Keeping residents well and safe during the COVID-19 pandemic is priority No. 1 at LivGenerations Pinnacle Peak, Ahwatukee and Gilbert. From a wide variety of daily care to sponsoring Mother’s Day and Father’s Day drive-through parades, LivGenerations is keeping its residents well, safe and engaged by:

  • Grocery shopping/delivery;
  • Temperature checks regularly;
  • Masks being worn at all times;
  • Wireless 24/7 emergency call system
  • Designated telecommunication room for resident physician appointments;
  • Dedicated task force committed to following the Centers for Disease Control (CDC) and senior living guidelines.

LivGenerations has also received kudos from public health officials as it continues to keep its residents safe from the virus. LivGenerations Ahwatukee reached 1+ month (two full incubation timeframes for COVID-19) without transmission, according to Director of Clinical Services Belinda Radder.

LivGenerations Pinnacle Peak is a 110-unit independent living, assisted living and memory care apartment community. It opened in February at 23733 N. Scottsdale Road, in Scottsdale. Liv Communities has two additional senior living communities in the Valley.

LivGenerations Ahwatukee is a senior living, independent living, assisted living and memory care community at 15815 S. 50th St., in Phoenix, with 137 residents. Liv Generations Agritopia is an independent living, assisted living, memory care and respite care community at 2811 E. Agritopia Loop S, in Gilbert.

Last year LivGenerations Ahwatukee embarked on a partnership with the National Charity League, Inc., a non-profit organization that fosters mother-daughter relationships in a philanthropic manner committed to community service, leadership development and cultural experiences.

The Mother’s Day drive-through parade was a successful event. It was followed by a Father’s Day drive-through parade in June. In September, LivGenerations will celebrate a Grandparent’s Day event.

PHOENIX, ARIZONA (August 27, 2020) – Each spring, the Arizona Multihousing Association (AMA), the statewide trade association for the apartment industry, hosts its annual Tribute Awards program.

Arizona’s apartment industry annually generates 22,000 jobs, $699 million in wages and $3.8 billion in economic output. Events such as the Tribute Awards are important because they elevate the industry and create motivation for improvement for more than 2,300 AMA members.

The Tribute Awards are about more than one night of recognition – being a nominee, a finalist or award recipient creates new opportunities for mentorship, leadership development and pathways for promotion.

Due to the current climate, the 28th Annual AMA/Cox Communications Tribute Awards ceremony took place virtually on Aug. 21. A total of 660 nominations from 34 member companies participated. Volunteers donated 575 hours of their time to judge all the nominees.

“The Tribute Awards program creates more opportunity for young, diverse professionals and creates new pathways for this talent pool to be mentored and succeed,” said Courtney LeVinus, AMA President and CEO. “The program continues to recognize and develop ethical leaders that positively impact thousands of apartment community residents by strengthening and elevating rental housing properties across Arizona.”

The AMA’s nomination and interview process is one of the most rigorous in the industry.  AMA judges conduct an interview and nominees complete a questionnaire or aptitude test to keep the process impartial while learning more about each candidate. The playing field is level whether nominees are a large or small organization, in Maricopa County, or Tucson, or other counties around the state.

“It is truly an honor to be nominated for this prestigious award, and means your team feels you are an example that others should follow as they seek to become the best,” said Reid Butler, Tribute Awards Committee Chairman.

Multi-phase project in the Southeast Valley continues with seven new buildings

       SCOTTSDALE, ARIZ. (August 25, 2020) Marwest Enterprises, LLC (Marwest) is pleased to announce the ground-breaking of its new 525,000 SF, Class A industrial development, Landing 3, part of a multi-phase, master-planned industrial project at Phoenix-Mesa Gateway Airport.

Landing 3, 7827 E. Ray Road, is expected to serve tenants from 5,000 SF to 250,000 SF in the Southeast Valley.

