Jeff Adams negotiated the sale of a 16,417 SF industrial property, representing the seller, Hugh J. Doss and Margarette E. Doss Revocable Trust, for $1.748 million. The property is located at 3265 N. Delaware St., Chandler, AZ. The buyer was Helser Brothers Investments, LLC.
Chris Gerow, Shelby Tworek, Gabe Ortega and Patrick Anthon negotiated a land sale of 63,574 SF, representing the seller, John & Donna Warwick for $395,000. The property is located at 2140-2160 N. McQueen Rd., Chandler, AZ. The buyer, Regal Investment International, LLC, was represented by Melody Bramer with Keller Williams Integrity First Realty.

MESA, ARIZONA (October 22, 2019) – Five years ago, Cherie Koester left a prominent job with Maricopa County to start her own business. From her residence in Queen Creek, Koester founded Earthworks Environmental LLC.
As the woman- and minority-owned environmental consulting firm celebrates its fifth anniversary, the Mesa-based company now boasts 36 employees and almost 800 projects across the country.
“While our 5-year celebration is local, I’m extremely proud of my staff for the expansion we’ve made across the country,” said Koester, who holds the title of CEO. “The culture we have created here strives for excellence.
“Last year I said I was prepared to go the distance with this team of elite professionals. I also said I have no plans of slowing down. Earthworks has achieved that goal and more,” she said.
Earthworks Environmental operates in Arizona, Florida, Maryland, Delaware, Pennsylvania, New Jersey, Ohio, Indiana, Illinois, Minnesota, Wisconsin, Iowa, Colorado and Texas. Its Arizona projects are in Phoenix, Tucson, Prescott and Yuma.
Services provided include stormwater pollution prevention, Phase I and II Environmental Site Assessments, dust control, and construction safety compliances. The firm primarily serves land developers, vertical developers, commercial construction, and land-holding companies.
“I’m excited to announce a new service line – drone inspections,” Koester said. “With drone inspections, our clients get access to these videos for their own marketing materials if they would like.”
Koester said the firm is consulting on nearly 800 permits nationally. Recently she hired two additional employees in the Arizona office. Founded in 2014, Earthworks Environmental expanded its operations to Florida and added two employees at its Arizona office in late 2016.
A proprietary program that Earthworks Environmental employs – ERX – has also played a key role in the expansion, Koester said. ERX is an environmental reporting software program that puts all aspects of environmental compliance into one program. This includes any permits and inspections. Koester said nearly 75 percent of the violations in her industry occur in the paperwork process.
A client can hire Earthworks Environmental to handle the entire process including ERX. A client may also decide to opt out of the consulting and use ERX themselves. In that case, Earthworks Environmental will apply a nominal fee for use.

PHOENIX, ARIZONA (October 16, 2019) – AZ Buckeye Investors, LLC was the seller in the $3.65 million disposition of 196 acres of commercial land located at the SWC of Interstate 10 and Highway 85 in Buckeye, Arizona. The buyer is a partnership between Carefree Buckeye 196, LLC and Boeing V LLC.
NAI Horizon Senior Vice President Lane Neville and Associate Logan Crum represented the seller. NAI Horizon Vice President Troy Giammarco and Associate Joe Pequeno represented the buyer in the transaction.

PHOENIX, ARIZONA (October 9, 2019) – The Central Arizona chapter of CCIM, commercial real estate’s global standard for professional achievement, is offering four scholarships for classes in 2020 that lead toward getting the CCIM designation.
The 2020 scholarship programs include:
- Two CI 101 full scholarships;
- The Tim Hatlestad CCIM Endowed Scholarship, $1,000 value (CI 102, 103 or 104);
- The David S. Miller, CCIM Endowed Scholarship, $1,000 value (CI 102, 103 or 104).
Applications are submitted directly to the individual’s local CCIM chapter through their website at https://centralazccimchapter.com/Scholarships. Incomplete or late applications will not be accepted. Deadline for submission is Nov. 4.
Letters will be sent on or before Dec. 1 notifying those selected. Once accepted, recipients can register for their selected course. CCIM will make every effort to enroll recipients in their first choice. If this is not available, staff will contact recipient for an alternate course. Recipients are responsible for making their own travel arrangements.
Scholarship award reminder: Scholarship recipients will be responsible for reimbursing the chapter for the full cost of a failed course; failing the course renders the scholarship null and void.
The course selected can only be taken in 2020. The scholarship cannot be applied retroactively to any course already taken; the award is not redeemable for cash.
To earn the prestigious Certified Commercial Investment Member (CCIM) designation, commercial real estate professionals must complete more than 160 hours of case-study driven education covering topics such as interest-based negotiation, financial analysis, market analysis, user decision analysis, investment analysis, and ethics in commercial investment real estate.
Candidates must also compile a portfolio demonstrating the depth of their commercial real estate experience and pass a comprehensive examination.

