PHOENIX, ARIZ. (Nov. 1, 2022) — The 2nd Annual Ellen Kirton Memorial Charity Fundraiser, presented by the Arizona Association for Economic Development (AAED) Southern Committee, is scheduled for Nov. 9 at the Lodge on the Desert, 306 N. Alvernon Way in Tucson.
The event raises money for Mobile Meals of Southern Arizona. Representatives of the organization will be present to talk about their charity. Proceeds from a raffle will benefit Mobile Meals as well.
Mobile Meals delivers nutritious meals to people in Southern Arizona through a network of caring individuals.
The fundraiser is named after Ellen Kirton, the longtime director of the Pima Community College Small Business Development Center who passed away last year. After a long career in banking, Kirton became director of the Pima County SBDC in 2012. The SBDC joined Pima Community College’s Workforce Development Division in 2016.
The AAED Southern Committee leadership includes Chair Margie Adler, AZED Pro, Economic Development Specialist, Town of Oro Valley; Vice Chair Chase Farnsworth, Senior Project Development Manager, Mortenson; and 2nd Vice Chair, Narda Flores, Economic Development Specialist – Business Navigator, City of Tucson.

Fresh off the celebration of its fifth anniversary, Wakeman Integrity is now Integrity CRE and its West Valley office continues to grow.
Founded in 2017 by Melynn Wakeman, the Company President, Integrity CRE is a woman-owned commercial brokerage firm specializing in healthcare real estate. Soberano, a native of the Philippines, holds a BA and was a communications major in multimedia arts. Away from the office, she and her husband love to travel, go on long motorcycle rides, spend time at the beach, camp with friends, or simply unwind at a local coffee shop.
Conradson, a former manager and franchise owner of a national printing business, will be responsible for overseeing active transaction construction projects, enhancing the CRM data management system, managing marketing Integrity CRE listings, handling tenant representation tasks and pipeline and leads reports, assisting in process management and in the management of staff.
Prior to joining Integrity CRE, Conradson was a property manager for a healthcare properties company. She has been a certified property manager and is a certified notary signing agent. Conradson owns a company, Stamp It Mobile Notary.
A native of Aurora, Ohio, Conradson moved to Arizona in 1985 with her husband and their two children. Away from the office, she enjoys spending time

Harmon’s duties will include tenant representation, market research, client relationship ambassador, cold calling, listing properties, landlord representation, as well as assisting in day-to-day operations. She previously worked as a personnel coordinator for a pediatric care facility, and performed several tasks including interviewing and hiring RNs and LPNs, performing background checks, and providing assistance with field staff on EMR systems.
A Phoenix native, Harmon is studying for her real estate license. Away from the office she enjoys spending time with family, camping, hunting, and watching her children play sports.

PHOENIX, ARIZ. (Nov. 1, 2022) – NAI Horizon represented both parties in the $2.5 million sale of 102 acres in Mohave County to the owner of a successful RV and custom storage operation in Lake Havasu City, Arizona.
The +/-102.8 acres are situated at the SEC of East Stephens Drive and South Alamo Road in Mohave County.
Senior Vice President John Filli – an industrial, land, and investments sales specialist with NAI Horizon – represented the sellers, AZPRIME LLC, a Nevada limited liability company from Las Vegas (principal David Mulkey) and Mojave HM, LLC, a Nevada limited liability company also from Las Vegas (principal John Mulkey).
Filli also represented the buyer, Canyonbound Storage Management, LLC, an Arizona limited liability company from Lake Havasu City (principal Ryan Rodney).
“In looking back, I must say that this was a most challenging land transaction to complete. PHOENIX, ARIZ. (Nov. 1, 2022) — The Arizona Association for Economic Development (AAED) presented five Golden Prospector Awards and 10 Awards of Merit to recognize excellence, innovation and creativity in economic development at its annual Fall Forum held last week in the City of Maricopa.
The Golden Prospector Awards were established more than 20 years ago to recognize excellence in economic development. AAED received 36 nominations from around the state for the 2022 Awards.
“It’s amazing what’s happening in Arizona when it comes to the economic development community,” said AAED Executive Director Carrie Kelly. “This year’s Golden Prospector Award winners and Merit Award winners truly showcase what this organization is all about. We couldn’t be prouder of our winners and all the nominees.”
Awards were presented in the following categories:

Golden Prospector Award: Deal of the Year
The Metaverse Moves to Mesa: The City of Mesa was for a 396-acre campus, 2.5 MSF of development, more than $1 billion in investment, 200 jobs, 100 percent renewable energy driving the project, and the restoration of 200 million gallons of water per year.
The Deal of the Year provides a number of community benefits including a $50,000 donation to a College Promise initiative and free small business training through a partnership with the East Valley Hispanic Chamber of Commerce.

