Prescott office of Land Advisors Organization facilitates deal for 26.63 acres at SEC of Highway 260 and Homestead Parkway in Camp Verde.

Prescott, Ariz. (March 10, 2023) – Camp Verde Land Holdings III, LLC, a developer of rental and affordable housing, purchased 26.63 acres in Yavapai County’s Opportunity Zone, with plans for a build-for-rent community and a commercial component.

 Capri Barney with the Prescott, Arizona, office of Land Advisors Organization represented the seller, Verde Valley Holding Company LLC in the disposition of the property at the SEC of Highway 260 and Homestead Parkway, located in Camp Verde, Arizona. Verde Valley Holding Company has two additional land parcels in its portfolio that remain for sale in the Opportunity Zone.

“The Verde Valley in general has a lack of housing inventory, and particularly a lack of affordable housing,” Barney said. “Unlike many municipalities that resist the rezoning of properties to allow for higher density and affordability, the Town of Camp Verde has been willing to allow the development of higher density projects to help fill the housing needs of the members of their community.”

The flexible C-2 zoning of the property purchased by Camp Verde Land Holdings III, LLC allows for a broad range of business and residential uses, including multi-family, manufactured, modular and/or site built. The remaining properties with RR-2A (rural residential) and C-3 (commercial use) zoning provide high visibility along Highway 260 and are in an area of strong growth.

The land is in an Opportunity Zone, an economic development tool created for the purpose of spurring economic growth and job creation in distressed areas and low-income communities in the U.S. by providing tax benefits to investors.

The buyer was co-represented by Bryce Perez of Re/Max Fine Properties and Celtic Property Management.

     PHOENIX, ARIZONA (March 9, 2023) – AZCREW, the commercial real estate organization that exists to transform the industry by advancing women globally, will host a project tour of the dynamic mixed-use project known as The Grove on the Camelback Corridor in Phoenix.

Tours of the office building will include JLL’s newly finished office, Clayco’s under-construction space, followed by networking and happy hour/snacks on the rooftop. A representative from RED Development will give a brief summary of the project and future developments.

Scottsdale, Ariz. (March 9, 2023) – A building that manufactures residential pool chemicals and 2.38 acres of adjacent land in Casa Grande served by existing rail recently closed for $1.35 million. Land Advisors Organization represented both the buyer and the seller in the transaction.

Pinal County Specialist Kirk McCarville, CCIM, facilitated the deal for the assets at 139 S. Industry Way. The buyer was G&D Land Development LLC. The seller was Indian Oaks Investments LLC (Ruth A. Kramer principal).

“Rail-served industrial land is hard to come by these days, but fortunately not in Casa Grande,” McCarville said. “The advantages of being on the Union Pacific Sunset Line have given Casa Grande a huge edge in capturing large and small rail users and is contributing to the area’s economic growth. Existing rail served the building, which has been under option for two years, and will serve the burgeoning Casa Grande housing market.”

The deal fetched $567,226 per acre.

Over the past two years, Casa Grande has generated significant media attention at the national and international levels with development announcements by manufacturers, including Lucid Motors, Kohler, Chang Chun Chemical and Air Products. There is tremendous interest from manufacturers, semiconductor supply chain and electric vehicle manufacturer suppliers and others with rail distribution needs to have facilities in the area. Casa Grande’s population has doubled since 2000, making it the largest city and tax base in Pinal County.

     PHOENIX, ARIZ. (March 8, 2023) – Three individuals from NAIOP Arizona have been selected as recipients of the annual NAIOP and Prologis Inclusion in CRE Scholarship for Women and Underrepresented Professionals.

They will be recognized at I.CON West: The Industrial Conference in Long Beach, California, this week. They will connect with industry mentors and will hear insights from industrial real estate leaders across North America.

Jade Nunez

The program, which recognized 15 total recipients this year, is designed to prepare a pipeline of diverse talent for development and operations positions in commercial real estate by connecting young professionals with mentors and advancing their industry knowledge.

