell 67, 6800 W. Van Buren St., in Phoenix.
Hopewell 67 is a two-building project that totals 163,000 SF. Building 2, fully leased, is a freestanding frontage building with a heavy parking ratio an additional office and dock area.
The tenant handles all the liquidation product services for clients that include Amazon, Home Depot, Target, and other large retailers.
“Liquidity Services is a well-established national entity. This location represents its initial foray into the Metro Phoenix market,” Adams said. “The company is quickly ramping up to 70 or more employees and may still be seeking top-notch personnel. The Liquidity Services model is set upon a sophisticated software system that allows for quick product and high-volume turnaround.
“This location met all their needs with regard to proximity to clients, a reasonably attractive rate structure, additional parking and loading, as well as having an accessible employment base,” Adams said.
The landlord, Van Buren Owner LLC, a Delaware limited liability company, was represented by Mike Gilbert and Gary Anderson of Cushman & Wakefield. The landlord, based in Chicago, is primarily an investor that purchased the new development from the developer.

SCOTTSDALE, Arizona (August 26, 2021) – It’s scorching hot in Arizona and this time it’s not about the weather. More than ever, companies across the U.S. are packing up their businesses and flocking to Arizona.
With its high-skilled talent pipeline, affordable cost of living, and lower taxes than neighboring states, Arizona – and primarily Metro Phoenix – has developed its position as an attractive business location, with no signs of slowing down.
“I’ve witnessed this trend firsthand as I’ve assisted countless clients to make the move to Arizona,” said Andrea Davis, CCIM, Principal of Andrea Davis CRE.
Here is what helped scientific equipment supplier Atonarp Inc. from Fremont, California, want to call the Valley of the Sun home at 15950 N. 76th St., in Scottsdale.

While Arizona has witnessed companies from all industries relocate to Arizona, some commercial real estate sectors are experiencing more growth than others. With the increased data demand from increased home offices, online schooling and more, industrial property construction has intensified over the last year, with a buildout of more than 270 MSF across nearly 1,000 properties.
Warehouse construction has also increased to support the demand for manufacturing and production. Companies like Intel, Samsung and Amazon are just a few of the companies that have opened or plan to open warehouses in Arizona. Metro Phoenix ranks No. 3 in the Sun Belt for new construction, behind only the Texas markets of No. 1 Dallas-Fort Worth and No. 2 Houston.
“Although office rental rates are holding strong and positive net absorption, the office sector remains a question mark as many large corporations have just started transitioning back to the office,” Davis said.
The interest in medical office buildings has increased as Metro Phoenix continues to expand its economic and healthcare footprint. Net absorption for medical office space in 4Q 2020 reached 111,974 SF. 2020 ended with positive net absorption in all four quarters. Demand is this sector is expected to remain high for the remainder of 2021.
Out-of-state companies aren’t the only ones capitalizing on the market opportunities in Phoenix. Ouro Bubble Tea Co. is a new business that will serve the Valley soon. The boba shop will focus on providing exceptional quality teas paired with hand-crafted boba and premium quality ingredients.
With the recent spike of activity in Phoenix, the company’s business owner, Tyler Doty, says he looks forward to growing his business here.
“Arizona is my home state and with our recent growth spurt and expanding food market diversity, I feel like it is the perfect place to open a blended cultural shop,” Doty said.
Brooke and Reanol Hackworth are a husband-and-wife team with an extensive background in health and fitness. They recently opened Sculpt & Sweat, a Scottsdale-based boutique wellness center that offers a unique approach to health and wellness by combining personal training, EMS (electro-muscular stimulation) smart suits, body sculpting, infrared sauna, and nutrition programs.
“We decided on opening our first store here because of various reasons,” Brooke Hackworth said. “We wanted to be close to family. We did it for economic reasons, affordability, and the quality of life here. We anticipate hiring about 20 people soon. We are so grateful to have our business here in Arizona.”

PHOENIX, ARIZ. (August 25, 2021) – Coreslab Structures and PONO Construction have raised the saying “give it the old college try” to a new level with their collaboration on multiple projects on the Grand Canyon University campus.
Coreslab Structures, a premier producer of precast/prestressed concrete products, has teamed with PONO Construction for the past 10 years on nine structures on the school’s campus at 3300 W. Camelback Road in Phoenix.
The collaborative effort began in earnest in 2011 when the two teamed on a 1,635-stall, five-level parking garage. Since then, the two have collaborated on seven additional parking structures and the school’s baseball stadium, Brazell Field at GCU Ballpark.
“This has been such a great partnership,” said GCU President Brian Mueller. “Doing business with local partners is really a big deal for us. We are hoping that eventually there will be internship opportunities for our students.”

