Carpenter, an industry veteran of 26 years, has been with Fidelity National Title since 2016. She retires as Branch Manager of the Northgate Commercial office, 14000 N. Pima Road in Scottsdale. During her career as a commercial escrow officer, Carpenter personally closed more than 8,000 transactions valued at more than $30 billion.
Carpenter’s experience includes executing sophisticated multiparty transactions for a wide range of projects. It includes master-planned communities as well as commercial, office, industrial, medical, hospitality, multi-family and large vacant land deals for owners, lenders, investors, developers and builders. She has also managed and coordinated major non-real estate escrows, including corporate mergers and acquisitions in addition to complex joint development agreements among various developers and homebuilders.
Gooding, who previously served as Assistant Vice President/Commercial Escrow Officer, is a 15-year industry veteran. She has been with Fidelity National Title for 5 years. Her new responsibilities will be to manage the Northgate Commercial branch, which includes managing personnel, profit and loss responsibility as well as other managerial responsibilities.

Gooding honed her professional expertise through successfully executing transactions for multifamily, retail shopping centers, industrial, office, residential and vacant land. Prior to working in title and escrow, Gooding previously managed a variety of new-build and reconstruction projects.
Gooding and her husband Jason have two daughters, Harper (7) and Evelyn (4). Away from the office she enjoys playing softball, reading, relaxing with her family and cheering on the Chicago Bears.
Carpenter is a member of the Arizona State Escrow Association. She earned a Bachelor of Arts degree from the University of Maine. She also holds a paralegal certificate from the Philadelphia Institute. In retirement, she plans to spend more time with her family in Maine.

Liv Crossroads in Gilbert at more than 70 percent leased in continuation of strong demand for amenity-rich, community-oriented, luxury rental housing
GILBERT, ARIZ. (June 16, 2021) ‒ Development partners Liv Communities and Rockefeller Group recently celebrated a ribbon-cutting event of their fourth collaborative multi-family community in the Valley in the past nine years.
Local dignitaries and project team members were on hand for the ceremony held at Liv Crossroads, 445 E. Germann Road in Gilbert, Arizona. Occupancy of the first buildings took place in April, with strong leasing activity driven by strong demand for the community-oriented development. Demand is so strong that the community is already 70 percent leased. Final completion of the community is expected in February 2022.

PHOENIX, ARIZ. (June 16, 2021) – NAI Horizon represented the seller in the disposition of a 5-acre parcel of the 26.1-acre Planned Area Development-zoned Rumsey Ridge Development site near the intersection of State Route 87 and Malibu Drive in Payson, Arizona.
NAI Horizon Senior Vice President John Filli, SIOR, represented Fieldbrook Payson Partners, LLCA, a Utah limited liability company in the $455,000 sale. The buyer is Christopher J. Martin and/or Assignee of Granite Bay, California. At close of escrow, the property was assigned by Christopher J. Martin and/or Assignee to Widdershins LLC, an Arizona limited liability company.
The buyer, an investor/developer, has a first right of refusal with an option to purchase Phases 2 and 3 of the northern half of the Rumsey Ridge Development.
“As I look back at the effort it took to complete such a sales transaction opportunity, I am reminded that ‘opportunity is missed by most people because it is dressed in overalls and looks like work,’ ” Filli said.
The subject land parcel is situated west of SR 87, immediately adjacent to the west and north property lines of the Payson Wal-Mart, on the east side of the Forest Hills Condominium subdivision, and north of SR 260. The proposed development has a total site area of approximately 1.167 million SF (26.1 acres) made up of one large parcel and one very small parcel.
In July 2009 a developer had plans to develop the property as a multi-family residential project with a maximum number of dwelling units per acre with neighborhood amenities located throughout the property that were to include parks, open space, clubhouse, and pool.
In moving forward with the project, the developer-initiated discussions with Planning, Zoning and Public Works personnel and learned that an approved Rezoning/PAD Overlay would be required to allow for increased density and innovative internal roadway sections.
On December 30, 2013, the Rumsey Ridge Development property was purchased by TTLC Timber Ridge LLC, a foreign Arizona limited liability company, for $2.147 million on a seller carry-back basis. During the transaction, the seller was represented by NAI Horizon’s Filli; the buyer was self-represented.
In early 2018 the property was repossessed via trustee’s sale by the original seller (Fieldbrook Payson Partners LLC). In late 2018 the 26.1-acre Rumsey Ridge land site once again became available for purchase through NAI Horizon (Filli), this time with PAD zoning in place.
“In looking back (from July of 2009 to the present), I can honestly say that ‘the man who gets ahead is the one who does more than necessary – and keeps on doing it,’” Filli added.

