The sale of this parcel is 66.61 gross acres and is zoned and platted for 202 lots with a dimension of 45 feet by 120 feet and 77 lots with a dimension of 50 feet by 120 feet.
The sale was handled by Mike Schwab, Bret Rinehart, Ryan Semro, and Ben Heglie of Land Advisors Organization of Metropolitan Phoenix who specialize in home builder developments and master-planned communities throughout Arizona.

TEMPE, ARIZONA (May 4, 2020) – The message is simple, yet moving: “To the World you are a Mother but to your family you are the World! Happy Mother’s Day.”
That message will be on signs as family members of LivGenerations Ahwatukee residents honor their mothers, grandmothers and great grandmothers with a “drive-through parade” on Mother’s Day, May 10.
LivGenerations is a senior living, independent living, and memory care community at 15815 S. 50th St., in Phoenix, with 137 residents.
“Normally we do a Mother’s Day brunch and tea,” said Vibrant Living Director Nila Soliz. “This is a new event because of the COVID-19 pandemic. One of the daughters of a resident came up with the idea. We then added to it.”
LivGenerations officials sent out 105 invitations and received more than 50 confirmations from the families.
Family members will gather at 9 a.m. at the Cold Beers & Cheeseburgers, 5005 E. Chandler Blvd. The parade will wind through the community beginning at 10 a.m. For residents who can’t leave their apartment to attend the event in person, the parade will be recorded and shown to them later, officials said.
The parade will be live-streamed and social distancing will be a priority.
A sign-making event is scheduled Saturday from 9 a.m. to 2 p.m. at the Tuk Café at the LivGenerations community. The signs will be displayed in front of the building then delivered to the moms’ apartments after the parade.
LivGenerations Ahwatukee last year embarked on a partnership with the National Charity League, Inc., a non-profit organization that fosters mother-daughter relationships in a philanthropic manner committed to community service, leadership development and cultural experiences.
The National Charity League hand-made more than 200 floral arrangements and will give them to LivGenerations Ahwatukee mothers, grandmothers and great grandmothers to help them celebrate Mother’s Day.

7th annual event lets teams compete for bragging rights and cash
PHOENIX, ARIZ. (April 28, 2020) – The 7th REIAC/Rockefeller Group Challenge will again offer a cash prize to a winning team of graduating students from Arizona State University’s W. P. Carey School of Business, Masters of Real Estate Development (MRED) program – with a new twist.
This year’s competition will be held via Zoom because of the stay-at-home restrictions imposed as a result of the COVID-19 pandemic.
The event is May 6 and begins at 4:15 p.m. The presentation is from 4:30 to 5:30 p.m. with voting and announcement of the winning team at 5:30 p.m.
“Zoom in, watch, and vote. REIAC’s Program Committee and Board were determined to find a way to hold the Challenge,” said REIAC Southwest President Dave Kross.
This year the focus is on Danelle Plaza. Located at SWC of Mill Avenue and Southern in Tempe, it is a subdivided, 1960s retail center known for the Yucca Taproom with numerous individual building owners. It is partially owned by the City of Tempe.
The MRED students were asked to make proposals for redevelopment of the10.8-acre center area that includes 3.1 acres of vacant land Tempe owns and 7.07 acres encircling the city-owned property which is common area under control of the Danelle Plaza CC&Rs. This area is owned by all Danelle Plaza owners as an undivided interest making a solution very complicated.
“This is their thesis – their culminating experience requiring use of all they have learned,” said Mark Stapp, Executive Director of the MRED program. “There are wicked problems that test them and would challenge anyone, even the most experienced of us.”
The Novus Innovation District in Tempe was the focus of the three teams competing in last year’s challenge. Capturing top honors was the Original Company for its project, Karsten. Original Company garnered $1,000 each for team members Jason Wagner, Lindsey Campbell, Tanner Weekes and Wade Troeger.
Each team is allotted 10 minutes to present a development solution for a storied piece of Arizona commercial real estate, followed by questions from the audience. Audience members will vote to choose the winning team after the presentations, awarding each winning team member a $1,000 check up to $6,000.
“The Rockefeller Group is honored to participate in what has become an annual tradition that has provided additional motivation for MRED students to be selected as one of the top three teams to compete in the Challenge,” said Mark Singerman, Past President of the REIAC Southwest Chapter and Vice President/Regional Director-Arizona for The Rockefeller Group, the event’s title sponsor.
“The inspiring and creative solutions the teams have presented at the Challenge over the years demonstrate what a fabulous job Mark Stapp and his staff have done in preparing the students for careers in real estate development and investment,” Singerman said.