“Congratulations to Marwest Enterprises on the groundbreaking of Landing 3. This brand-new project will join Landing at PMG and Landing 202, in the heart of the Gateway area and close to multiple freeways. An awesome location for a wide range of businesses,” Mesa Mayor John Giles said. “It’s exciting to watch southeast Mesa maintain its momentum as a thriving economic engine for the entire city.”

Landing Phase III is within an opportunity zone, one of Phoenix’s nearly 90 designated land areas that encourage long-term investments in low-income urban and rural communities with tax incentives for investors.

“The continued success of the Landing is not only an indication of the demand in the market place for Class A spec industrial space, but also a desire by businesses to be in the Gateway area,” said District 6 Councilmember Kevin Thompson. “Adding Landing 3 to the existing 1 million square foot footprint is the perfect new addition to the area and region.”

Marwest partnered on the project with a large institutional equity provider; construction financing was provided by a regional bank.

We continue to see significant economic growth and sustained interest for these projects – we’re very pleased to be there.”

      SCOTTSDALE, ARIZONA (August 25, 2020) – Sigma Contracting, Inc. is pleased to announce its collaboration on a unique restaurant concept opening this fall at 1455 N. Scottdale Road, on the campus of SkySong, the ASU Scottsdale Innovation Center.

Sigma Contracting is providing design-build tenant improvement services for locally-owned Born & Raised Hospitality, which anticipates opening its newest concept, Broth & Bao, in November. The $550,000 TI project comprises 2,500 SF.

Broth & Bao will be in the same building owned by Wetta Ventures as Fellow Osteria & Pizzeria, also co-owned by Joshua James and Nicholas Campisano of Born & Raised Hospitality.

“We are delighted to help bring this new concept from Born & Raised Hospitality to life,” said Sigma Contracting President Dan Hinkson. “Nick and Josh have had great success with their previous endeavors, and no doubt will again with Broth and Bao. We are finding out that people are passionate about finding good ‘bao buns.”

A bao (pronounced bow) bun, also known as a steamed bun, is a type of bread-like dumpling that originates from Chinese cuisines.

“With the contributions of visionary developers like Wetta Ventures at SkySong (who is bringing in Broth & Bao and other restaurants) and our work with Pivot Development at Papago Plaza across the street, South Scottsdale is becoming a destination for the community. It’s exciting to be part of that evolution with those new developments.”

In December 2019, Sigma Contracting broke ground across the street at iconic Papago Plaza for up to 88,000 SF in new retail and office buildings and a 120,000 SF parking garage.

Sigma’s portion of the project is valued at $11 million to $16 million and will consist of the complete demolition of the original Papago Plaza, 1408 N. Scottsdale Road, that was constructed in the mid-1960s and renovated in the early 1980s.

The architect of record on Broth & Bao is A-Line Architecture. Notable subcontractors include State Electrical Contractors, Inc., electrical; and Lion Craft LLC, millwork.

     TUCSON, ARIZONA (August 24, 2020) – NAI Horizon’s Tucson office is proud to announce the hiring of Sam Nalli as Retail Associate.

“We are very excited to have Sam as an addition to our Tucson retail team as he continues his real estate career,” said Ben Craney, Managing Director of the NAI Horizon Tucson office.

Nalli joins NAI Horizon after spending the past 3 years at United Real Estate Southern Arizona. He was responsible for guiding buyers and sellers in all aspects of the real estate transaction process. Nalli also has extensive experience in the restaurant business.

A native of India, Nalli moved to Arizona when he was 2 and was raised in Tucson. He attended the University of Arizona and Hogan School of Real Estate.

         SCOTTSDALE, ARIZONA (August 24, 2020) – A trio of Valley commercial landscaping and restoration professionals has pooled its expertise to launch a woman co-owned firm, Elevated Emergency Restoration.

Services offered by the Scottsdale-based firm include water mitigation; mold and asbestos removal; fire and smoke damage; and reconstruction. Elevated ER is a qualified and equipped company with the required training and protocol to clean any facility affected by a pathogen outbreak.

