NAI Horizon negotiates $1.895M sale of 36,556 SF Phoenix freestanding industrial building

NAI Horizon negotiates $1.895M sale of 36,556 SF Phoenix freestanding industrial building

News & Updates

PHOENIX, ARIZ. (Oct. 29, 2019) – NAI Horizon represented the buyer in the $1.895 million acquisition of a freestanding industrial building at 1710 E. Washington St., in Phoenix.

NAI Horizon Senior Vice President Jeff Adams represented Nationwide Surplus Holdings, LLC, an Arizona Limited Liability Company of Mesa, Arizona, in the purchase of the 36,556 SF building.

The property is the former Desert Liquidators building. It will be converted into an electronic recycling, refurbishing and resale facility. It is a freestanding building with arterial frontage and a fenced area that includes parking and truck-well loading.

Built in 1981, the property includes 2,500 SF of office space. It sits on 1.44 acres, features clear ceiling height of 14 to 18 feet and includes three dock-high doors for loading and three drive-in grade-level doors.

“Nationwide Holdings LLC is the real estate entity for a couple of complementary Phoenix-based companies that has now expanded nationally in multiple cities throughout the country,” Adams said. “I sold them their first facility here in Phoenix at roughly the same size or larger with some land for potential expansion in early 2012.

“Both were discounted frontage facilities which would allow them to do some level of building rehab in order to feature their sustainability aspects and still operate affordably with reasonable margins. The main company is a well-run entity that is expanding rapidly, in large part due to unique, proprietary models and methods, which no competitor in their industry currently has,” Adams said.

The seller, RMO Holdings LLC, a Wyoming Limited Liability Company headquartered in Florida, was represented by Rob Martensen and Sam Jones of Colliers International.

Popular Scottsdale establishment helps raise $40K for PCH, check presentation on Nov. 9

News & Updates

SCOTTSDALE, ARIZONA (October 28, 2019) – Ten months ago, car enthusiasts and patrons of Alpio’s at Troon began opening their hearts and their wallets the second Saturday of each month to raise money for charity.

On Saturday, Nov. 9, Alpio Barbara, owner of Alpio’s at Troon, and Sue Pille of Platinum Companies, will present a check for $40,000 to the Phoenix Children’s Hospital Foundation/Golf-Fore-Charity at the monthly Cars and Coffee at Alpio’s at Troon event.

“It’s amazing how a $2 tip has turned into $40,000,” said David Reese, who along with Mike McDaniel and Tiffany Sharp are co-chairs of Golf-Fore-Charity 2020. “It’s no secret that Alpio has a passion for cars, people and helping kids. We’re honored to be a part of this great event.”

This year’s check presentation is scheduled for 8:30 a.m. at Alpio’s Troon, 10452 E. Jomax Road, Scottsdale. Last month’s 2-year anniversary event drew 153 custom and high-performance cars. Cars and Coffee runs from 7 a.m. to 10 a.m. the second Saturday of each month.

In November 2017, Barbara hosted his first Cars and Coffee at Alpio’s. It continued to grow, even after Barbara was in a life-threatening motorcycle accident in April 2018.

“I knew the show had to go on,” Barbara said. “My great circle of friends came together and kept the event going. A gentleman in attendance at the June 2017 event wanted to leave a $2 tip for the free coffee provided by Platinum Companies. ‘That’s not necessary; we’re just happy to have you join us.’ In July, a tip jar for the Phoenix Children’s Hospital Foundation was placed at the coffee counter.”

Each month Barbara and House of Hardtops match the tips. Golf-Fore-Charity will match any donations collected up to $2,000 for the month of November.

Additional donations are raised by the North Scottsdale Coffee Group charging a nominal fee to go on group rides around Arizona.

“It all adds up,” Barbara said. “It’s not about me; it’s all about the kids.”