NAI Horizon Senior Vice President Isy Sonabend represented Pima Door & Supply, Inc., of Surprise, in the lease totaling $1.326 million. The tenant will occupy 47,315 SF of the logistics center that totals 418,651 SF.
Pima Door & Supply, Inc. was founded in 1987 and has provided quality service and materials to both contractors and builders in the Valley. It sells doors, windows, jambs, trim products and door hardware.

PHOENIX, ARIZONA (September 25, 2019) – NAI Horizon represented the landlord in negotiating a long-term lease for a popular West Valley sports bar at Thunderbird Beltway Plaza, 8378 W. Thunderbird Road in Peoria, Arizona.
The NAI Horizon retail properties team of Senior Vice Presidents Shelby Tworek, Chris Gerow and Gabe Ortega and Associate Patrick Anthon represented the landlord, CP6TB, LLC of Phoenix in the transaction totaling $1.071 million.
“We’re excited to add Fuzzy’s Sports Grill to our great tenant mix at Thunderbird Beltway,” Anthon said. “We have had success keeping the occupancy rate high for many years and believe locking Fuzzy’s into a long-term lease will benefit both parties. Fuzzy’s is hoping to open by November.”

PHOENIX, ARIZ. (Sept. 23, 2019) – Dr. Sheila D. Harris, Founding Director of the Arizona Housing Finance Authority and former Deputy Chair of the Federal Reserve Bank of San Francisco, has been named International Member of the Year of Lambda Alpha International (LAI).
The winner is selected from chapter nominations of Chapter Member of the Year honorees for the current or prior year by the International Awards Committee. It based upon commitment to LAI, the nominee’s profession and to land economics with respect to achievement in the private or public sectors, research or education.
Dr. Harris, who owns a consulting firm in Litchfield Park, Ariz., has been a member of the LAI Phoenix Chapter since 2004. She served as Chapter President in 2013, LAI International Assistant Treasurer from 2013 to 2015 and LAI International Treasurer from 2015 to the present. LAI is the honorary society of distinguished professionals in all fields related to the use and development of land.
Dr. Harris was appointed by then Chairman Alan Greenspan of the Federal Reserve Board of Governors as a board member of the Federal Reserve Bank of San Francisco. She was the first official from Arizona to serve as a member of the San Francisco Head Office Board. During her tenure she served as Deputy Chair of the Board.
She served under two governors as Arizona State Department of Housing and Arizona Housing Finance Authority directors. During her 6-year tenure in those positions, she oversaw the financing of mortgage revenue bonds, HUD funds, state Housing Trust Funds and IRS Low Income Housing Tax Credits totaling more than $1.5 billion in housing and community economic development.
Dr. Harris will receive the award during the LAI’s semi-annual Land Economics Weekend in Austin, Texas, Nov. 7-9.
“It has been my pleasure to have worked with Dr. Harris over the past several years,” said Elliott Pollack, CEO of Elliott D. Pollock & Co., and LAI Phoenix Chapter member. “As the first director of the Arizona Department of Housing, she was able to accomplish far more than would normally have been expected because of her ability to understand the issues and effectively communicate them while navigating through the bureaucracy with unusual skill.
“She also was intellectually honest when it came to making the best choices for the state. While she was on the Fed’s advisory board, she used her skill set to aid the entire region. She has earned my respect,” Pollack said.
Dr. Harris has spent many hours at the chapter level, assisting with programming content and securing high-level speakers including Janet Yellen who later became Chair of the Federal Reserve Board. Dr. Harris continues to serve on the Phoenix Chapter board as an ex-officio member.
In her term as LAI International Treasurer, she has implemented new processes such as chapter dues payments being paid through online banking and automatic transfers of dues payment to the chapters. She implemented a new LAI International travel policy, and has been instrumental in the due diligence needed to be a good steward of the LAI members finances. She has worked tirelessly through annual budgeting processes.
