     PHOENIX, ARIZ. (July 8, 2021) – Arizona Self-Storage Association (AZSA), the trade association that represents the self-storage industry in Arizona, recently announced its 2021-2022 elected board members.

Elected incumbent board members include James Appleton, MiniCo Insurance Agency; Poppy Behrens, Publisher, MiniCo Publishing, Conference Chair; Richard Marmor, Legal/Legislative Chair; and Carol Mixon Krendl, SkilCheck Services, Education Chair.

Newly elected board members include David Grapsas, a principal of the structural engineering consulting firm, United Structural Design, LLC; and Lee Starrett, Kiwi II Construction.

AZSA’s leadership will continue to include Diane Gibson, Cox Armored Mini Storage Management, President; Jeff Gorden, The Gorden Companies, Vice President; Martin Lorch, BPI Capital Management, Treasurer; and Anne Mari DeCoster, Storelocal, Secretary.

Mattamy Homes acquires 85 acres in Queen Creek for $15.5M, the first of two phases  

Land Advisors Organization’s Metro Phoenix homebuilding team facilitated the first of a two-phase deal for 165-acres that will bring more than 530 new single-family home lots to the area.

     Scottsdale, Ariz. (July 7, 2021) – Land Advisors Organization’s Metro Phoenix Homebuilding Team is pleased to announce the closing of 85-acres in Queen Creek, Arizona, to Mattamy Homes. The $15.5 million deal is the first of a two-phase transaction that will include a total of 165 acres and will deliver 533 new home lots to the national builder.

The new development Empire Point, located at Gary Road and Empire Road, represents the homebuilder’s further expansion in the East Valley. Mattamy Homes plans to offer new single-family homes ranging in width from 35 to 55 feet wide with a central amenity area. Land Advisors Organization’s Homebuilding Team of Bret Rinehart and Ryan Semro represented the buyer in the transaction.

Developer responds to market demands by opening community’s newest phase, offering custom parcels for development and “ready-to-build” new home lot packages. 

Prescott, Ariz. (June 30, 2021) – Whispering Canyon, a master-planned community nestled in the high desert of Prescott, Arizona, and surrounded by Prescott National Forest, announced it is releasing 28 new residential lots in Phase Five of the development.

     PHOENIX, ARIZONA (June 30, 2021) – The sale of a self-storage facility in Gilbert and the sale of an industrial building in Phoenix highlight recent deals by NAI Horizon professionals. Recent deals also included the sale of land in Peoria and Mesa. The four deals totaled $20.9 million.

Sale Transactions:

Denise Nunez and Victoria Filice negotiated the $17.5 million sale of Envy Self-Storage & RV, representing the seller, 202 Storage, LLC. The property is located at 18612 S. Lindsay Road, Gilbert, AZ. The buyer, JLL Arizona Self Storage, LLC was self-represented.

Isy Sonabend and Drew Eisen negotiated the sale of a 19,524 SF industrial building representing the buyer, Who’s Holdings, LLC for $2.25 million. The property is located at 450 E. Watkins St., Phoenix, AZ. The seller, MHBB Capital, Inc. was represented by Trevor McKendry and Chris Rogers with DAUM Commercial Real Estate Services.

Rick Foss and Jay Olson negotiated the sale of 1.74 acres of land representing the buyer, 83rd Avenue & Northern, LLC for $785,000. The property is located at 8002-8004 N. 83rd Ave., Peoria, AZ. The seller, Ball-Smith, LLC was represented by Sean Gillespie with Nathan & Associates.

    PHOENIX, ARIZONA (June 30, 2021) – Kristina Locke, Principal/Director of Business Development at Coe & Van Loo Consultants Inc. (CVL), has been appointed to the Town of Paradise Valley Planning Commission.

Locke, who has been with CVL for 6 years, joins the seven-resident commission appointed by the Town Council. The commission provides recommendations on a wide array of land-use issues including subdivision plats, lot splits, zoning ordinance amendments, Special Use Permits, and general plan amendments. Locke will serve a 3-year term.

The Planning Commission is also the primary entity responsible for long-term, comprehensive planning and often acts as the advisory committee on long-term plans.

Locke possesses more than 20 years of experience in marketing and business development; 8 years in the Architecture/Engineering/Construction (AEC) field specializing in the civil engineering, land planning, land surveying, stormwater management and water/wastewater sectors.