VIAVI Locates Global Headquarters in Chandler: Chandler was selected for a new manufacturing operation and the relocation of its global headquarters, proposing to hire up to 233 full-time equivalent workers and making a capital investment of $96 million. The company needed a location with a tech ecosystem, a highly educated workforce, suitable real estate options and a business-friendly operating environment. Chandler won the manufacturing and headquarters operations.

Prescott Discover Business Unusual: The campaign featured high-tech and business leaders discussing via social media, in print and on the city’s website why they have chosen this community to locate their businesses, and how high-tech and high-touch can blend together into a great place to do business.

ChooseOroValley.com: Oro Valley was commended for a landing page tailored to site selectors to facilitate quick decision-making, including features like a business case for targeted industries, available sites and buildings, incentives and taxes, and other business resources. The community was able to go live two months prior to its targeted date and got 500 hits on the first day the site was live.
ASU Office of Economic Development: ASU’s OED was honored for being a well-recognized innovation leader and economic driver in Arizona whose new economic development website provides access to critical information that drives partnerships, programs and incentives for world-class industry sectors. The website highlights the effectiveness, relevance, creativity of their work to advance economic development in Arizona.
Golden Prospector Award: Marketing Brochure
Connect Tucson: Tucson developed a brochure in 2021 with a goal to create something updated, short, sweet, and consistent with its economic development brand. The brochure spoke to both the lifestyle and the economic development environment of the community and frames the community as a “city in harmony.”
Award of Merit: Multimedia Promotion
Open for Business – Every Entrepreneurs Dream Peoria: The City of Peoria helped its businesses by providing free promotion via social media channels, which made residents aware of these establishments that they otherwise may not have known about. The city shot more than 100 videos of these businesses that received more than 186,000 views on Facebook alone. These videos are credited with an increase in first-time customers to these establishments and are also credited with attracting new businesses.
#PeopleAreOurWhy Social Media Campaign for Economic Development Week Surprise: Surprise was honored for an innovative and strategic Economic Development Week campaign that did more than just celebrate the community’s success. It accumulated 14,000 views in one week via social media by explaining the “why” behind what they do.

VisitQueenCreekAZ.com: Queen Creek has made tourism a targeted sector of its economic development strategy. Its tourism-specific website provides information on places to eat, play, shop and stay.

Discover Avondale Sales Kit: Avondale created a kit to help attract events and destination travel that would drive additional room nights. It is used to promote the city’s destination assets, particularly its sports venues, to meeting and event planners and travel writers. The was distributed to more than 200 decision-makers and is credited for the booking of more than 1,200 additional room nights and driving more than $350,000 in economic impact.
Chino Valley Open for Business; Eloy Intersection of Value, Location, and Opportunity: Two community economic development marketing and promotional publications were honored. Both were creatively packaged by Rox Media. Both publications highlighted each community’s assets in both print and digital formats.
Goodyear Mom and Pop Food Stops: Goodyear made it easy for residents and visitors alike to find a great dining experience by creating a brochure that illustrates a vast amount of dining choices with 66 “Mom and Pop” food stops as well as the favorites.
Award of Merit: Economic Development Program
Surprise-BNSF Certified Sites, City of Surprise: The City of Surprise had two mega-sites on the market for almost two decades until becoming the first city in Arizona to certify its sites in partnership with its local railroad provider. After nearly two years of completing the process, the certification process became an economic game-changer for the community that has catapulted additional development and employment growth.
Award of Merit: Special Event
GPEC Convening the Community: GPEC launched a two-part series that engaged CEOs, mayors, legislators, and community activists. There were 256 attendees for Part One and 235 attendees for Part Two. These events defined the emerging Arizona 2030 vision. This spurred action toward a common goal to increase the quality of life for Metro Phoenix residents and create an equitable future for all.

