    TUCSON, ARIZONA (April 18, 2023) – The Tucson office of NAI Horizon is pleased to announce the recent addition of Harry Law, a commercial real estate agent specializing in industrial properties.

Prior to joining NAI Horizon, Law gained valuable experience in residential real estate, selling houses and residential land for a year. After a year in residential real estate, Law decided to pursue a career in commercial real estate.

“We are excited that Harry chose to join our NAI Horizon team to continue his real estate career and strengthen our industrial group,” said Ben Craney, Managing Director in the Tucson office.

Law said he was attracted to the more relationship-based nature of the business. He met with several brokers in search of the right opportunity and joined NAI Horizon.

“I discovered NAI Horizon was a good fit for me because of how it allows its brokers to be entrepreneurial,” Law said. “It gives me the freedom to work with clients in a way that’s tailored to their unique needs, which is what I’m passionate about.”

Law graduated from the University of Arizona, earning his degree in economics. He obtained his real estate license upon completion of his studies. He was a member of the Theta Xi fraternity.

Away from the office, Law enjoys working out, cooking, and reading.

The MRED program is a transdisciplinary partnership between four highly regarded schools within ASU: W. P. Carey School of Business, Sandra Day O’Connor College of Law, Herberger Institute for Design and the Arts, and Del E. Webb School of Construction.

IRVINE, Calif. – April 13, 2022 – Rockefeller Group, the U.S. real estate developer, owner, and operator, announced that it has purchased a 25-acre parcel on Sweetwater Avenue in Surprise, Arizona, for $12 million.

The company will develop Surprise Pointe Commerce Center, a 415,000 SF speculative distribution center, on the property. The project is designed to accommodate one to four tenants and offers a 36-foot clear height, 83 dock doors, a 185’ truck yard, 103 truck trailer parking stalls, 466 auto-parking stalls and custom-designed office space.  Surprise is part of the Southwest Valley industrial submarket.

“Rockefeller Group is excited to be developing a new industrial project in the Phoenix area and in Surprise, a great center for business,” said Marc Berg, Vice President and Regional Director for Rockefeller Group’s West Region.  “Because of the location’s access to both Interstate 10, and Loop 303, combined with a friendly community that welcomes businesses, we are confident that Surprise Pointe Commerce Center will attract tenants from e-commerce, manufacturing, and suppliers to the growing semiconductor industry.”

In May 2020, Taiwan Semiconductor Manufacturing Co.  (TSMC) announced a $12 billion investment in the company’s chip manufacturing plant in Arizona.  In December 2022, the company increased its investment to $40 billion in the 1,100-acre project and numerous suppliers have followed TSMC, creating demand for industrial buildings throughout Metro Phoenix.

The site is also strategically located near other transportation corridors including U.S. 60, Interstate 17, and Loop 101 will allow this new industrial building to serve not just Phoenix but Las Vegas, Tucson, Albuquerque, and all of Texas.

“Absorption rates for industrial in the Southwest Valley are actually higher than in the Inland Empire in California, which has historically been one of the top markets for industrial,” said Berg. “People are flocking to Surprise and the surrounding areas. The area’s diversified economy and good employment base make the Surprise Pointe Commerce Center the ideal location for businesses adding jobs.”

SCOTTSDALE, ARIZ. (April 12, 2023) — Diversified Partners, the leading Scottsdale real estate brokerage and development company, announced the groundbreaking for its Mercy Center development project, located at 3635 S. Val Vista Drive in Gilbert, Ariz.

The development will also feature a two-story retail, restaurant, and office space, which has already attracted a variety of tenants, including Gallery Nails, Nautical Bowls, Live Hydration Spa, Prizm Dental, Singh Dhillon Pediatric Dentistry, and Willow Midwife.

     PHOENIX, ARIZONA (April 11, 2023) – A purveyor of luxury food supplies to the hotel and restaurant industries is expanding its warehouse and cold storage space by taking 46,339 SF at 3717 W. Washington St., in Phoenix, in the Reywest Commerce Park.

NAI Horizon Executive Managing Director Isy Sonabend and Associate Drew Eisen represented The Chef’s Warehouse West Coast LLC of Phoenix and Ridgefield, Connecticut, in a long-term lease valued at $8.55 million.

The Chef’s Warehouse is a purveyor and curator of the world’s finest specialty foods, supplies, and ingredients for fine dining at hotels, restaurants, country clubs, and fine food stores. The supplier is moving out of a smaller warehouse in Tempe.

“Culinary should be added to the ‘5 Cs’ that once described Arizona’s economic drivers. This property at 3717 Washington St., in Reywest Commerce Park, was built in 1991 and renovated in 2012. It features cold storage warehousing with cold loading dock and a large secure truck court.

     PHOENIX, ARIZONA (April 6, 2023) – The residents of Sun City Oro Valley are beneficiaries of a new community center, thanks to a sale facilitated by NAI Horizon.

First Vice President Michael Gaida represented the seller, Oro Valley Holdings, LLC, in the $4.5 million disposition of the Copper Health Oro Valley property at 1119 E. Rancho Vistoso Blvd., in Oro Valley.

The buyer was the Sun City Oro Valley Community Association.

The seller was in contract negotiations with a national skilled nursing operator for several months that never materialized in a sale, Gaida said. The ownership group decided to shutter the business, transfer patients, and sell the real estate alone.