This past July, GCU students toured the Coreslab Structures construction yard at 5026 S. 43rd Ave., in Phoenix. Students were introduced to the process that creates the massive concrete panels evident around their campus.
PONO Construction President Butch Glispie tapped Coreslab when he was looking for the right partner to help deliver projects on the bustling GCU campus in a timely manner. The immediate need was a parking garage.
“Butch displayed a fantastic sense of teamwork when he reached out and asked how we could help him deliver; it was teamwork at its pinnacle,” said Coreslab Sales Manager Phil Richardson, SE. “Not only did he come and work with us as a team, to deliver a parking garage, he also asked us what obstacles and site constraints could he help us with to make the erection of the garage go correctly, and quicker.”
The two entities developed the “standard” GCU garage scheme, which was based on being five bays wide, approximately 306 feet by 523 feet long, with an expansion joint in the length, and standing five levels. The standard GCU template parks around 2,465 cars. Four of the eight garages are identical but different in orientation depending on where on campus they are.
“PONO went out of their way to give us fantastic site access and plenty of staging area,” Richardson said. “Any problem areas were discussed way in advance. We listened to them as well as they listened to us. There was great communication, and it’s been that way for the past 10 years since that first project.”
How does Glispie view the future of the partnership?
“So, to where we’re headed, we’re about halfway to our buildout unless the enrollment goes further than we think and in which case we’ll keep buying land and keep building,” he said.
Richardson said the partnership is as strong as one of Coreslab’s concrete panels.
“After our third garage with PONO, Butch told us, ‘With your expertise of building, how can we get the biggest bang for our buck.’ We showed him how we could deliver the most cost-efficient and most affordable-per-car parking garage,” Richardson said.
“What drives us to do more parking garages for Butch and GCU is to project the demand for more students and them finding additional pieces of property. The more land they purchase offers another opportunity for this team to stay together.”

Inc. Magazine reveals annual list of America’s fastest-growing private companies, the Inc. 5000
NEW YORK, August 24, 2021 – Inc. magazine revealed that Phoenix-based RestorationHQ is No. 3737 on its annual Inc. 5000 list, the most prestigious ranking of the nation’s fastest-growing private companies.
RestorationHQ, an emergency services contractor, boasted growth of 89 percent. It is one of 117 Arizona-based companies to make the Inc. 5000 ranking.

PHOENIX, ARIZONA (August 17, 2021) – We are resilient. We are proud of what we accomplished during the year we went through. We keep ourselves, our teammates, our residents and our families safe.
Those were some of the remarks shared by those in attendance as the Arizona Multihousing Association (AMA), the statewide trade association for the apartment industry, hosted the 29th Annual AMA/Cox Communications Tribute Awards Friday night at the Fairmont Scottsdale Princess Resort.
This year the Tribute Awards were about more than one night of recognition. The state’s apartment industry was hit hard by the COVID-19 pandemic. Owners and residents alike were adversely affected.
“At a time of incredible crisis, Arizona property owners large and small have stepped up to help their communities and the individuals and families who call those communities home. All of us should be proud of what this industry has accomplished this year and throughout the pandemic,” said Courtney LeVinus, AMA President and CEO. “No other industry anywhere has been forced by the government to provide its services or products free of charge. Even so, our owners and operators have put their best foot forward on a daily basis – keeping roofs over families’ heads, keeping tens of thousands of people employed, and working tirelessly to keep more than one million Arizona households safe from the pandemic.”
LeVinus lauded the industry’s patience at a time when eviction relief funding has been slow to arrive.
“In my heart, I firmly believe that every property owner in the state merits a tribute for their efforts over the past year. You have done what so many local agencies have not: You’ve turned on a dime, been endlessly flexible, and responded in real-time to thousands of families in need,” she said. “I know what a sacrifice this has been — a sacrifice that mirrors what so many families have faced for months on end.
“If recognition has been slow to come from many areas of the community, that’s fine. Because all of us can look at ourselves in the mirror and know that we have served with steadfast commitment,” LeVinus said.
A record 755 nominations from 33 member companies participated. Volunteers donated more than 700 hours of their time to judge all the nominees. The AMA’s nomination and interview process is one of the most rigorous in the industry. AMA judges conduct an interview and nominees complete a questionnaire or aptitude test to keep the process impartial while learning more about each candidate.
The playing field is level whether nominees are a large or small organization, in Maricopa County, or Tucson, or other counties around the state.
“There was no playbook for what this industry has faced over the past 18 months,” said Reid Butler, 2021 AMA Board Chairman. “Every property owner, manager and team member has helped author our industry’s response on the fly, amid any number of risks – to physical health, personal financial health and the health of thousands of businesses. Tonight, our association honors the best and brightest in our industry, along with Arizona’s premier apartment communities. You all served as a light during some dark times for our industry.”
Arizona’s apartment industry annually generates 131,000 jobs, $699 million in wages and $3.8 billion in economic output. Events such as the Tribute Awards are important because they elevate the industry and create motivation for improvement for more than 2,300 AMA members.
“Resilient. That’s the word I would use to describe this association over the past year,’” said Scott Hines with PEM Real Estate Group and 2021 Tribute Awards Chair “Our members and this association took on a crisis head-on and didn’t flinch. It’s a testament to what we can overcome as an industry. Everyone here tonight is a winner.”

The YPG program deepens young leaders’ knowledge of the industry and helps develop invaluable relationships with some of the industry’s most successful professionals.