TEMPE, ARIZ. (Oct. 27, 2022) ‒ For an industry to grow and continue to be relevant and remain a part of the greater business community, it must attract, educate, and retain young professionals.
Through its Young Professionals group and robust student chapter, the Greater Phoenix Chapter of IFMA, the world’s largest and most widely recognized international association for facility management professionals, is doing exactly that – making the presence of the facilities management industry known to young workers.
“Supporting young professionals’ development has been one of my focus points within IFMA globally,” said IFMA Greater Phoenix member Ted Ritter, LEED AP, PBD, PMP, IFMA Fellow, Principal at LMI360. “It’s great to see the YP group within the IFMA Phoenix Chapter gaining traction. Our student chapter is fully engaged as well.”
IFMA Greater Phoenix and other chapters around the U.S. are getting widespread support from the IFMA Foundation through an ambassador’s program and a growth initiative.
Facilities management is a $1.1 trillion global industry with 25 million facilities management professionals. Those figures alone should make it an attractive occupation, but there’s still work to be done in educating, recruiting, and retaining young people.
“The goal is to get young people inspired to pursue a career in facilities management,” said MJ Nagarajan Gomathi, CFM, FMP, SFP, FMG, Facilities Project Manager with Terracon, and a chapter mentor. “We are able to reach out to them through the Phoenix Student Chapter’s programs and young professional committee’s initiatives.”
With technology driving the industry, Gomathi said career aspirations in facilities management can be limitless. Anything associated with the built environment can be a part of facilities management, she said. The same applies to tech support.
“We have a yearlong mentorship program underway, where we pair our highly experienced industry professionals with young professional / student members for one-on-one interactions” Gomathi explained. “This is an excellent way to help them create a path toward a facilities management career.”
Industry data suggest that COVID-19 “expanded the scope of a facility manager’s responsibilities, and at the same time saw an increased demand for facilities managers.” Maintaining a building for the benefit of its occupant is the facilities manager’s responsibility from HVAC systems maintenance to emergency planning, to energy consumption, to overseeing all aspects of communication in the building.
However, facilities management isn’t as well-publicized a viable career option for young professionals.
“Many college students are not exposed to the facilities management career path, if ever until they are already years into their respective majors,” wrote academics Roscoe Hightower, Jr., Ph.D. and James Highsmith in a paper for the International Journal of Facility Management. “Unfortunately, without proper marketing programs in conjunction with high-quality undergraduate and graduate degree programs, the U.S. and other Western hemisphere nations may never produce enough (facilities managers) to meet industry demand.”
According to the IJFM paper, facility management is considered a specialized process-and-services-based profession. After the pandemic, it states, facilities managers graduated to a highly-specialized role. And the results have been positive.
Companies have recognized this shift and demand for facilities managers has surged. In 2021, the global facilities management market was valued at $42.2 billion. By 2028, that market is expected to mushroom to $109.05 billion with an annual growth rate of 12.6 percent.
A hallmark of the IFMA Greater Phoenix Chapter is the comprehensive professional development it offers its members. This includes the knowledge-based Facility Management Professional (FMP) credential that helps members accelerate their transition into the profession and the Sustainable Facility Professional (SFP) credential that helps facility managers make data-driven decisions and understand sustainable best practices. Along with career resources provided to them through various events such as recruiting workshops and career fairs.
The IFMA Greater Phoenix Chapter offers internships and scholarships to future facility management professionals. The Greater Phoenix Student Chapter won the 2017 Award of Excellence as Student Chapter of the Year.
“The career path can take young people from facility coordinators/technicians to supervisors and managers/directors,” Gomathi said. “We also want to reach out to trade schools as well and start training them right away on this career path. We want to show them how they can do it and how they can succeed in the industry.”

Land Advisors Organization’s Healthcare Strategy Team represented the buyer in the acquisition of an assisted living and memory care facility in Surprise, Arizona.
Scottsdale, Ariz. (October 26, 2022) – Land Advisors Organization’s Healthcare Strategy Team represented the buyer in the $17.6 million acquisition of Mariposa Point of Surprise, an assisted living/memory care facility in Surprise, Arizona, developed and owned by the McFarlin Group. The facility sits on 3.88 acres at 16650 N. Stadium Way.
The team of Laurie Sandau, Michele Pino, and Michael Brinkley represented an out-of-state buyer entering the Phoenix market in the transaction. The buyer specializes in the consolidation and growth of facilities in the senior living industry, bringing a higher quality of life to its residents.
The Healthcare Strategy Team established a relationship with the McFarlin Group, which had well-placed assets in its portfolio and was looking to exit the Phoenix market.
“Through our relationship with the McFarlin group we received two off-market opportunities,” said Sandau. “The first of the two facilities closed last year and involved a brain injury assisted living home acquiring Mariposa at Algodon for $18.5 million. The second opportunity, Mariposa Point of Surprise, marks this client’s first Phoenix market acquisition and we hope to continue the relationship.”
Mariposa Point of Surprise offers assisted living and memory care for seniors. Amenities of the facility include 2-bedroom apartments, free transportation services, in-house skilled nursing, community dining, off-site activities, and on-site hair salon and barber services. Additional features of the community include private and companion apartment living; internet lounge, living rooms and multiple social spaces; outdoor lounge spaces and walking trails; a community garden; and putting green.