PHOENIX, ARIZONA (June 15, 2021) – Longtime ULI leader Mark Winkleman, President of MGS Realty Partners, has been selected as the new Chair of the Urban Land Institute, Arizona District Council (ULI Arizona), serving on a voluntary basis for a two-year term starting on July 1.
Winkleman, a Full Member of the Urban Land Institute, has been actively involved in ULI since 2003 and was previously Vice Chair with responsibility for Mission Advancement. His extensive volunteerism at ULI locally includes District Council Treasurer, Trends Day Chair, and a Partnership Forum Mentor.
Winkleman is a recognized leader in real estate development, management, and investment throughout the Southwest. Founded in 1999, MGS Realty Partners owns and operates numerous real estate assets and provides real estate advisory services.
“I look forward to this opportunity to lead ULI Arizona, and advance ULI’s tradition of knowledge sharing and mentoring,” Winkleman said. “As a neutral convener, ULI creates forums for highly effective information exchange where members from around the world can share ideas and best practices.”
Winkleman served as the Chief Operating Officer of ML Manager, LLC, successor to Mortgages Ltd, since 2009. Mortgages, Ltd was an Arizona-based private equity lender that had almost $1 billion in outstanding loans at the time of its bankruptcy. During this time, Winkleman directed the sale of more than $200 million in properties.
From 2003 until 2009, Winkleman served as the Arizona State Land Commissioner and directed the Arizona State Land Department, serving on the cabinets of governors Janet Napolitano and Jan Brewer.
As Arizona Land Commissioner, he was responsible for the management of approximately 9.3 million acres of land. During his tenure, the revenues of the Land Department exceeded $1.8 billion, with the bulk of the proceeds going for the benefit of public education.
In addition to his volunteer efforts with ULI, Winkleman serves on the Boards of Directors of Salt River Devco and the McDowell Sonoran Conservancy. His extensive charitable work includes being a past chair of Valley Partnership and a past member of the City of Phoenix Industrial Development Authority Board of Directors, and Arizona State Parks Board of Directors.
Winkleman succeeds Heidi Kimball, Senior Vice President with Sunbelt Holdings, who will move into the Governance Chair role for ULI.

PHOENIX, ARIZONA (June 10, 2021) – Clear Title Agency of Arizona, a leader in commercial and residential title and escrow services, distinguished itself during the height of the COVID-19 pandemic by promoting and providing protective measures for its clients and its employees. PHOENIX, ARIZONA (June 9, 2021) – NAI Horizon Managing Director Denise Nunez and Associate Victoria Filice represented the seller in the $17.5 million investment sale of Envy Self-Storage & RV in Gilbert, Arizona.
The Nunez Self Storage Group represented the seller, Arizona entity 202 Storage, LLC. The buyer was JLL Arizona Self Storage, LLC, also an Arizona entity.
The current asset totals 127,745 NRSF and 757 units. It includes a mix of standard drive-up units, climate-controlled units, covered parking spaces and uncovered parking spaces. The sale included an in-progress expansion of the RV parking, which will add 39 covered spaces and three uncovered spaces. The asset is at 18612 S. Lindsay Road in Gilbert.
“This was an off-market deal where the Nunez Self Storage Group identified the property for a California 1031 Exchange buyer. The owners had not planned to sell. However, this showstopper facility commanded an above-market offer which presented the owners with a unique selling opportunity,” Nunez said.