In her role at CVL, Locke coordinates with the leadership at City of Phoenix, City of Peoria, City of Tempe, City of Mesa, Arizona State University and EPCOR Water to review their capital improvement plans and budgets. Locke identifies the engineering needs of various agencies and aligns the appropriate service to various projects.

Locke has acquired numerous high-profile accounts, developed strategic marketing initiatives, and launched multi-media campaigns national and local for CVL. She leads the firm’s business development efforts, drives its brand recognition, and helps boost business expansion.

PHOENIX, ARIZONA (June 21, 2021) – NAI Horizon is proud to announce that it assisted in negotiating the sale of the iconic Duke Photography business to local investor Aaron Klusman and his operating partners, Eric and Darcy Carter.

NAI Horizon First Vice President Michael Gaida represented the seller, Darrell Duke, in the disposition of the business. The buyer was Klusman Family Holdings, LLC, Aaron Klusman.

According to Gaida, the new owners will continue the legacy while bringing the business up to the 21st century with new ideas and concepts to enhance the photography business. The Duke family will stay on as a consultant partner, the new owners said.

“Duke Photography has been a part of my life for as long as I can remember but I’m really excited for this transition,” Darrell Duke said. “We will be able to continue saving memories by creating beautiful portraits for our community. We will continue to serve the several markets we work with now. Duke 2.0 will also include the addition of a walk-up coffee shop that will serve small-batch coffee, bagels and other collaborative bites.

Carpenter, an industry veteran of 26 years, has been with Fidelity National Title since 2016. She retires as Branch Manager of the Northgate Commercial office, 14000 N. Pima Road in Scottsdale. During her career as a commercial escrow officer, Carpenter personally closed more than 8,000 transactions valued at more than $30 billion.

Carpenter’s experience includes executing sophisticated multiparty transactions for a wide range of projects. It includes master-planned communities as well as commercial, office, industrial, medical, hospitality, multi-family and large vacant land deals for owners, lenders, investors, developers and builders. She has also managed and coordinated major non-real estate escrows, including corporate mergers and acquisitions in addition to complex joint development agreements among various developers and homebuilders.

Gooding, who previously served as Assistant Vice President/Commercial Escrow Officer, is a 15-year industry veteran. She has been with Fidelity National Title for 5 years. Her new responsibilities will be to manage the Northgate Commercial branch, which includes managing personnel, profit and loss responsibility as well as other managerial responsibilities.

Gooding honed her professional expertise through successfully executing transactions for multifamily, retail shopping centers, industrial, office, residential and vacant land.  Prior to working in title and escrow, Gooding previously managed a variety of new-build and reconstruction projects.

Gooding and her husband Jason have two daughters, Harper (7) and Evelyn (4). Away from the office she enjoys playing softball, reading, relaxing with her family and cheering on the Chicago Bears.

Carpenter is a member of the Arizona State Escrow Association. She earned a Bachelor of Arts degree from the University of Maine. She also holds a paralegal certificate from the Philadelphia Institute. In retirement, she plans to spend more time with her family in Maine.

Liv Crossroads in Gilbert at more than 70 percent leased in continuation of strong demand for amenity-rich, community-oriented, luxury rental housing

GILBERT, ARIZ. (June 16, 2021) ‒ Development partners Liv Communities and Rockefeller Group recently celebrated a ribbon-cutting event of their fourth collaborative multi-family community in the Valley in the past nine years.

Local dignitaries and project team members were on hand for the ceremony held at Liv Crossroads, 445 E. Germann Road in Gilbert, Arizona. Occupancy of the first buildings took place in April, with strong leasing activity driven by strong demand for the community-oriented development. Demand is so strong that the community is already 70 percent leased. Final completion of the community is expected in February 2022.

When Liv Crossroads is complete, Liv Communities will have 900 rental homes in three communities in Gilbert that represent an investment of $150 million in the town, Brooks said.

Liv Crossroads features 356 units ranging in size from studios to three bedrooms. It comprises 19 buildings plus two amenity buildings that feature the office, resident Hub, co-working space and Liv Fit fitness center, all with 24-hour access to Liv residents.

Residents enjoy an over-sized heated resort-style pool and spa, on-site personal training and group fitness, indoor and outdoor community entertainment and recreation areas, and a “Bark Park” with pet-friendly social events.

     PHOENIX, ARIZ. (June 16, 2021) – NAI Horizon represented the seller in the disposition of a 5-acre parcel of the 26.1-acre Planned Area Development-zoned Rumsey Ridge Development site near the intersection of State Route 87 and Malibu Drive in Payson, Arizona.