In 5 years, Earthworks Environmental has expanded compliance footprint across U.S., continued growth in its Arizona office

In 5 years, Earthworks Environmental has expanded compliance footprint across U.S., continued growth in its Arizona office

News & Updates

MESA, ARIZONA (October 22, 2019) – Five years ago, Cherie Koester left a prominent job with Maricopa County to start her own business. From her residence in Queen Creek, Koester founded Earthworks Environmental LLC.

As the woman- and minority-owned environmental consulting firm celebrates its fifth anniversary, the Mesa-based company now boasts 36 employees and almost 800 projects across the country.

“While our 5-year celebration is local, I’m extremely proud of my staff for the expansion we’ve made across the country,” said Koester, who holds the title of CEO.  “The culture we have created here strives for excellence.

“Last year I said I was prepared to go the distance with this team of elite professionals. I also said I have no plans of slowing down. Earthworks has achieved that goal and more,” she said.

Earthworks Environmental operates in Arizona, Florida, Maryland, Delaware, Pennsylvania, New Jersey, Ohio, Indiana, Illinois, Minnesota, Wisconsin, Iowa, Colorado and Texas. Its Arizona projects are in Phoenix, Tucson, Prescott and Yuma.

Services provided include stormwater pollution prevention, Phase I and II Environmental Site Assessments, dust control, and construction safety compliances. The firm primarily serves land developers, vertical developers, commercial construction, and land-holding companies.

“I’m excited to announce a new service line – drone inspections,” Koester said. “With drone inspections, our clients get access to these videos for their own marketing materials if they would like.”

Koester said the firm is consulting on nearly 800 permits nationally. Recently she hired two additional employees in the Arizona office. Founded in 2014, Earthworks Environmental expanded its operations to Florida and added two employees at its Arizona office in late 2016.

A proprietary program that Earthworks Environmental employs – ERX – has also played a key role in the expansion, Koester said. ERX is an environmental reporting software program that puts all aspects of environmental compliance into one program. This includes any permits and inspections. Koester said nearly 75 percent of the violations in her industry occur in the paperwork process.

A client can hire Earthworks Environmental to handle the entire process including ERX. A client may also decide to opt out of the consulting and use ERX themselves. In that case, Earthworks Environmental will apply a nominal fee for use.

“My motto is, ‘I don’t demand perfection but I do expect excellence,’” Koester said. “At Earthworks, we pride ourselves on being the leader in the industry for technology and customer service. We look forward to the next 5 years.”

News & Updates

PHOENIX, ARIZONA (October 16, 2019) – AZ Buckeye Investors, LLC was the seller in the $3.65 million disposition of 196 acres of commercial land located at the SWC of Interstate 10 and Highway 85 in Buckeye, Arizona. The buyer is a partnership between Carefree Buckeye 196, LLC and Boeing V LLC.

NAI Horizon Senior Vice President Lane Neville and Associate Logan Crum represented the seller. NAI Horizon Vice President Troy Giammarco and Associate Joe Pequeno represented the buyer in the transaction.

“We are excited to be involved in another important piece in the West Valley,” said Scott Phillips, Director of Acquisitions of Carefree Partners, representing the buying entities. “The teamwork to put this together with NAI Horizon and the quality information and engagement we received from the City of Buckeye have both been a great part of the process so far.”

Buckeye is listed as the No. 1 fastest-growing city in the country according to the U.S. Census Bureau. Buckeye was the only Arizona city to make the list this year. There are tremendous future opportunities in Buckeye for retail shops, services and employment due to this rapid growth.

“As a premier mixed-use commercial site, this large-scale property has strong potential to play a key role in Buckeye’s expanding freeway corridor development,” said David Roderique, Buckeye Economic Development Director.

“This commercial land site is sizable and will be regionally significant as a strategically located freeway property at the western gateway of Buckeye on Interstate 10,” Neville said. “The property also fronts Highway 85, the proposed future CANAMEX Interstate 11 alignment.”