There was immediate interest in the real estate from several rehabilitation operators looking for space. Sun City Oro Valley was land-locked on commercial building space, making the property that much more attractive.

“Mark Wade, General Manager of the community association, had been actively seeking properties that could be used as a civic center for activities; this property and layout fit perfectly for the needs of the neighborhood association,” Gaida said. “Mark had stiff competition. There were three other active buyer letters of intent to purchase within the first two weeks of listing. Mark came through for his community and neighbors.”

The building, which served as a skilled nursing and rehabilitation facility, totals 22,260 SF.

     TEMPE, ARIZ. (April 5, 2023) — Big-D Construction Southwest is proud to announce it has expanded its presence in Arizona with the hiring of a director of preconstruction and a director of multi-family.

The general contracting firm hired industry experts Rod Miller as director of preconstruction and Theresa Schultz as director of multi-family.

Miller will be responsible for assisting the preconstruction team to serve Big-D Construction clients in the early stages of a project. This includes pricing, scheduling, and assisting design teams in conjunction with its trade partners.

Schultz will serve as director of Big-D Construction’s multi-family construction operations teams.

Miller previously worked at Ryan Companies US for 7 years where he served as director of preconstruction and preconstruction manager.

A native of El Salvador, Miller grew up in California and New Jersey. He holds a BS in construction management from Arizona State University. He is a member of the Arizona Builders Alliance (ABA). He and his wife give back to the community by helping refugees through several non-profit organizations in the Valley.

Schultz previously worked at Ryan Companies US for 8 years, and at Opus West Corporation for 12 years. She served as senior project manager and director of construction at Ryan. Schultz served as project manager and director of construction at Opus West.

A native of Chicago, Schultz grew up in St. Louis. She earned a BS in architectural engineering from Kansas University and a master’s degree in construction management from Washington University in St. Louis.

Terracon Consultants announces leadership appointments of Principal, 2 Senior Principals

TEMPE, ARIZ. (April 4, 2023) – Terracon Consultants, Inc. is proud to announce it has appointed Joseph A. Phillips, P.E., and Ramon Padilla, P.E. as Senior Principals and Jennifer Tran, P.E. as Principal of the firm.

Terracon’s principal program is designed to recognize and reward employees whose leadership helps fulfill the firm’s “purpose of exploring beyond the surface” commitment as a leader on safe, profitable growth while modeling Terracon’s core values. The role of a principal includes significant contribution beyond “daily responsibilities” in terms of leadership in advancing the company in areas such as technical capability, client experience, employee experience and community.

Tran is a Senior Project Manager in Terracon’s Avondale office with more than 17 years of experience in geotechnical engineering and design. She had a leading hand in establishing Terracon’s Avondale office in 2018 and continues to support office management.

Tran has more than 13 years of experience in a variety of pavement engineering projects including pavement evaluation in accordance with ASTM D-6433 and PASER, and design and construction of new pavements. Tran is a Terracon National Account Manager for two major retail chains managing their pavement management programs. She has also been instrumental in the development of Terracon’s new Pave-AI Technology.

Joseph Phillips P.E.

Phillips possesses more than 38 years of technical and management experience in the construction materials and engineering industry. As a Senior Pavement Materials Consultant, he supports projects throughout the United States. His experience includes significant project work in pavement design, including highways, airports and military pavements.

Phillips also specializes in materials engineering, quality assurance and quality control, materials testing, and advanced pavement analysis and consulting. He has been extensively involved in providing standard and mechanistic pavement analysis, forensic investigations and materials engineering to a variety of projects throughout the U.S.

Ramon Padilla P.E.

Padilla has more than 20 years of professional experience on a wide variety of projects mainly in Arizona. He is the Geotechnical Department Manager for the Phoenix office and supports a team of 16 geotechnical professionals.

His experience includes geotechnical investigations and studies for county, municipal, and state projects, bridge and roadway-related structures, federal/military facilities, renewable energy structures, forensic evaluations, embankments, slopes, infrastructure, and commercial and industrial developments.

Mosaic Management celebrates memory care community opening with Easter Egg Hunt

     SURPRISE, ARIZ.  (April 4, 2023) – Mosaic Management Inc., an Oregon-based leader in senior living, is celebrating the opening of one of its three memory care communities in the Valley with an Easter Egg Hunt Saturday at Mosaic Gardens of Surprise.

Mosaic acquired three communities from Avenir Senior Living, Mosaic Gardens of Surprise, Mosaic Gardens of Scottsdale, and Mosaic Gardens of Chandler. Saturday’s event will be held at 16465 N. Parkview Place, in Surprise.

“Our core principles of service, empowerment, improvement, engagement, stewardship, and perseverance align with our core values of fun, attitude, integrity, teamwork, honesty, and effort,” said Mosaic President and CEO Doug Sproul. “Mosaic is all about community. By sponsoring the Easter Egg Hunt, we want to be a part of the community and emphasize community by giving back.

Sproul began his career in the senior housing industry in 1985. In the past two decades, Sproul has been involved in the design, construction, and renovation of more than 150 different senior housing communities. Having worked on projects in more than 40 states, he is familiar with many different jurisdictional and design elements specific to different regions of the country.

Missy McAllister is Mosaic’s Director of Community/Business Operations. She is an experienced senior living professional with 18 years in the senior housing industry as a strategic team leader. She has supervised regional teams in Arizona, Oregon, New Mexico, Nevada, Idaho, Nebraska, California, and Texas.
