      PHOENIX, ARIZ. (August 5, 2019) – Since hosting its inaugural event in Phoenix on Nov. 4, 1999, the Southwest chapter of the Real Estate Investment Advisory Council (REIAC) has become one of the Valley’s most prestigious commercial real estate networking and mentoring organizations.

Founded by businessman Larry Heath, who at the time was with Vestar Development, REIAC Southwest is celebrating its 20th anniversary this year. REIAC is an exclusive national fellowship of top real estate executives that offers superior educational events, networking opportunities and community service.

It has four regions in the U.S. and was established as a nonprofit trade association to provide a forum for the exchange of ideas, concerns and experiences among senior executives who conduct commercial real estate transactions.

Through three of its programs, the Southwest chapter has established itself as a leader in educating and mentoring the next generation of commercial real estate professionals. Those programs include:

>> The REIAC/Rockefeller Challenge: The top three out of six teams consisting of graduating students from Arizona State University’s W. P. Carey School of Business, Masters of Real Estate Development (MRED) program, present their development projects to REIAC’s membership who pepper the teams with questions and comments about their proposals.  Each member of the winning team walks away with a $1,000 check from REIAC and the event sponsor, The Rockefeller Group. It completed its sixth year in 2019.

“The Challenge has changed the dynamics and competitiveness among the teams to be chosen as one of the top three invited to the Challenge,” said Mark Stapp, Executive Director of the MRED program.

>> MRED scholarships: REIAC awards two scholarships to MRED students at the beginning of each academic year. The MRED faculty select six students who are interviewed by several REIAC board members. The selection criteria include financial need; desire to pursue a career in real estate development or investment after graduation and; desire to stay and pursue their career in Arizona after graduation. After the interviews, the top two deserving students are each awarded a $2,500 scholarship.

>> The REIAC Southwest/Junior Achievement of Arizona Land Development Pitch Competition: REIAC members present five classes per semester introducing high school students to the built environment and the real estate development process. Teams of students from Gateway Early College High School in Phoenix present their proposed developments to a panel of REIAC judges to convince them that their project is the best investment.  Each member of the winning team receives a gift card for up to $175.  It completed its first two semesters during the 2018-2019 academic year.

“This program made our 11th and 12th grade students extremely happy and most importantly, confident as they leave our school and move on to bigger and better futures,” the students’ teacher, Karen Hawkes, said of the REIAC volunteers.

“The MRED Challenge and the Junior Achievement program give REIAC the opportunity to share our members’ expertise,” said Mark Singerman, President of REIAC Southwest and Vice President/Regional Director-Arizona for The Rockefeller Group.

Cheri Brady, a founding board member with the REIAC Southwest chapter 20 years ago, serves as Chair of the Membership Committee. She agreed that community outreach and mentoring are signatures of the organization.

“Mark has really taken the lead with those initiatives,” said Brady, Vice President and Senior National Account Manager, National Commercial Services Division, First American Title Insurance Company. “He was instrumental in the outreach with Junior Achievement and the class curriculum for the high school students. He has since really expanded his role to help with our various programs and speakers.”

Brady says there are approximately 85 members in the local chapter. The Board’s goal is to field a roster of about 120 professionals.

“Being an active member of REIAC has provided me many opportunities over the years and I attribute much of my professional success to this organization,” Brady said. “It is a privilege to regularly interface with our membership and create relationships with industry leaders. The benefits include numerous business opportunities for me and my team.

“The first year I put a toe in the water to see how it would play out. Twenty years later I’m still an active member and love what the organization has become. As a board member and Membership Chair, I have a dual incentive to encourage REIAC’s growth,” Brady said.

“Another big part of REIAC Southwest is bringing in top-notch local and national speakers for our members and their guests. Just as our members share their expertise, these speakers provide relevant and timely information in the global commercial real estate world,” Singerman said.

The networking opportunities REIAC Southwest offers its members include four main evening programs per year and four breakfast programs with panelists discussing industry trends.  The distinguished speaker program has featured national industry experts such as Dr. Peter Linneman, Hessam Nadji, John Cushman, Gerald Hines Sr., Dr. Michael Crow, Jerry Colangelo, Gary Knight, Jerry Moyes and many other industry and business leaders.