Co-owners include Mai Vu, Brittany Trotter and John Garigen.

“For the past 3 years I’ve been wanting to start a business in the commercial real estate space,” Vu said. “I was determined to do so; my proudest moment is believing in what I wanted and launched Elevated ER with my business partners.”

Vu’s primary responsibilities will include networking, driving in new business, maintaining business relationships and helping the company to continually grow.

Vu, a native of Vietnam, was raised in the Central Phoenix corridor and in a family of eight children. She was a pre-dental student but soon transitioned to commercial real estate. She worked with Garigen at Integrated Landscape Management in 2016 as its business developer.

Vu is involved with Valley industry groups including BOMA Greater Phoenix, NAIOP Arizona and BD Guild.

A native of Canada and raised in Detroit, Trotter now calls Gilbert home. She began her career in restoration in 2013 as an administrative assistant to the water mitigation department at ECI Services.

Trotter’s primary duties at Elevated ER include overseeing all aspects of operations including walking jobs, writing estimates, creating social media content and creating processes and procedures to ensure client satisfaction and proper job safety protocol. Trotter is active in the Arizona Insurance Claims Association.

As the third co-owner and partner, Garigen will focus on client retention, business development and company vision/direction. He developed his skills of running businesses while co-owning the area’s largest commercial landscape maintenance company for 20 years.

Garigen is involved with industry groups including the Phoenix Thunderbirds Y.P.O (Young Presidents Organization).

“I’m excited to help a woman-owned construction company get started in a predominantly male industry,” Garigen said. “I’m also excited to have the opportunity to play a role in improving the reputation of restoration work in this industry. Change is easy – improving can be a challenge.”

The first sale in early July was in Santa Cruz County for +/- 46,000 SF of cold storage warehousing which sold for $2.8 million or $60 psf. The property located at 123 Old Tucson Hwy., in Nogales, Arizona, consists of three buildings on 15 acres of highly sought-after industrial zoned land.

Itule represented the buyer, 123 Old Tucson, LLC. Karen Miller of Agave Primer Properties represented the seller.

“The buyer is an investor from Nogales with ties to the produce and trucking industry,” Itule said. “The new owner plans to improve the buildings which had significant deferred maintenance, update the office spaces, and then market the buildings for lease.”

The second sale at the end of July was for property located at 887 S. Warren Ave., in Tucson. The asset sits on 1.75 acres and consists of +/- 4,938 SF of office space and a workshop. It sold for $700,000 or $141.76 psf.

Itule represented the seller, China Sea, LLC (Kevin Goode, manager).

Stephen Cohen and Aubrey Finkelstein of Cushman Wakefield Picor represented the buyer.

“There was a lot of activity on the property given the size and the central location,” Itule said. “Republic Services currently leases the building and the new owner plans to move in at the expiration of Republic’s lease in July 2021.”

     PHOENIX, ARIZONA (August 12, 2020) – The sales of two industrial buildings in the Valley and a mobile home park in Globe, Arizona, totaling more than $7 million highlight recent deals closed by NAI Horizon professionals.

Sale Transactions:

Isy Sonabend and Drew Eisen negotiated a sale of a 48,000 SF industrial building representing the buyer, Industrial Outdoor Ventures for $4.4 million. The property is located at 2600 W. McDowell Rd., Phoenix, AZ. The seller, D. Thompson Properties was self-represented.

Andrew Warner negotiated a sale of a 19.53-acre mobile home park representing the seller, SWR, LLC for $1.85 million. The property is located at 8958 S. Six Shooter Canyon Rd., Globe, AZ. The buyer, Pueblo Heights Estates, LLC was self-represented.

Rick Foss and Barbara Lloyd negotiated a sale of a 7,857 SF industrial building representing the Seller, Zephyr Engineering, Inc. for $910,000. The property is located at 2412 W. Huntington Drive, Tempe, AZ. The buyer, MACO, LLC was represented by Steven Schnitzer with Steven J. Schnitzer LTD.