The 2023 recipients from NAIOP Arizona are:

     Jade Nunes, Regional Manager of Business Development, Cuhaci Peterson: In her role at Cuhaci Peterson, Nunes supports the firm’s strategic growth initiatives in defined markets. She is passionate about building and fostering relationships and assists in acquiring new clients while addressing the needs and pain points of prospective clients. When not at work, Nunez can be found exploring the trails of her beloved home state of Arizona or catching a concert in Downtown Phoenix.

Emeka Ukaga

     Emeka Ukaga, Architectural + Structural Designer II, Michael Baker International: Ukaga is a civil/structural engineer and architectural designer based in Phoenix. With nearly a decade of experience spanning engineering, architectural design, and technology, Ukaga is humbled to be chosen for the NAIOP and Prologis Inclusion in CRE Scholarship and plans to utilize the education and support from NAIOP to continue to learn, network and contribute in a meaningful way to the field of commercial real estate development.

     Serena Wedlich, Vice President, CBRE: Wedlich specializes in industrial sales and leasing in the Southeast Valley, Scottsdale, and Sky Harbor Airport submarkets, representing developers, landlords, tenants, buyers and sellers.      PHOENIX, ARIZ. (March 7, 2023) – The Arizona Association for Economic Development (AAED) honored three legislators at the Wesley Bolin Plaza at the Arizona State Capitol on Monday for their commitment and support in growing Arizona’s economy at the annual Lunch on the Lawn that recognizes the organization’s Economic Development Champions.

Since 2014, AAED has honored and recognized elected officials who have sponsored and supported bills and causes that are important to the growth of the Arizona economy.

This year’s honorees were Sen. Frank Carroll (R-Peoria), Sen. Lela Alston (D-Phoenix), and Sen. Rick Gray (R-Peoria).

“These honorees have been champions for transportation, education, the tourism industry, and numerous other economic drivers important to the people of Arizona,” said AAED President, Wendy Bridges, Economic Development Director with the City of Goodyear. “Economic development is a team sport, and economic developers across the state could not drive Arizona’s economy forward without the help of our legislators. We are also grateful for generous support for this event from SRP and APS.”

Carroll sponsored several bills that extended the Maricopa County Regional Transportation Tax throughout the past two years. His legislation would ensure a balanced approach to transportation through investments in roads and transit.

Alston is considered one of Arizona’s most respected public education advocates. She has been a member of the Phoenix Union High School District Governing Board since 2008. She was instrumental in planning the Arizona State University West Campus and spearheaded the efforts to establish Metro Tech High School’s licensed primary care facility in partnership with Banner Health.

Gray was elected to the House in 2011 and completed his service to the people of Arizona last year in the Senate, representing the constituents of LD -21 as Majority Leader. Throughout his tenure in the legislature, he sponsored legislation that helped preserve Luke Air Force Base, helped the tourism industry, bolstered education, and made transportation investments in Arizona.

The three awardees were nominated and voted on by the AAED Government Affairs Committee and confirmed by the AAED Board of Directors.

NAI Horizon Managing Director Matt Harper, CCIM, and First Vice President Thomas Bean, CCIM, represented New Life Wellness Center, LLC, in the long-term office sublease totaling $3.45 million. New Life Wellness Center with occupy the single-tenant building, which totals, 43,013 SF.

New Life Wellness Center provides specialized behavioral healthcare services including mental health/addiction treatment, medical, case management, and patient care coordination. Beverly Center will provide a larger clinical outpatient space for New Life Wellness Center, which will expand its footprint in Phoenix.  New Life Wellness Center, serves other parts of Arizona, including Tucson, and Flagstaff among other locations.

“With the increase in sublease availability, our client was able to secure Beverly Center at competitive pricing and terms,” Bean said. “The property was in move-in condition and our client was able to set up and initiate operations with minimal downtime. It was a win-win for all parties.”

     PHOENIX, ARIZONA (March 2, 2023) – AZCREW, the commercial real estate organization that exists to transform the industry by advancing women globally, is accepting golfers and sponsors for its Spring Swing Par 3 Scramble benefiting the CREW Network Foundation.

The Spring Swing Par 3 Scramble is scheduled for April 18 at McCormick Ranch Golf Club, 7505 E. McCormick Parkway in Scottsdale.

