    SCOTTSDALE, ARIZONA (Nov. 29, 2023) – One of the hardest parts of playing chess is predicting your opponent’s next move. For the past 10 months, many in the market are still trying to figure out Daniel Mazzon’s first move.

If the competition continues to make the same move time and time again, it’s simple to develop a strategy to not only win, but no longer make them an opponent.

“Maybe, while they are lost in the fog making the status quo move, you could change the game so the next time they step to the table, they won’t know how to play. I’m not here to hand out the best cookies. I’m here to deliver building ownership and management the solutions to save time, increase occupancy, and produce a cash flow operation,” Mazzon said.

Since founding Mazzon Industries in late January, Mazzon has acquired more than 10 million square feet of service contracts at commercial real estate assets across the Valley. This has vaulted him as the No. 1 producer of vendor contract sales in Arizona.

The Mazzon Industries portfolio currently comprises 40 percent office, 35 percent industrial, and 25 percent retail properties. The question the market and his competitors keep asking is, “What exactly does he do and how does he do it?”

Buoyed by his acquisitions, Mazzon has become a force in business development among commercial real estate service providers. Mazzon is the sales representative for Restoration HQ, ACE Building Maintenance, Elevate Parking, Next Protection, and Starkweather Roofing. By representing five premier brands, Mazzon is responsible for growing each client across Arizona to help their clients.

With the number of clients Mazzon serves, many sales reps would ask how one person sells for five of the top brands in the market when most reps fail at selling for one.

“Most reps sell a service. I offer a system,” Mazzon said. “My competitors in each industry go to one building and sell one thing. I go to one lunch and offer five solutions based on their needs. In one week, they booked five meetings and I booked 50. I’m not a one-stop shop or a jack of all trades as my clients are the experts.

“On both ends of this business, companies are concerned about retaining talent. I don’t plan on leaving soon, so the fear of loss goes out the window,” Mazzon said.

This year Restoration HQ has grown by 10 percent; Ace Janitorial had the best Q4 in sales being a privately owned janitorial company in Arizona; Elevate Parking has taken the throne as the largest commercial managed parking provider in Arizona; Next Protection is No. 1 in Ranking Arizona among fire protection firms in Arizona; and with Starkweather Roofing as the newest client of  Mazzon Industries, 2024 is shaping up to its best year yet.

    PHOENIX, ARIZONA (November 28, 2023) – NAI Horizon facilitated the sale of 4.72 acres of retail land in Goodyear, Arizona. This prime pad site is located at the southeast corner of Estrella Parkway and Elliot Road, the main entry intersection of the master-planned community of Estrella.

NAI Horizon Executive Vice President Lane Neville and Associate Cole Neville represented the seller, Kitchell Development (Marketplace Square at Estrella, LLC) in the $2.3 million land sale.

The buyer was Rachel and Alex Gomez (Estrella Mountain Lago, LLC), the owners of Rio Mirage Café. The buyers plan to build the third Rio Mirage Café in the Valley. The other two locations are Surprise and El Mirage. Rio Mirage Café has been in business since 1999, specializing in Sonoran-style recipes handed down for generations.

SCOTTSDALE, ARIZONA (Nov. 28, 2023) – Harvard Investments continues its strategic growth by hiring a Division Controller; and a Director of Planning and Financial Analyst for Estrella Development Company.

Jennifer Meyers joins Estrella Development as Director of Planning after 26 years as a land planning consultant, most recently serving as a Principal at Norris Design. Branden Lamb joins Estrella Development as a Financial Analyst from New Home Co., where he was a Division Coordinator.

Melissa Ely, CPA, CGMA, CTP, brings 20 years of industry accounting experience, joining Harvard Investments as Division Controller.

Jennifer Meyers will oversee all planning, design, and entitlements of future development within the master-planned community of Estrella in Goodyear, Arizona.

A native of Palo Alto, California, Meyers earned a bachelor of science degree in landscape architecture from Arizona State University. Meyers is involved with the industry development group Valley Partnership.

Branden Lamb is responsible for assisting in the construction and analysis of business plans, budgets, forecasts, and tracking and reporting financial metrics for Estrella Development. At New Home Co., he supported the Director of Financial Planning and Analysis in reviewing quarterly and annual forecasts, preparing gross margin variance analysis comments, and managing the general and administrative budget.

A native of Phoenix, Lamb earned a bachelor of science degree in finance from ASU.  He holds an Arizona real estate salesperson license. He volunteers with Phoenix Pride and Trees Matter.