NAI Horizon Senior Vice President John Filli, SIOR, represented Fieldbrook Payson Partners, LLCA, a Utah limited liability company in the $455,000 sale. The buyer is  Christopher J. Martin and/or Assignee of Granite Bay, California. At close of escrow, the property was assigned by Christopher J. Martin and/or Assignee to Widdershins LLC, an Arizona limited liability company.

The buyer, an investor/developer, has a first right of refusal with an option to purchase Phases 2 and 3 of the northern half of the Rumsey Ridge Development.

“As I look back at the effort it took to complete such a sales transaction opportunity, I am reminded that  ‘opportunity is missed by most people because it is dressed in overalls and looks like work,’ ” Filli said.

The subject land parcel is situated west of SR 87, immediately adjacent to the west and north property lines of the Payson Wal-Mart, on the east side of the Forest Hills Condominium subdivision, and north of SR 260. The proposed development has a total site area of approximately 1.167 million SF (26.1 acres) made up of one large parcel and one very small parcel.

In July 2009 a developer had plans to develop the property as a multi-family residential project with a maximum number of dwelling units per acre with neighborhood amenities located throughout the property that were to include parks, open space, clubhouse, and pool.

In moving forward with the project, the developer-initiated discussions with Planning, Zoning and Public Works personnel and learned that an approved Rezoning/PAD  Overlay would be required to allow for increased density and innovative internal roadway sections.

On December 30, 2013, the Rumsey Ridge Development property was purchased by TTLC Timber Ridge LLC, a foreign Arizona limited liability company, for $2.147 million on a seller carry-back basis. During the transaction, the seller was represented by NAI Horizon’s Filli; the buyer was self-represented.

In early 2018 the property was repossessed via trustee’s sale by the original seller (Fieldbrook Payson Partners LLC). In late 2018 the 26.1-acre Rumsey Ridge land site once again became available for purchase through NAI Horizon (Filli), this time with PAD zoning in place.

“In looking back (from July of 2009 to the present), I can honestly say that ‘the man who gets ahead is the one who does more than necessary – and keeps on doing it,’” Filli added.

ULI Arizona District Council announces new leadership; Mark Winkleman with MGS Realty Partners selected as incoming Chair  

PHOENIX, ARIZONA (June 15, 2021) – Longtime ULI leader Mark Winkleman, President of MGS Realty Partners, has been selected as the new Chair of the Urban Land Institute, Arizona District Council (ULI Arizona), serving on a voluntary basis for a two-year term starting on July 1.

Winkleman, a Full Member of the Urban Land Institute, has been actively involved in ULI since 2003 and was previously Vice Chair with responsibility for Mission Advancement.  His extensive volunteerism at ULI locally includes District Council Treasurer, Trends Day Chair, and a Partnership Forum Mentor.

Winkleman is a recognized leader in real estate development, management, and investment throughout the Southwest. Founded in 1999, MGS Realty Partners owns and operates numerous real estate assets and provides real estate advisory services.

“I look forward to this opportunity to lead ULI Arizona, and advance ULI’s tradition of knowledge sharing and mentoring,” Winkleman said. “As a neutral convener, ULI creates forums for highly effective information exchange where members from around the world can share ideas and best practices.”

Winkleman served as the Chief Operating Officer of ML Manager, LLC, successor to Mortgages Ltd, since 2009. Mortgages, Ltd was an Arizona-based private equity lender that had almost $1 billion in outstanding loans at the time of its bankruptcy. During this time, Winkleman directed the sale of more than $200 million in properties.

From 2003 until 2009, Winkleman served as the Arizona State Land Commissioner and directed the Arizona State Land Department, serving on the cabinets of governors Janet Napolitano and Jan Brewer.

As Arizona Land Commissioner, he was responsible for the management of approximately 9.3 million acres of land. During his tenure, the revenues of the Land Department exceeded $1.8 billion, with the bulk of the proceeds going for the benefit of public education.

In addition to his volunteer efforts with ULI, Winkleman serves on the Boards of Directors of Salt River Devco and the McDowell Sonoran Conservancy. His extensive charitable work includes being a past chair of Valley Partnership and a past member of the City of Phoenix Industrial Development Authority Board of Directors, and Arizona State Parks Board of Directors.

Winkleman succeeds Heidi Kimball, Senior Vice President with Sunbelt Holdings, who will move into the Governance Chair role for ULI.