PHOENIX, ARIZONA (June 7, 2021) – The Phoenix Kidder Mathews healthcare team continues to capitalize on the robust medical office building market in the West Valley, representing the sellers in the disposition of three assets in the second quarter of 2021 totaling $32.85 million.
Kidder Mathews sold the properties within six weeks of each other after getting them each to, at least, 97 percent occupancy. Two were conversions to medical; one was a single-story, garden-style medical office campus.
The team of Senior Vice President Michael Dupuy and Vice President Rachael Thompson represented the sellers in each instance.
“All three of these projects are strategically located with great drive-up and building signage options,” Thompson said. “The medical market is seeing an increase in the demand for buildings like these: excellent payor mix, easy access to main roads/freeways and well maintained. Patients and tenants gravitate to buildings like these.”
A noteworthy trend is the conversion of retail centers to medical office. Last year Kidder Mathews started the process of leasing up Cornerstone Medical Center, a 20,235 SF repurposed Maytag appliance store in Goodyear on behalf of Whiteboard Development.
Within 14 months, the project was fully leased with tenants competing for the final spaces. Tenants included Cigna, ResCare, Valley Sleep Center and the Center for Autism and Related Disorders (CARD). The project was built by Colin Brown of Whiteboard Development Co., his third retail-to-medical office conversion project in Greater Phoenix.
“Identifying soft spots in the market is one thing, but you have to do your homework upfront on the physical asset itself because not every retail or office property is equipped to be a medical office building,” Brown said.
The asset is strategically located in Goodyear, one of the West Valley’s fastest-growing communities. It offers a quick two-minute drive to the I-10 freeway, providing easy access to housing, entertainment and retail.
The Abrazo West Campus is located within walking distance and the project is not encumbered with any use restrictions.
“The buyer profiles for each of these deals were unique. The buildings, however, were more similar in the fact they were all located in the West Valley, well-designed and well-leased. We’ve seen strong interest from investors that historically owned other product types,” Dupuy said. “Demand is high for medical office. An aging and growing population in Metro Phoenix continue to support this. There’s more to come.”

PHOENIX, ARIZ. (June 2, 2021) – Celebrating its fifth anniversary in 2020, RestorationHQ, a damage restoration services firm, showed its resiliency by achieving 31 percent growth in volume despite the COVID-19 pandemic.
“The growth was a result of well-trained and properly qualified technicians and a management team that stepped up and committed to the needs of our clients when they were facing loss and uncertainty during the pandemic,” said Owner Sergei Guk. “COVID cleanings contributed to, but were only a small part (8 percent) of, our growth.”

RestorationHQ is an emergency services contractor with services that include emergency response and mitigation from water intrusions and fire damage; mold remediation; asbestos abatement; hazmat/bio-cleaning services; post-mitigation reconstruction and other building-related emergency issues.
RestorationHQ did not use the pandemic as an opportunity to go out and start doing new services. Instead, it chose to use the time to refine and develop its internal structure and processes and strengthen its partnerships, Guk said.

The company is anticipating further growth (20 percent) in 2021 with a restructured marketing and sales team to adjust to the new times post-COVID as well as initiate growth in the new markets. The entire team has been redesigned beginning with the addition of Brandie Hopwood as Director of Business Development, Sales and Marketing, according to Guk.
RestorationHQ also hired five additional team members who service their own unique verticals in current markets based on their specialty.
“We are targeting the national market space,” Guk said about the company’s growth. “We hired a business coach (Michael Erath with Next Level Growth) and have initiated a plan to structure the company for multistate work.”
Guk said that includes writing and testing the brand manual, cultivating relationships outside of Arizona to allow for expansion into new markets, and starting additional entities that will ultimately support the franchise model for all its needs.

PHOENIX, ARIZ. (June 1, 2021) – For the Central Arizona chapter of CCIM, it was an opportunity to once again network in person while at the same time, and more importantly, give back to the community.
More than 20 members of the chapter gathered in May to volunteer at Feed My Starving Children in Mesa. During its 2-hour shift, the Central Arizona chapter of CCIM packed 60 boxes.
That represented 12,960 meals that will feed 34 kids for one year.
Many of the chapter members brought their own children and families. They gathered after the event for an in-person get-together.
“It’s an incredible experience to join together for an event like this, knowing you’re impacting the lives of so many children,” said chapter President Todd Hamilton, CCIM, SIOR, with Citywide Commercial. “I’m so proud to be a part of the Central Arizona CCIM chapter. The best and brightest commercial real estate professionals working side by side for a great cause.”
Feed My Starving Children is a nonprofit organization dedicated to seeing every child whole in body and spirit. It works with food distribution partners that stay with communities for the long term, empowering them to move from relief to development.
Feed My Starving Children meals are developed by food science and nutrition professionals to supplement nutritional needs and reduce problems with malnutrition. The organization estimates that at least 6,200 children die each day from causes related to undernutrition.