     PHOENIX, ARIZONA (August 14, 2019) – Embracing change to help owners compete in today’s environment. Snapshots of the Phoenix and Arizona markets. Misconceptions and reality of the development cycle.

These and many other topics will highlight the 21st Annual Arizona Self-Storage Conference & Trade Show September 25 and 26 at the Wild Horse Pass Hotel & Casino, 5040 Wild Horse Pass Blvd., Chandler, Arizona. The Arizona Self-Storage Association (AZSA) is the trade association that represents the self-storage industry in Arizona.

The conference comprises the Owners Summit on September 25 and the Operational Symposium on September 26. The annual golf tournament precedes the conference September 24 at Whirlwind Golf Club at Wild Horse Pass.

“This year’s theme is ‘Embracing Change to Compete Today,’” said AZSA Executive Director Anne Mari DeCoster. “The expertise the speakers bring to our conference embodies our approach to this year’s conference – embracing change to help owners and operators compete in today’s self-storage industry. AZSA and The BSC Group kick off the conference with the Owners Summit. The opening discussion, “Will the Real Economy Please Stand Up?” will be presented by Dr. Chris Thornberg of Beacon Economics. The local self-storage outlook, “Self-Storage in 2019: A Focus on Arizona and Phoenix,” will be delivered by Theresa Gallas of Radius+.

Other presentations on the first day include “It’s Coming for You: New Supply,” by Guy Middlebrooks of Cube Smart; “Automation: Fact or Fiction?”, by Travis Morrow; “Pivoting: Technology that is Changing the Self-Storage Industry,” by Lonnie Bickford, owner of Appletree Storage and StorageAuctions.com; “Improving Cash Flow Through Tax Strategies,” by Heidi Henderson of Engineered Tax Services; and “Beyond Billboards & Yellow Pages: Marketing in 2019 and Beyond,” by James Malone of G5.

This year’s “Inside the Operator’s Studio” features AZSA board member Travis Morrow interviewing Robert Schoff, a founding AZSA board member and Chairman of the Board of National Self-Storage Management.

The Operational Symposium on September 26 kicks off with “Dominate Your Competition, Part 1,” presented by Jim Ross of Self Storage Domination. PHOENIX, ARIZ. (July 31, 2019) Marwest Enterprises is pleased to announce the successful joint venture for its new development known as Logic Park 91. The project consists of three buildings totaling 720,000 SF on 44 acres.

The new $53M, Class-A industrial project will be located at the intersection of 91st Avenue and Buckeye Road in Phoenix. The project is expected to be completed by the end of 2Q 2020.

Logic Park’s buildings will range from 230,000 SF to more than 250,000 SF of leasable space and will be delivered simultaneously to meet the market’s significant demand. The project was designed to provide tenants with a diverse range of spacing options, devisable down to 20,000 SF, as well as single building identity.

“We are very excited to bring this major project to the West Valley. With the tremendous demand for quality industrial product in the area, combined with the significant economic impact being brought to the City of Phoenix, we view this as a prime location for this type of development,” said David Martens, Principal with Marwest Enterprises.

Marwest Enterprises partnered on the project with a large institutional capital provider. Construction financing was provided by Alliance Bank of Arizona.

“Our ability to secure institutional capital for Marwest is a true testament to their experience and the solid investment fundamentals that exist within the West Valley,” said Roman Nelson of CapMatrix, who served as strategic capital advisor on the transaction.

Other project partners include Ware Malcomb, architect; Willmeng Construction, general contractor; and Hunter Engineering as the engineer. Leasing for Logic Park 91 will be handled by Gary Anderson and Mike Gilbert at Cushman & Wakefield.

“We are very proud to represent Marwest as the leasing team at Logic Park and helping to fill this market’s demand for quality industrial space. We look forward to a very successful endeavor,” Anderson said.

     TUCSON, ARIZ. (July 30, 2019) – The Southern Arizona Environmental Management Society (SAEMS) recently received a $2,500 grant from the foundation of engineering consulting firm Terracon, which has Arizona offices in Tucson, Tempe and Avondale.