The Spring Swing Par 3 Scramble opens at 11:30 a.m. for registration. The four-person scramble will tee off at 1 p.m. followed by a 19th hole reception and party at 5:30 p.m.

TEMPE, ARIZ. (March 2, 2023) ‒ The IFMA Greater Phoenix Chapter held the first live meeting in almost three years of its Arizona Government Facilities Alliance (AGFA) Group.

AGFA was the brainchild of Linda Zarrella, the former Facilities Management Director with the City of Scottsdale. Zarrella passed away in 2020, but left a legacy not only in her work at Scottsdale and with IFMA, but her passion and efforts with AGFA.

AGFA struggled for a couple of years. There was always interest, but without someone to take the helm, it simmered away quietly in the background. Last year the group started to show signs of life. With support from people such as Charlie Bladine and Dawn Holst, both with the City of Tempe, the group began to build momentum again.

“We couldn’t be more proud and excited about the resurgence of our AGFA Group,” said IFMA Greater Phoenix Chapter President Marshall MacFarlane. “This group provides a genuine value to facilities workers in all government sectors. To see such a great turnout at the meeting is a testament to the work done by folks like Dawn and our chapter board. We want to be a chapter that provides something for everybody and this effort certainly represents that.”

The February meeting featured a packed house with more than 40 participants, MacFarlane said. The topic was asset management, with several speakers and a number of relevant subjects relating to the main topic. Several chapter members also attended.

AGFA is a group that welcomes facilities managers and their staff to a quarterly meeting that offers networking and information sharing on facilities management topics.

“In addition to the ‘regular’ trials and responsibilities that private sector facilities managers experience, public sector facilities managers face unique challenges, particularly in the realms of finance and budget, asset management, deferred maintenance, and more,” MacFarlane said.

To participate in AGFA, those interested do not need to be a member of IFMA. They just need to be a facilities management employee in the municipal, county, state, federal, tribal, military, school board, higher learning, or other “government” sector.

Phase I is the resort core including the Moran Mansion renovation and expansion for dining, spa, and guest rooms. It also includes a new marina village restaurant, pool, marina showers, and event/meeting space; 55 new resort lodging units; 40 new privately owned residences; two new single-family residences; marina improvements (completed); and new employee housing (Hilltop area).

Phase II is the expansion of Hillside (16 new private residences), Upper Basin (21 new private residences), and Harborside (12 new private residences).

The plan’s concept is to create a nucleus of activity easily accessible to all guests and will facilitate efficient services, protect important view corridors, preserve valuable open space, and protect historic resources. It was laid out to create a compact village of cottages and flats along with guest suites near the mansion and additional guest suites and cottages on the surrounding hillside. The new owner will determine the optimal size of the resort.

The trend of a luxury resort lifestyle is alluring. The resort’s plan is designed to be appealing to buyers looking for a second home, but with the benefits of the resort. Although the Seattle single-family home market declined in 2022, luxury residential buyers spent millions on homes with amenities that the master plan at Rosario will offer. The sale of luxury real estate in King County was robust in 2022. Rosario is a 45- to 60-minute flight from Seattle via seaplane to the Orcas Island Airport and a 2.5-hour trip via WA State Ferries. It is also accessible by private boat.

“The overall strategy for the master plan design will be to provide and array of luxury homes and hospitality suites while maintaining the majesty of this iconic resort property,” Cameron said.

The magnitude of long-term growth for the resort was determined by several factors, including operational efficiencies, historical and natural integrity, the scenic capacity of the site, the volume of available treated water, anticipated market demand, and ratio of projected revenues to redevelopment costs.

The site analysis process included an Environmentally Sensitive Areas review and an opportunities and constraints assessment of available development areas within the resort area. Important natural features such as character-defining trees and rock outcrops were identified and geo-located using GPS technology. Connectivity will be a common theme as well with pathways and recreational and commuter trails.

“Rosario Resort is situated to capture the imaginations of seafarers and land lovers seeking their next adventure and to experience the tranquility of island living,” Cameron said. “It will be intimate luxury destination with a limited number of opportunities to own a private residence.”