As Division Controller, Melissa Ely will oversee land development accounting for Harvard Investments. She joins the firm from Shelter Asset Management, where she served as Construction Controller. She worked for RED Development as Director of Project Accounting and DMB Associates as Accounting Manager.

A native of Southern California, Ely moved to Arizona when she was in junior high school. She earned a bachelor of science degree in finance from ASU. She is a member of AZCREW and the American Institute of Certified Public Accountants (AICAP).

SCOTTSDALE, ARIZ. (Nov. 20, 2023) – Sara Yehia, AIA, Architect | Founding Principal of Kenzy Architects, was one of two local architects honored with the prestigious AIA10 Award recently at the AIA Arizona Awards Gala at the Phoenix Art Museum.

The AIA10 Award is given to architects who have been licensed for less than 10 years and recognizes individuals for exceptional leadership in the professional community and built environment through service to the community and the AIA as well as through the quality of work performed professionally.

Yehia, LEED AP GA NCARB, is serving her second year as the AIA10 state director and AIA state board member.

     PHOENIX, ARIZONA (Nov. 14, 2023) – Four retail buildings and two parcels of land totaling more than $13 million highlight recent sales by NAI Horizon professionals. The retail building sales totaled $5.33 million; the parcels of land totaled $7.9 million.

Sales Transactions:

Lane Neville and Cole Neville negotiated the sale of 643.44 acres for $7.07 million, representing the seller, Flying E Ranch Holding, LLC. The property is located west of Vulture Mine Road near Wickenburg, AZ. The buyer, Michael C. Emond and Kathryn K. Emond, Trustees of the Emond Family Revocable Trust dated October 26, 2016, were self-represented.

Jeff Adams and Maria Herman (NAI Las Vegas) negotiated the sale of an 800 SF freestanding pad retail building (occupied by a New Construction Corp. Ground Lease Salad and Go) for $1.75 million, representing the buyer, Sepmar, LLC. The property is located at 4925 Blue Diamond Road, Las Vegas, NV.  The seller, Blue Diamond Decatur Plaza, LLC, was represented by Deana Marcello with Colliers.

Rick Foss negotiated the sale of a 5,000 SF retail building for $1.3 million, representing the seller, Old Southern, LLC. The property is located at 5814 S. 25th St., Phoenix, AZ. The buyer, Park Thomas was represented by Sean Lieb with LevRose.

Each year the Home Builders Association of Central New Mexico (HBA) sponsors the Parade of Homes, a tour that showcases model homes throughout the Albuquerque/Rio Rancho MSA over two consecutive weekends. The Parade of Homes features both spring and fall open houses.

    PHOENIX, ARIZONA (Nov. 8, 2023) – NAI Horizon represented the owners of one of the Valley’s most popular Latino dance spots in the purchase of the vacant Sears building at Desert Sky Mall. The buyers are transforming the new space into their second entertainment venue in the Valley.

NAI Horizon Executive Vice President Jeffrey Garza Walker, MRED, MBA, represented Club Capri Real Estate, LLC, of Phoenix in the $7.13 million purchase of the 120,000 SF space at Desert Sky Mall, a regional shopping center at 7611 W. Thomas Road, in Phoenix.

The buyers, brothers Melchor and Pedro Marques Jr. own El Club Capri, 2135 E. Van Buren, one of the biggest and longest-running (40 years) entertainment venues for Latino concerts, dances, parties, weddings, and quinceañeras.

“They have always wanted to open a similar venue on the West side,” Garza Walker said. “This is the perfect spot, and the community is very excited. The owners feel this entertainment facility is going to serve the people – who are about 80 percent Hispanic – in the community. The elected officials who represent this part of Phoenix are excited about what the new owners are going to turn it into. They are thrilled that the community is behind it as well.”

The Marques brothers own KSUN-1400 AM, a Spanish-language radio station serving Metro Phoenix. The regional Mexican music format is under the branding “La Mejor.” The station broadcasts Arizona Diamondbacks and Phoenix Suns games in Spanish.

“NAI Horizon continues to be a purposeful partner, making things happen positively in the community,” Garza Walker said. “This will be a great venue for West Phoenix.”

The new venue is expected to open in late 2024 or 1Q 2025.

Desert Sky Mall is located at 75th Avenue and Thomas Road. The mall was developed by Westcor and is managed by Macerich. The anchor stores are CuracaoBurlington, Mercado de los Cielos, and Dillard’s Clearance Center. Desert Sky Mall serves as a transit center for Valley Metro.

The seller, Seritage SRC Finance LLC of New York, New York, was represented by Trent Steeves with CBRE.