The Terracon Foundation Board selected SAEMS as its grant recipient. Terracon Senior Associate Derek Koller submitted the nomination. The grant will be used to award a single, $1,500 scholarship to an SAEMS applicant. The remaining funds will be used for student scholarships to both luncheons and the group’s annual RCRA seminar.

SAEMS is an environmental organization that provides educational, networking, development and community improvement opportunities to help learn about environmental concerns and issues related to the growing desert community.

“As both a past SAEMS board member and scholarship winner, I am proud to be an employee-owner at a company that allows us to support and advocate for organizations in our community that we are involved with,” Koller said.

       Terracon has been a corporate partner of SAEMS for more than 10 years.

NAI Horizon Vice President Kevin Higgins negotiated the $1.317 million lease totaling 4,215 SF.

Since 1983, Globe St. and Real Estate Forum have recognized women who significantly influence the real estate profession and drive the industry forward. Entries are evaluated based on a number of factors including professional reputation, career highlights, innovation, creative thinking and dedication to advancing the role of women in real estate.

Ekre, CPM®, was named a Woman of Influence in the Property/Facility Manager of the Year category. She is among eight Institute of Real Estate Management (IREM) members who were honored.

     PHOENIX, ARIZONA (July 23, 2019) – NAI Horizon represented a national insurance provider in a pair of long-term leases at The Reserve at San Tan and Fiesta Tech Business Park in Gilbert, Arizona.

NAI Horizon Senior Vice President Isy Sonabend represented Progressive Casualty Insurance Co. of Mayfield Heights, Ohio, in two new lease signings totaling $4.18 million.

Progressive Casualty Insurance is occupying 25,193 SF at The Reserve at San Tan, 339 E. Germann Road, a 105,000 SF office/flex building in the highly sought-after Southeast Valley submarket. The new space will serve as a claim center.

Progressive is also occupying 42,149 SF at Fiesta Tech Business Park, 1395 N. Fiesta Blvd., a 73,283-SF building. Progressive plans to use this space for a training center. Fiesta Tech Business Park is located in the Gilbert submarket, which was ranked among the fastest growing cities in the U.S. It is less than one mile from the US 60 and Loop 101.

“To better serve their customers, Progressive Insurance has enlarged its footprint in Gilbert by expanding service and data centers in the Southeast Valley,” Sonabend said.

The Reserve at San Tan is within close proximity to Crossroads Towne Center which comprises more than 1.2 MSF of retail amenities including more than 32 restaurants. TUCSON, ARIZ. (July 23, 2019) – The Tucson office of engineering consulting firm Terracon recently presented a $3,500 check from its foundation to Tucson Clean and Beautiful, which will use the money for its youth environmental leadership mentoring program.

The Terracon Foundation Board selected TC&B as its grant recipient. Terracon Senior Associate and Tucson Office Manager Derek Koller submitted the nomination. Koller recently was promoted to Senior Associate based on his exemplary leadership at Terracon and his community involvement.

The funds will be used to support the Youth Environmental Leadership, Learning and Action (YELLA) school mentoring program.

YELLA allows high school students to mentor school-based youth groups to develop and implement action projects that result in environmental improvements on campus and changes in environmental attitudes and behaviors of students.

“It was my honor and privilege to present this wonderful organization with a Terracon Foundation grant,” Koller said. “Our Tucson office has been involved with TC&B for more than 10 years. We have sponsored and maintained a 1-mile stretch of road where our employees help pick up litter.

“I became passionate about TC&B because they are a community-based environmental organization with an educational component. I am especially excited about the YELLA program because it will give high school students the opportunity to mentor younger students and encourage creativity and volunteerism,” Koller said.

Student leaders in YELLA will plan, recruit, execute, celebrate and evaluate projects.

“We are thrilled to receive this grant from the Terracon Foundation,” said Katie Gannon, Executive Director of Tucson Clean and Beautiful. “This funding will support two high school student mentors who will develop and lead service-learning projects to address real-world environmental challenges. We are grateful to Terracon for helping build 21st century environmental leaders while moving school campuses toward cleaner greener and more sustainable solutions.”