PHOENIX, ARIZ. (Oct. 25, 2022) – The Arizona Association for Economic Development (AAED) is proud to announce the organization’s second mentorship program participants after a successful inaugural launch in 2021.
The year-long program, aimed at supporting early-career economic development professionals, pairs young professionals with experienced practitioners from around the state.
Last year’s pilot program was the first to come out of AAED’s Young Professionals Affinity Group, which was formed in 2020 with the goal of creating more programming to support AAED’s early-career members.
“Economic development is truly a team sport,” said Carrie Kelly, Executive Director, AAED. “With our mentorship program, we are trying to create that professional development team for our early-career professionals. The relationships they develop over the next year will positively impact their entire careers.”
This year’s mentees are Jaime Lyn Gonzales, Business Development Manager, City of Avondale; Desirae Mayo, Economic Development Specialist, City of Scottsdale; Bianca Hernandez, Sales Manager, Phoenix Convention Center; and Ashley Mazariegos, Economic Development Analyst, City of Buckeye.
Mentors for 2022 are Ken Chapa, Economic Development and Tourism Director, City of Avondale; Richard Wilkie, Economic Development Director, City of Casa Grande; Mike Czechowski, Economic Initiatives Project Manager, City of Tucson; and Thomas Doyle, Economic Development Manager, City of El Mirage.
The Young Professionals Affinity Group is chaired by David Zynda with the Pima Association of Governments (PAG) and the mentorship program is led by Heath Vescovi-Chiordi, Economic Development Director, Pima County. Heath has been a member of AAED since 2016 and has been a consummate advocate for students and early-career professionals.
“As a heavily-mentored individual myself, I quickly realized the immense value of mentorship and what it can do for young and early-career professionals,” Vescovi-Chiordi said. “I truly believe, I would not be where I am today without that mentorship experience. Now, especially in my new capacity, I believe in mentorship in economic development more than ever, which is why we are trying to make that opportunity available to anyone who seeks it in the organization.”
In addition to mentorship from experienced economic development professionals, AAED members who participate as mentees will also get to take advantage of complimentary professional development courses at AAED’s Academy of Arizona, a certificate program that leads to the Arizona Economic Development Professional certification (AZED Pro).

The 2022 Women Achievers of Arizona award celebrates the accomplishments of top women in numerous fields. During a challenging year, these leaders persevered and excelled. Their collective work helps Arizonans today and prepares the state for a flourishing future.

Kinney’s career in Arizona public policy began at the Morrison Institute for Public Policy at Arizona State University. She then went on to spend eight years at the Arizona Chamber of Commerce and Industry where she helped transform the organization into the state’s pre-eminent advocate for business. She founded the Arizona Chamber Foundation, a research-based public policy institute in 2008.
Kinney has served as President and CEO of NAIOP Arizona for the past five years. During her tenure, the Arizona Chapter has increased membership by around 30 percent to nearly 1,000 individuals and has won several national awards including NAIOP Chapter of the Year (2021), Most New Members out of all 53 chapters (2021), Best Government Relations Program (2020), and Best Membership Program (2019).
Kinney was selected for the Phoenix Business Journal’s Forty-Under-40 Class of 2009. She was named a Real Estate Power Broker by the Arizona Capitol Times in 2022. She has served on boards of directors for numerous non-profits, and currently serves on the Executive Committee of the Arizona Chamber of Commerce & Industry.

PHOENIX, ARIZ. (Oct. 24, 2022) – Corina Burton, Co-Owner and CMO of CPR Construction Cleaning, has been named by Franchise Dictionary Magazine as a 2022 “Woman of Wonder.”
Burton co-founded CPR Construction Cleaning in 2019 and created a brand that has quickly grown to dominate the construction cleaning industry. CPR began franchising in July 2022 and is currently operating 11 franchise units with plans to open in four additional markets by end of 2022.

Local Juicery goes from renting to owning, and eyes future expansion, thanks to a loan from Phoenix-based CDC Small Business Finance.
PHOENIX, ARIZ. (Oct. 18, 2022) – Michael and Summer Sanders always dreamed of owning a business, not just leasing a commercial property that wasn’t their own.
An SBA 504 loan allowed them to switch from renters to fully owning the business and property, thanks to CDC Small Business Finance. The Sanders, a husband/wife team that owns Local Juicery in Sedona, Arizona, were able to purchase the existing space they have leased since December 2014 with an SBA 504 commercial real estate loan.
The loan provides operations security, employee retention, space for expansion, and control of their commercial real estate needs, Michael Sanders said. He added that future expansion to an outdoor patio space would add value to the asset.