The project, Trugold, will bring the hybrid rental product that has been successful across the Valley to the Loop 303 corridor
Scottsdale, Arizona (April 27, 2020) – Land Advisors Organization Scottsdale is pleased to announce the sale of a 22.99-acre site planned for 245 units in Surprise, Arizona.
The property is located at Cotton Lane and Sweetwater Avenue and sold for $3.65 million to NPC Trugold, LLC. The sale of this parcel is significant as it is one of the first multi-family acquisitions on the west side of the Loop 303 in the emerging Loop 303 corridor.
The sale was arranged on behalf of the seller by Mike Schwab, Bret Rinehart, Ryan Semro and Ben Heglie of Land Advisors Organization Scottsdale who specialize in home builder developments and master-planned communities throughout Arizona.
“The project, Trugold, will bring the hybrid rental product that has been successful across the Valley to the Loop 303 corridor in Surprise,” Rinehart said. “We expect the success of this project to match that of several existing communities located east of the Loop 303 in Surprise. This site is strategically located with easy freeway access, it is in close proximity to retail and major employers as well as regional amenities including the White Tank Mountain Regional Park.”

The community located welcomes residents with a gorgeous entry portico and large open green spaces with shaded picnic areas. The project breaks ground on May 5 and will be completed in September 2022.
Hancock Communities handled all the predevelopment, site plan, and zoning work on this project. That makes seven completed SFR communities for Hancock, seven under construction an additional eight to 10 in the design phase.

Local chapter is honored for excellence at the organization’s midyear meetings
CHICAGO (April 27, 2020) — The Central Arizona CCIM Chapter of CCIM Institute was recognized recently for excellence, garnering the President’s Cup Award at the organization’s Midyear Governance Meetings, held virtually this year.
The annual CCIM Institute President’s Cup Awards ceremony took place on April 17, honoring CCIM chapters that have demonstrated the highest degree of skill, ingenuity, and innovation in promoting the membership benefits of the institute at the local and regional levels throughout 2019.
“Our chapter serves the Central and Northern Arizona commercial real estate community in providing best-in-class education and networking, and in turn they support us,” said Jenette Bennett, CCIM, 2019 Chapter President, with Kidder Mathews. “From attending a class or event to sponsorship, we couldn’t do this without an immense amount of collaboration. The Central Arizona CCIM Chapter implemented a full schedule of events in 2019, some of which were new and had robust attendance. The year’s highlight was a record attendance of more than 400 at the annual Economic Forecast.
In addition, the chapter sponsored a new golf fundraiser “Par-tee on the Green.” It featured team-centered lawn games, a putting contest, longest drive, live music and a picnic lunch. It held a joint networking event with IREM, CREW, and BOMA at Top Golf with nearly 200 attendees.
The chapter also created a mentorship program featuring CCIM curriculum.
“Our top local CCIM brokers and Grand Canyon University undergrads worked together on property valuation and sales marketing case studies over the fall semester,” Bennett said. “Other mentorship events included Speed Networking, Career Day featuring all CRE disciplines, and live CCIM instructor-led Ward Center classes. MESA, ARIZONA (April 13, 2020) – Earthworks Environmental, a Mesa-based environmental consulting firm, is planning to roll out a new service for its clients – infectious disease prevention inspections (IDPA).
Earthworks’ services include stormwater pollution prevention, dust control and construction safety compliances. The firm primarily serves land developers, vertical developers, commercial construction, and landholding companies.
COVID-19 concerns prompted two of its national clients to ask the firm to put together a program that serves dual purposes at a job site – routine inspection and infectious disease prevention inspection.
Cherie Koester, CEO of Earthworks Environmental, explains the program.
“Safety is what this company was built upon,” Koester said. “Our clients need to be cognizant of the safety of their employees. We propose a sign-in sheet at the job site. All employees are accounted for and must adhere to a set of guidelines that will be available on signage as well as online on our recording system ERX.”
Those guidelines include:
- Keep a social distance of 6 feet or greater;
- Wear your PPE (gloves, eye protection and masks);
- Do not touch your face, especially with dirty hands;
- Wash your hands with soap for 20 seconds, use hand sanitizer with 60 percent alcohol;
- Clean and disinfect commonly touched objects such as work stations, keyboards, phones, handrails, machines, tools, doorknobs;
- Cover your mouth and nose when you sneeze;
- Identify the closest wash station;
- Stay home if you are sick;
- Sign into the attendance sheet today.
“We have yet to implement the program, but we’re ready on our end to go,” Koester said. “We are waiting for final approval from the two builders. We are offering it at a nominal fee since we are already at the job site doing our inspection. Think of us as an extra set of eyes on the job site.”
The construction of on-site washing stations is also being considered, Koester said. Those are included in future plans.
“This could be an exciting new service,” Koester said. “We can serve as more of an observer from a distance and not have to get out of the truck. My employees can conduct these inspections from a safe distance, similar to an OSHA inspection.
“The way we see it is, first, the employees want to work. Second, the clients want their employees to work. We are considered an essential business practice. Implementing an infectious disease prevention inspection plan could help the industry keep that status.”
